The fact Golf Country buyers most often get wrong
Many owners here assume the NBCC rescue of Supertech projects covers them. It does not. Supertech Golf Country, on plot TS-05 in Sector 22D, was developed by Supertech Township Project Ltd (CIN U70200DL2010PTC204121), which is a different company from Supertech Ltd. It has its own insolvency case, admitted by NCLT Delhi on 12 July 2024. The Supreme Court order of 5 February 2026 that cleared NBCC to finish stalled homes applies to 16 projects of Supertech Ltd, and Golf Country is not one of them. On top of that, YEIDA cancelled the roughly 100-acre allotment in mid-2024. Resolution plans were invited with a deadline of 25 September 2025, and we found no report of an approved plan, a named resolution applicant, a construction restart or a reversal of the cancellation by September 2026. That is why this page says Stalled and Avoid, even though parts of the township were handed over years ago.
Three Supertech companies, three separate cases
It helps to see the group as a set of distinct legal boxes. Supertech Ltd went into insolvency in March 2022. Supertech Realtors followed in June 2024. Supertech Township Project Ltd, the Golf Country company, was the third, in July 2024. Its trouble traces back to a ₹140 Cr term loan that Punjab & Sind Bank sanctioned in 2013. The account turned non-performing on 30 June 2018, two one-time settlement proposals failed in 2022, and the bank’s Section 7 petition cited a default of about ₹216.92 Cr. NCLT appointed Umesh Singhal as interim resolution professional. The project was costed at about ₹1,500 Cr, with about ₹707 Cr meant to come from buyer advances, and roughly 3,000 homebuyers were reported to be waiting for possession in July 2024. Punjab & Sind Bank, Oriental Bank of Commerce and Bank of Maharashtra are lenders to the project. They lent to the developer; that is not the same as approving home loans for buyers, and you should not read it that way.
The land cancellation nobody has undone
At its 81st board meeting, around late June to 1 July 2024, YEIDA cancelled Supertech Township’s allotment of about 100 acres in Sector 22D over dues of ₹137.28 Cr. The insolvency news describes the site as 99 acres; the difference is rounding, not a dispute. YEIDA said the interests of buyers holding third-party rights would be considered, which is some comfort, but it is a statement of intent, not a mechanism. We found nothing to show the cancellation has been reversed, stayed or folded into a settlement. For a plot or villa owner, this is the heart of it: a registry needs a valid lease underneath it, and the lease itself is what YEIDA has cancelled. Squareyards lists the plots phase under Sector 22B, while the insolvency filing says Sector 22D. Trust the filing, and check which sector your own documents name.
Two years of insolvency without a result
The case has moved slowly and unevenly. On 30 July 2024 the NCLAT stayed the insolvency after the company offered a settlement. The lender rejected that settlement in January 2025, and on 6 March 2025 the NCLAT upheld the original NCLT order, so the process resumed. On 2 July 2025 the resolution professional published Form-G inviting plans, with expressions of interest due by 21 July 2025 and plans by 25 September 2025, subject to extension. A document titled “Resolution-cum-Settlement Plan – Golf Country” is hosted on the Supertech website. We have not read it and do not know its status, so we are not relying on it. The honest summary is that as of September 2026 the current position is unknown. If your buyers’ association has fresher information from the committee of creditors, it will be ahead of the public record.
What was actually built, and what is on sale
Golf Country is not one product. Portals list Golf Country Suites, Golf Country Villa, Golf Country Village, Golf Country Plots and a Phase 2 of plots, with RERA numbers UPRERAPRJ5848, UPRERAPRJ5854, UPRERAPRJ5863 and UPRERAPRJ403642 taken from Squareyards and not verified on up-rera.in. The Suites launched on 1 May 2014 with a RERA completion date of 30 June 2018. Phase 2 plots launched on 1 October 2020, carry a completion date of 31 December 2022, and number 593; portals call them ready since December 2022. Villas of four and five bedrooms and apartments of one to three bedrooms exist in the mix, but we found no reliable sizes or prices for them. For Phase 2 plots, Squareyards quotes about ₹6,000 per sq ft and ₹80 lakh to ₹1.6 Cr for 900 to 1,800 sq ft. Those two figures do not reconcile: ₹80 lakh for 900 sq ft works out to nearly ₹8,900 per sq ft. Treat both as rough portal asking data. The marketed amenities are a golf course, clubhouse, play areas, security and landscaped greens. The site is near the Noida International Airport and the proposed YEIDA Film City in Sector 21, but no reliable source gave distances, so we have not published any.
Advice for owners, allottees and anyone tempted by a plot
If you already own a delivered plot or villa here, find out today whether your registry was executed before the 2024 cancellation. If it was, you are in a better position than most, though the township’s common services still depend on a company in insolvency. If it was not, file your claim with the resolution professional and work through the Supertech Golf Country welfare association. If you are one of the roughly 3,000 waiting for a flat, the insolvency process is your only forum; do not expect NBCC. And if you are a new buyer attracted by a golf-course address at a plot rate below newer launches nearby, stop there. You would be paying for land whose allotment has been cancelled, sold by a company that cannot currently give clean title. The low price reflects that risk, not a bargain.
