Pataudi Road Future Development Plan: What's On Record in 2026
There's no single development plan for Pataudi Road in our records; what is on file is the open Dwarka Expressway crossing, HSIIDC's Global City under construction and a Gurugram-Pataudi-Rewari highway still being finished, with a toll plaza planned at Janaula. We don't hold the land-use maps, so check the Town and Country Planning Department, Haryana before you rely on any plan a seller shows you.

What is the future development plan for Pataudi Road?
Our records hold no single plan document for Pataudi Road, but they do show what is built and what is coming. The Dwarka Expressway crossing is open, Global City is being built and the Pataudi-Rewari highway is unfinished, with a toll plaza planned. Two civic works and a steady flow of new HRERA registrations make up the rest.
A development plan is the state's map of how land around a town may be used: homes, shops, industry, roads and green belts. Haryana's Town and Country Planning Department prepares these plans. We don't hold the plan maps for this belt, so we can't tell you how any piece of land is zoned.
Pataudi Road is the Gurugram-Pataudi road, SH-26. In our data, "near Pataudi Road" covers three areas: New Gurgaon Sectors 88 to 95, Sectors 36A to 37D and Pataudi town. Our Pataudi Road property investment guide explains all three.
What's planned or under way along Pataudi Road?
Six items are on record, and only one of them is finished. Here they are with their status, the date of the record and the gap we couldn't fill.
| Item | Who | Status in our records | Date of record | What we do not hold |
|---|---|---|---|---|
| Dwarka Expressway, Haryana section | NHAI | Operational; inaugurated 11 March 2024 | Status as of 9 October 2026 | A separate public-opening date, if any |
| Global City Gurugram | HSIIDC | Under construction; state target for the remaining work is December 2026 | Status as of 9 October 2026 | Auction results and a construction start date |
| Gurugram-Pataudi-Rewari highway | NHAI | Being finished in parts; toll plaza process started at Janaula (Hindustan Times) | Our news, 30 September 2026 | Route map, length, opening date and toll rates |
| Stormwater drain, Sectors 37C, 37D and 9B | GMDA | Planned; approval sought before bids (Times of India) | Our news, 4 October 2026 | Bid and completion dates |
| Water treatment unit, Chandu Budhera | GMDA | Approved by the state (Hindustan Times) | Our news, 21 October 2026 | A completion date |
| New HRERA registrations | Developers | 8 in Sectors 88 to 95, 1 in Sectors 36A to 37D, 1 in Pataudi town in 2026 | Records to 14 September 2026 | Launch prices |
NHAI is the National Highways Authority of India. HSIIDC is the Haryana State Industrial and Infrastructure Development Corporation. GMDA is the Gurugram Metropolitan Development Authority. Each section below takes one item in turn.
What did the Dwarka Expressway crossing change for Pataudi Road?
It gave the road an expressway junction, and that part is done. A PIB release of 18 May 2023 says the Dwarka Expressway crosses Pataudi Road (SH-26) near Harsaru. It also crosses the Farrukhnagar road (SH-15A) near Basai and the Delhi-Rewari rail line near Sector 88B.
The Haryana section, from the Delhi border to Kherki Daula, was inaugurated on 11 March 2024. It was built in two packages for about ₹4,100 crore. Our record lists Sector 88 and Global City among the places it serves.
Its dates slipped more than once on the way. In March 2021 the target was Independence Day the next year, and in July 2022 it was 2023. That's worth remembering when you hear a date for any project below.
New filings in Sectors 88 to 95 picked up while the road was being built. There were 6 registrations in 2020, then 22 in each of 2021 and 2022 and 27 in 2023. We can't say the road caused that, only that the two happened in the same years.
What is Global City and when is it due?
Global City Gurugram is a mixed land use township being developed by HSIIDC. Our records place it in Sectors 36B and 37B, with direct access from the Dwarka Expressway and Pataudi Road. Its status is under construction as of 9 October 2026.
On 11 April 2025 the chief minister said the first phase would be done by the end of the next year. That phase is ₹940 crore of work on 587 acres. On 12 August 2026 he said 80% of the physical work was complete and the rest would be finished by December 2026. The same day, he set a three-month deadline for power and water there.
The land came from villages including Khandsa, Narsinghpur, Mohammadpur Jharsa, Garauli Khurd and Garhi Harsaru, says a Haryana press release of 20 January 2023. Garhi Harsaru's residential-plot collector line rose 75% in the 2026-27 Harsaru list. A collector rate is the state's minimum value for registering a sale, not a market price. We don't claim Global City caused that rise.
We don't hold the results of the plot auctions HSIIDC advertised for December 2023, or an official construction start date. Check HSIIDC's own notices before you rely on any claim about who has bought land there.
What is happening on the Gurugram-Pataudi-Rewari highway?
It's being finished in parts, and a toll is on the way. In a report we covered on 30 September 2026, the Hindustan Times said NHAI has started the process to build a toll facility at Janaula. The report said the toll structure is largely built and the tender for the tolling system has been floated.
The same report said several flyovers have opened, while some flyover and overbridge work is still pending. It added that once the highway is fully open, a large share of traffic is expected to move away from the Delhi-Jaipur Highway.
We hold no infrastructure record of our own for this highway, so we have no route map, length or opening date. Janaula is a village in Pataudi tehsil, the revenue area that keeps the land records for Pataudi. Its "State Highway within 2 Acre" farmland line rose 75% in the 2026-27 list. Read the full story in our news on the toll plaza plan for the Gurugram-Pataudi-Rewari highway.
