What does a 200 gaj plot cost in Greater Noida in 2026?
A 200 gaj (167.2 sq m) plot in Greater Noida costs about ₹1.95 crore to ₹3.37 crore at our 2026 figures for GNIDA's established sectors. The nearest size GNIDA actually allots is 162 sq m (194 gaj), which costs a little less. Greater Noida West runs higher, but its 2026 figures can only be shown as a range.
Gaj is the everyday word for a square yard (sq yd). One gaj is 9 sq ft, or 0.8361 square metres (sq m), so 200 gaj is 1,800 sq ft. GNIDA, the Greater Noida Industrial Development Authority, plans the city and allots plots in sq m, never in gaj.
So 200 gaj falls between two common GNIDA sizes. Below it is 162 sq m (194 gaj), found in Sector 36, Omicron 3 and Greater Noida West Sector 2. Above it is 200 sq m (239 gaj), the most widespread mid size in our data. A 150 sq m (179 gaj) plot is the next step down, in Alpha 1, Alpha 2, Gamma 1 and Delta 1.
How much do 162 sq m and 200 sq m plots cost in each Greater Noida sector?
In Omicron 3, a 162 sq m plot costs about ₹2.67 crore at our 2026 figure. That is 194 gaj x ₹1,37,800. The table runs the same sum for three sizes in each sector.
Our figures are Property Nivesh estimates from our own research, built on asking prices. A final deal can close lower, so use them as a starting point for talks.

Greek-letter sectors, Sectors 36 and 37, or Greater Noida West: which costs more?
Greater Noida West is the dearest on paper, the Greek-letter sectors vary the most, and Sectors 36 and 37 sit in between. Here is how the three groups differ.
Greek-letter sectors
These are GNIDA's established plotted sectors: Alpha, Beta, Gamma, Delta, Chi, Phi, Pi, Sigma, Omicron, Eta, Xu, Swarn Nagri and Omega. Our 2026 figures run from ₹97,500 per gaj in Sigma 2 to ₹1,68,600 in Alpha 2. Alpha, Beta, Delta 1 and Omega 1 carry the highest figures. Swarn Nagri, opposite the Jaypee Greens golf course, has mostly 200 and 288 sq m plots.
Sectors 36 and 37
These numbered sectors near Pari Chowk and Achheja market are plotted too. Sector 36 (RHO-I) has the widest size range, from 40 to 350 sq m. Sector 37 (RHO-II) has about 981 plots of 120 and 200 sq m. Our 2026 figures are ₹1,39,500 and ₹1,48,100 per gaj, and both sit in GNIDA's Zone B.
Greater Noida West Sectors 2 and 3
Sector 2 has 162 and 220 sq m plots, and Sector 3 has about 1,149 plots of 120 and 200 sq m. GNIDA's zone table puts both in Zone A. Their 2026 figures rest on a quoted minimum asking price of ₹2.25 lakh per sq m, so we give a range: ₹1,42,600 to ₹1,88,100 per gaj for Sector 3. For Sector 2 we use its 2025 figure, ₹1,39,400, as the low end.
New flats show the same pull. ANAROCK Research put the average quoted flat price in Greater Noida West at ₹10,150 per sq ft in Q2 2026. Traffic is the catch: Gaur Chowk, the main junction, is badly congested. Our note on the Gaur Chowk underpass covers the fix that was close to opening in October 2026.
How have 200 gaj plot prices in Greater Noida moved since 2021?
Our figures for these sectors rose three to four times between 2021 and 2026. Most of the rise came between 2022 and 2024, and gains have been smaller since.
| Sector | 2021 | 2022 | 2023 | 2024 | 2025 | 2026 | Change, 2021 to 2026 |

