Property price trends in Greater Noida: is the market still rising?
NHB does not print an annual figure for Greater Noida. It did name Greater Noida among the cities with the fastest quarterly rises 4 times between Q3 2024 and Q2 2026.
On our own tracker, Yamuna Expressway rose 8.3% in 2025, after 22.4% the year before. Prices are still going up, but more slowly than before.

What you should know about Yamuna Expressway
- The area: The Yamuna Expressway belt in Greater Noida has been one of NCR's fastest-rising price markets in percentage terms, driven by the Noida International Airport at Jewar and the YEIDA sectors planned around it. It is also the market with the most uneven developer track record in our coverage.
- Why prices moved: Noida International Airport at Jewar, opening in phases. YEIDA's planned sectors, industrial allotments and the proposed Film City.
- What to watch: The airport's ramp-up, the rapid-rail proposal and actual industrial occupancy in YEIDA sectors.
- Who it suits: Patient land-bank investors (7–10 years). Not for buyers needing immediate livability.
- Rent: about 2.9% a year. A ₹1 crore home here would rent for roughly ₹24,200 a month.

How we worked out the forecast
We kept it simple on purpose, so you can check it yourself. It rests on two numbers:
- A starting pace. For the Greater Noida forecast that is Yamuna Expressway's latest yearly rise (8.3% in 2025), the Greater Noida area we track year by year. It is a stand-in for the whole city, so treat the city forecast with extra care. Each locality starts from its own latest yearly rise.
- A long-run pace. We use 6.1% a year: the average yearly rise in NHB RESIDEX, the National Housing Bank's index of home values in 50 cities, over the 8 quarters from Q3 2024 to Q2 2026, as printed in NHB's press releases.
- Base case: growth starts at the starting pace and moves in equal steps towards the long-run pace, reaching it in year five. Fast markets tend to cool and slow ones tend to catch up.
- Low case: half the base-case growth each year. Think of a slower market or a few flat years.
- High case: the faster of the two paces, held for all five years.
That is all there is to it. The model does not know about interest rates, new supply, policy changes or a slowdown. Any of those can move prices well outside this range.
