Read this first: the land question

Before you look at floor plans, understand where Accord sits. It is inside Jaypee Greens Sports City in Sector 25, the 1,000-hectare allotment YEIDA gave Jaiprakash Associates and then cancelled in 2020. On 10 March 2025 the Allahabad High Court upheld that cancellation while protecting third-party sub-lessees, meaning companies that had taken parcels from Jaypee and built on them. In June 2025 YEIDA moved to execute fresh lease deeds for 13 Sports City projects. Accord and its promoter, Futureworld Constructions Pvt Ltd, do not appear on that list of 13, and we could not confirm who now holds the lease for Accord’s land. That does not mean the land is lost. It may be covered some other way we could not see, and we found no complaint, order or news item about the project itself. But on a ₹3 Cr purchase it is not a detail you leave to the sales office. Ask for the registered lease or sub-lease deed and trace it back to YEIDA. Read the land documents filed with the RERA registration, UPRERAPRJ804196/12/2024, on up-rera.in. Then write to YEIDA and ask whether the plot’s lease is valid and in whose name. Until those three answers agree, keep your money in your account.

Setting and connections

The developer describes the project as facing Buddh International Circuit, which gives the upper floors an open outlook. Published distances, from launch coverage and Square Yards, are 1.3 km to Galgotias University, 1.5 km to the Yamuna Expressway and about 10.9 km to the Noida Sector 148 metro station. The metro figure is the useful one: it is the nearest rail link to Noida, and it is a drive, not a walk. There is no hospital or school distance in our sources beyond the university, so plan your own checks. Being in Sports City means an existing population around you, which is an advantage in daily living and the source of the legal risk above.

A small, all four-bedroom project

Accord is a single-format project: 210 four-bedroom apartments of 3,025 sq ft of super area, across five towers (A1, A2, A3, B and C) of 21 floors, with two flats per floor. The site is 3.07 acres according to Square Yards, which Aurum rounds to 3, and the developer claims about 83 per cent open area. That works out to about 68 homes per acre, far lower than the three Eldeco projects nearby at over 110. Two flats per landing means more privacy and fewer neighbours sharing each lift. No carpet area for the four-bedroom appears in our sources, so ask for it; on a 3,025 sq ft super area the carpet figure tells you how much of the price is actual living space. The clubhouse size is not published.

Amenities pitched at the top end

The list is aimed at people paying ₹3 Cr: a temperature-controlled swimming pool, a mini-multiplex, a pickleball court, a pet park, sauna and steam rooms, a basketball court, an amphitheatre and a jogging track. The heated pool and the private screening room are the stand-outs, and the pet park suits the kind of household that buys a four-bedroom. With only 210 homes sharing them, facilities should feel uncrowded, but they also have to be paid for by a small number of residents, so ask for the projected maintenance charge per sq ft before you book.

Price, builder and forecast

Square Yards puts the rate at ₹10,100 per sq ft as of June 2026, giving a ticket of about ₹3.06 Cr; Aurum’s own site says from ₹3.05 Cr. Portals quoted about ₹9,100 per sq ft, or ₹2.7 Cr, at launch in 2025. Against our corridor average of ₹6,500 per sq ft (up from ₹2,400 in 2020) that is a premium of more than 50 per cent. The builder is the second concern. Aurum Alumni has no completed project; its site lists only Accord and Bliss, both under construction, with ₹1,100 Cr of declared investment across the two. Press coverage is almost entirely launch material. A June 2025 article mentions financing through SBI and HDFC, but not whether that is a construction loan or approval for buyers’ home loans, so we list no bank approvals. The RERA completion date is 10 July 2028, which the developer also promises, a short timeline for a first project. We forecast about 6 per cent a year over five years, the lowest in this group, because a single-format, high-ticket project has a thin resale market and the land question weighs on value, and assume a gross yield near 2.2 per cent, as large four-bedrooms rarely rent at the corridor’s 2.9 per cent.

Who, if anyone, should buy now

Our recommendation is Hold / Watch, and the land issue is why it is not higher. The product has real merits: low density, big homes, two per floor, a generous amenity list. If you are a well-funded buyer who wants exactly that, the right move is to do the verification first, then decide. Get the lease chain on paper, see YEIDA’s written position, confirm the RERA land documents, and if you go ahead, pay only on a construction-linked schedule with a lawyer reviewing the builder-buyer agreement. If you cannot do those checks yourself, or you need a builder with a delivery history, look elsewhere. We will revisit this rating when the land position is documented.