| Sector 3 (Greater Noida West) | ₹47,100 | ₹63,500 | ₹96,300 | ₹1,33,200 | ₹1,38,200 | ₹1,42,600 to ₹1,88,100 | +193% to 2025 |
The chart tracks our yearly figures from 2021 to 2026 for a few representative sectors.
In money terms, 200 gaj (167.2 sq m) in Sector 37 cost about ₹87.80 lakh in 2021 at our figure (200 x ₹43,900). In 2026 it is about ₹2.96 crore (200 x ₹1,48,100).
The pace has cooled. Sector 37 rose about 8% in 2026 and Alpha 1 about 13%. Alpha 1 had even slipped about 8% in 2025, from ₹1,52,600 to ₹1,40,500. For flats, Knight Frank India's H1 2026 report put Greater Noida's average price up 6% in a year. Past rises don't tell you what comes next.
What are GNIDA's 2026-27 zone rates for a 162 sq m plot in Greater Noida?
At GNIDA's FY2026-27 Zone A rate, a 162 sq m (194 gaj) plot comes to about ₹83.21 lakh (162 x ₹51,363). That is 25% to 37% of what the same size costs on resale in Zone A's Greek-letter sectors, at our figures.
Allotment is when GNIDA itself gives you a plot, usually through a scheme with a draw. GNIDA sets one rate per sq m for each zone. Zones A, B and C rose 32% between FY2022-23 and FY2026-27, and Zone D rose 20%.
| Zone | FY2022-23 | FY2023-24 | FY2024-25 | FY2025-26 | FY2026-27 | 162 sq m (194 gaj) at the FY2026-27 rate |

Are there builder plots of 200 gaj near Greater Noida?
Not many inside GNIDA's sectors. Most plots there were first allotted by GNIDA, so resale is the usual route. The private Ansal Golf Links 1 township in Omega 1 sells plots in sq yd, but we hold no published price for it.
The nearest builder plots on our site are on the Yamuna Expressway, in the area run by YEIDA, the Yamuna Expressway Industrial Development Authority. ACE Estate lists 200 sq yd (167.2 sq m) plots at ₹2.5 crore, which is ₹1,25,000 per gaj (₹2.5 crore / 200). ACE Acreville lists the same size at ₹2.06 crore to ₹3.3 crore. These are builder asking prices.
Our YEIDA guide for the same size covers that market. For the sectors run by the Noida Authority in Noida city, see our Noida plot guide.
What does a 200 gaj plot in Greater Noida cost after stamp duty?
Add about 8% for stamp duty and registration. Uttar Pradesh charges 7% stamp duty and a 1% registration fee. Women buyers get a 1% duty rebate, but only up to a value cap.
For a 162 sq m (194 gaj) plot in Omicron 3 at about ₹2.67 crore, stamp duty is about ₹18.71 lakh and the fee about ₹2.67 lakh. The total is about ₹2.89 crore before transfer charges.
Two more costs are easy to miss. GNIDA plots are leasehold: GNIDA keeps ownership of the land, and you hold it for a long fixed term. Transfer charges are the fee GNIDA takes when a leasehold plot changes hands, and any unpaid dues must be cleared too. We don't hold its current transfer rate, so get the figure in writing from GNIDA's property department.
Stamp duty is charged on the deal value or the circle rate value, whichever is higher. The circle rate is the minimum value per sq m the district fixes for each area. Ask the sub-registrar for the current Gautam Buddh Nagar list.
What to check before you buy a 200 gaj plot in Greater Noida?
- The real size. "200 gaj" may mean 162 sq m (194 gaj) or 200 sq m (239 gaj). That 45 gaj gap is worth about ₹50.13 lakh to ₹75.87 lakh at our figures, so read the area in sq m on the lease deed.
- Sector, pocket and zone. Check which GNIDA sector and zone the plot is in. Prices change a lot from one sector to the next.
- The paper trail. Ask for the allotment letter, the lease deed, every past transfer and a no-dues letter from GNIDA.
- Plot or house. Ask whether the price includes a house. Sigma 3, Sigma 4, Omicron 1A and Omicron 2 are villa sectors, where GNIDA built the houses.
- Greater Noida West. Make sure the plot is in GNIDA's Sector 2 or 3, not a village colony nearby. For private projects, check registration with UP RERA, the state's real estate regulator, using our RERA checklist.
Our stamp duty calculator works out the duty for any price. For rates by area, see Greater Noida property rates and Noida property rates. Looking at a larger plot? Our 300 gaj Greater Noida guide covers 250 to 275 sq m plots.