Which civic works are planned near Pataudi Road?
Two are on record: a drain for the sectors at the expressway junction and more water capacity for the city. In a report we covered on 4 October 2026, The Times of India said GMDA plans a 3.3 km stormwater network for Sectors 37C, 37D and 9B. It put the cost at about ₹20 crore and said GMDA is seeking approval before inviting bids.
The paper noted that HSVP, the state's urban development authority, built these sectors more than a decade ago without a full stormwater system. Until bids are invited, it's a plan, not a fix. Our news on the Dwarka Expressway drain plan has the details.
Water is the second item. In a report we covered on 21 October 2026, the Hindustan Times said Haryana had approved another treatment unit at the Chandu Budhera plant. The unit adds 100 MLD (million litres a day) and costs ₹49.5 crore. GMDA expects its treatment capacity to reach 870 MLD within two to three years.
Chandu and Budhera are among the villages in the Harsaru collector-rate list, which covers most of Sectors 88 to 95. More on this in our news on the Chandu Budhera water unit.
What new projects are being registered along Pataudi Road?
New filings keep arriving, though more slowly in 2026. Since 2021, HRERA has registered 120 projects in Sectors 88 to 95, 27 in Sectors 36A to 37D and 11 in Pataudi town. In 2026, to 14 September, the counts are 8, 1 and 1.
A few 2026 filings stand out. Ashiana Landcraft Realty registered Cocoa County phases 2, 3 and 4 in Sector 88A on 11 September 2026, with 672, 128 and 56 units. In Pataudi town, Ycon Platinum Heights in Sector 3 was filed in June 2026. With 2,038 units on 13.28 acres, it's the town's largest filing in our records.
The chart counts projects registered since 2021 in each sector from 76 to 95. On the Pataudi Road side, Sector 89 leads with 22, followed by Sector 88A with 19 and Sector 93 with 18. For the full list by year, see upcoming projects on Pataudi Road.
What don't we know about Pataudi Road's plan, and where can you check?
Quite a lot is missing, so treat any "master plan" map from a seller with care. We don't hold the development plan maps, sector boundaries, road widths or land-use zones for this belt. We hold no distances or travel times either.
Rail is another gap. RRTS, also called Namo Bharat, is the regional rapid rail network for the capital region. None of our metro or Namo Bharat records names Pataudi Road, Harsaru or Pataudi town among the places it would serve. The proposed Delhi-Gurugram-SNB line, for example, still had no central sanction in our latest record.
Here's where to check each piece yourself. Each body publishes its own notices, so go to the source rather than a broker's summary.
- Land use and sector plans: the Town and Country Planning Department, Haryana. Ask for the final development plan for the Gurugram-Manesar Urban Complex, which several Sector 88A and 89 HRERA records name. Ask for Pataudi town's own plan too.
- The highway and the toll: NHAI notices for the Gurugram-Pataudi-Rewari highway.
- Global City: HSIIDC notices and the state government's press notes.
- Drains, water and sector roads: GMDA.
Our post on the Haryana development plan and future residential sectors explains how to read a plan once you have it. It covers residential zones and how new sectors come about.
What should you check before buying on a development promise?
Price in what exists today, and treat the rest as a bonus. Before you pay extra for a promised project, ask these questions.
- Is the project funded and awarded, or only announced? Ask for the tender or award date.
- What's the latest official date, and has it moved before? The Dwarka Expressway's target moved more than once before it opened.
- Does your site's land use in the development plan match what the brochure says?
- Is the project you're buying registered with HRERA, with a completion date you can accept?
- How does the collector rate for your line compare with the price? Stamp duty is charged on whichever is higher.
For road-by-road status, read upcoming highways near Manesar and Pataudi. Our Gurgaon infrastructure impact report tracks the city's other projects, and the stamp duty calculator adds up your buying costs.
Questions
Frequently Asked Questions
Is there a master plan for Pataudi Road? +
Not as a single document in our records. Land use here comes from Haryana development plans made by the Town and Country Planning Department. Several HRERA records in Sectors 88A and 89 name the Gurugram-Manesar Urban Complex, and Pataudi town has its own sector plan. We don't hold the maps, so check them with the department.
When will Global City Gurugram be completed? +
No completion is on record yet. On 12 August 2026 the chief minister said 80% of the physical work was done and the remaining work would be completed by December 2026. Our record lists Global City as under construction as of 9 October 2026, so treat December as a target, not a fact.
Is the Gurugram-Pataudi-Rewari highway complete? +
Not fully. The Hindustan Times reported, as covered in our news on 30 September 2026, that the highway is still being finished in parts, with some flyover and overbridge work pending. Several flyovers have opened, and NHAI has started the process for a toll plaza at Janaula. We hold no opening date.
Will a metro or Namo Bharat line reach Pataudi Road? +
Our records don't show one. None of our metro or Namo Bharat records names Pataudi Road, Harsaru or Pataudi town among the places served. The proposed Delhi-Gurugram-SNB Namo Bharat corridor still had no central sanction in our latest record. Ask for an official notice before you believe a seller's station claim.
How many new projects are coming up near Pataudi Road? +
HRERA records to 14 September 2026 show 120 registrations since 2021 in Sectors 88 to 95, 27 in Sectors 36A to 37D and 11 in Pataudi town. In 2026 so far there are 8, 1 and 1. Registration means a project was filed with the regulator, not that it's built or good.
