Which highways are coming up near Manesar and Pataudi?
In our records, the only road still being built here is the Gurugram-Pataudi-Rewari highway, which has a toll plaza planned at Janaula. The SPR elevated corridor is approved but not awarded. The Dwarka Expressway and the first Delhi-Mumbai Expressway section are open, and the KMP has no route record of its own.
This post covers roads only. Each one gets its status, the date of our record and what it could change for buyers. We hold no distances or travel times, so we don't say how close any road runs to a given site.
"Manesar" can mean four things, so it helps to be exact. There's the town and IMT Manesar, a township built by HSIIDC, the state industrial development corporation. There's also Manesar tehsil, a revenue area with its own collector-rate list, and the Manesar M-sectors. Pataudi is also both a town and a tehsil.
What is the status of each road near Manesar and Pataudi?
Most links in our records are open or partly open. The unfinished pieces are the Pataudi highway, the SPR upgrade and the rest of the Delhi-Mumbai programme. Here is every road record we hold for this belt, with its status and the latest dated step.
| Road | What it is | Status in our records | As of | Latest dated milestone |
|---|---|---|---|---|

| Gurugram-Pataudi-Rewari highway | NHAI highway | Being finished in parts (Hindustan Times) | 30 September 2026 (our news) | Toll plaza process started at Janaula |
| KMP Expressway | Kundli-Manesar-Palwal expressway | No record of its own | Not held | Named only at two junctions |
Statuses come from our infrastructure records, checked on 9 October 2026, except the Pataudi highway, which comes from our news. NHAI is the National Highways Authority of India, and GMDA is the Gurugram Metropolitan Development Authority. NH-48 is the national highway that the Pataudi collector list and some older records still call NH-8.
A simple way to read the table: an open road is already part of today's market. An approved or tendered road is a bet on dates. A road with no record is only talk until an official notice appears.
What is the status of the Gurugram-Pataudi-Rewari highway?
It's partly open and partly still under work. The Hindustan Times reported, as covered in our news on 30 September 2026, that several flyovers have opened. Some flyover and overbridge work is still pending. NHAI has started the process for a toll plaza at Janaula, and the toll structure is largely built.
For buyers, that means two things. Daily trips should get easier once the works finish, but regular drivers will pay a toll. The same report said a large share of traffic is expected to shift away from the Delhi-Jaipur Highway once the road is fully open.
The official land values already treat road frontage as special. The 2026-27 Pataudi collector list says land on the Pataudi-Rewari road is valued 10% higher up to two acres from the road. A collector rate is Haryana's minimum value for registering a sale, not a market price.
That list's "State Highway within 2 Acre" farmland lines rose a median 60% across 22 lines, ranging from 0% to 75%. The lines for Pataudi village and Janaula each rose 75%. More detail is in our news on the toll plaza plan for the Gurugram-Pataudi-Rewari highway.
How does the Dwarka Expressway link Pataudi Road and NH-48?
It runs across Pataudi Road and ends at NH-48, so it ties this belt to both Delhi and the national highway. A PIB release of 18 May 2023 lists four crossings. It crosses Pataudi Road (SH-26) near Harsaru and the Farrukhnagar road (SH-15A) near Basai. It also crosses the Delhi-Rewari rail line near Sector 88B and UER-II at Bharthal.
Its Haryana section was inaugurated on 11 March 2024. The second of its two packages runs from the Basai rail overbridge to the NH-48 and SPR junction at Kherki Daula. UER-II, the Urban Extension Road-II on the Delhi side, is listed as operational in our records too.
For buyers in Sectors 88 to 95 and 36A to 37D, this road is no longer a promise. It's open, so its value should already show up in current prices. The 2026-27 Harsaru collector list, which covers most of Sectors 88 to 95, shows a 25% median rise for residential plots across 32 areas. Our Pataudi Road property investment guide covers those sectors, and the Pataudi Road future development plan lists the projects around the junction.
Where does the Delhi-Mumbai Expressway fit in?
It's the long-distance expressway in our records, and its first section is open. The 246 km Delhi-Dausa-Lalsot section was dedicated to the nation on 12 February 2023. It starts at the Sohna-Gurugram Road (NH-248A) near Alipur village.
Our record says this section has a cloverleaf interchange with the KMP Expressway at Khalilpur village, in Nuh district. Pataudi's collector list also has a village called Khalilpur. Don't assume they're the same place, because the interchange record puts its Khalilpur in Nuh district.
The whole programme is only partly open. Our record found no official completion target newer than October 2025, a date that has passed. For a Manesar or Pataudi buyer, its value depends on how you reach it. If the KMP is your way onto it, the Khalilpur junction is the only place our records join the two roads.
What do we know about the KMP Expressway near Manesar?
Very little, and we'd rather say so than guess. We hold no infrastructure record of the KMP Expressway's own, so we have no route, length, opening date or traffic figure. Its name gives its three ends: Kundli, Manesar and Palwal.
Our records mention it at two junctions only. One is the cloverleaf interchange with the Delhi-Mumbai Expressway at Khalilpur, Nuh district. The other is the end of Package 3 of the DND-Faridabad-Sohna spur, which runs from the Sector 62/65 road in Faridabad to the KMP junction.
That spur is partly open. A Lok Sabha reply of 13 March 2025 lists Packages 2 and 3 as completed, but the Delhi end wasn't confirmed complete in our record. On 20 October 2026 our news covered a Times of India report that the final stretch of the corridor is done. An inauguration is still unconfirmed.
No line in the Pataudi or Farrukhnagar collector lists names the KMP, so we can't place land along it. Read our news on the expressway's final stretch, and our guide to land near the KMP Expressway before you buy beside it.
What about the SPR and NH-48 on the Gurgaon side?
The SPR is open, and its upgrade is still at the tender stage. The Southern Peripheral Road runs from the NH-48 junction near Kherki Daula, where the Dwarka Expressway ends, through Vatika Chowk to Ghata. GMDA approved a 4.2 km elevated corridor from NH-48 to Vatika Chowk on 7 March 2026.
That project was re-tendered on 1 October 2026 at about ₹776.19 crore, with bids due by 18 November 2026. The work is allowed 30 months from the award, and there's no award yet. Our news on the SPR elevated road tender has more.
NH-48 itself shows up in the Pataudi collector list. Land on NH-8, as the list calls it, is valued 25% higher up to two acres from the road. Bhora Kalan's "Agriculture land near NH-8" line rose 45% in the 2026-27 list.
The chart shows the median change in farmland collector rates by tehsil in the latest list. Manesar tehsil's agricultural lines rose a median 45% across 84 areas, against 60% in Pataudi. Its residential plots rose just 0.7%. For homes there, see our post on whether Manesar is good for property investment.
What should buyers check on a highway promise?
Check what is open today, then check the paperwork for what isn't. A road that's only tendered can take years, and dates often slip.
- Is the road open, under construction, awarded or only tendered? Ask for the official notice, not a brochure.
- Where is the nearest entry or exit? We hold no distances, so drive the route yourself at peak hour.
- Will you pay a toll on your daily trip? Janaula's toll plaza is planned, and rates aren't on record.
- Does the collector list treat your land as road frontage? Check the exact line at the tehsil office.
- Is the land in a residential zone of the development plan, the state's land-use map for the area? If not, it needs CLU, a change of land use permission, before homes can be built.
