How close is a 200 gaj plot to YEIDA's 162 sq m plots?

A 200 gaj plot is 167.2 sq m, just above YEIDA's common 162 sq m (194 gaj) plot. At our 2026 figures, 200 gaj (167.2 sq m) costs about ₹99.2 lakh on resale in Sector 20 and about ₹2.35 crore in a Sector 22D developer township. A YEIDA scheme plot is priced at the authority's own rate, which we report only as percentage changes.

Quick terms. One gaj is one square yard (sq yd), or 0.8361 sq m. YEIDA, short for the Yamuna Expressway Industrial Development Authority, is the state body that allots plots along the expressway. It measures them in square metres (sq m). So 200 gaj is 167.2 sq m (200 x 0.8361), and a 162 sq m plot is 194 gaj (162 x 1.196).

The gap is only about 6 gaj, or 5.2 sq m. In practice, ask for 200 gaj in YEIDA and you'll be shown a 162 sq m plot, a 200 sq m plot or a developer's 200 sq yd plot. Here's where each one shows up in our data.

Plot sizeIn sq mIn gajWhere it shows up in our data
162 sq m162194YEIDA's 2016 scheme in Sector 17; the smallest size in the 2026 scheme (162 to 290 sq m)

The 200 sq m (239 gaj) plot is a full 39 gaj bigger than 200 gaj (167.2 sq m). So always compare prices per gaj, not per plot.

What does a 200 gaj plot cost in YEIDA by sector?

Our 2026 figures run from ₹49,600 per gaj in Sector 20 to ₹1,17,500 in Sector 22D's developer townships. For 200 gaj (167.2 sq m), that's ₹99.2 lakh to ₹2.35 crore. The table also prices the 162 sq m (194 gaj) plot you're more likely to be offered.

Every figure here is a Property Nivesh estimate from our own research, built on asking prices. Sectors marked "about" have few listings, so treat those as rough.

For a 200 sq m (239 gaj) plot in Sector 18, our figure gives about ₹1.23 crore (239 x ₹51,300). Pocket 9B's plots of that size went out by draw on 11 July 2025. Before you buy one on resale, ask YEIDA whether it can be transferred yet.

Notice the split inside Sector 22D. Its YEIDA pockets sit at ₹78,000 per gaj, while its developer townships sit at ₹1,17,500. Same sector, two routes, and a gap of ₹79 lakh on 200 gaj (167.2 sq m).

Scheme, resale or township: which route fits a 200 gaj budget in YEIDA?

The same 200 gaj (167.2 sq m) of land can cost very different sums depending on who sells it to you. The three routes differ in price, timing and paperwork, so it helps to see them side by side.

RouteWho sellsHow you get itWhen you get the plotWhat sets the price
YEIDA schemeYEIDAApply, pay 10% registration money, wait for the drawAfter the sector is developed; the brochure says about five yearsYEIDA's one rate, plus loadings of 5% each (capped at 15%)

Allotment is when YEIDA itself gives you a plot from a scheme, and it's the only route at YEIDA's own rate. It comes with a draw you may not win, a strict payment calendar and a long wait. Only one plot is allowed per family, and anyone who already got a YEIDA plot can't apply.

For this size, the schemes have been busy. YEIDA's 2025 scheme (RPS-09/2025) offered 276 plots of 200 sq m (239 gaj) in Sector 18 Pocket 9B. Its 2026 scheme (RPS-10/2026) offered 973 plots of 162 to 290 sq m (194 to 347 gaj) in Sectors 15C, 18 and 24A. Its draw was on 18 June 2026. We don't know when the next one will open, so watch YEIDA's official website.

Resale gets you a known plot in a pocket you can visit. Every YEIDA plot is leasehold: YEIDA stays the owner and you hold the land on a 90-year lease, so on resale you take over the seller's lease. You pay the market price, plus transfer charges, which is YEIDA's fee to move the lease into your name, and stamp duty. Townships are private projects with their own layouts, and they carry the highest prices per gaj in our data.

How big is the resale premium over YEIDA's scheme rate?

Buyers pay a resale premium for certainty: a known plot, no draw and no five-year wait. We can't give that premium in rupees, because it would mean printing YEIDA's rate, and we publish only its changes. What we can show is how the two have moved. Since 2024, they've gone in opposite directions.

YEIDA sets one residential plot rate for its whole area, with no premium for any sector. It raised that rate 35.1% in FY2025-26 and 3.6% in FY2026-27. That's a rise of about 40% on the 2024 level (1.351 x 1.036). Over the same two years, our resale figures fell in Sectors 18 and 20 and in the 22D YEIDA pockets.

The chart shows YEIDA's residential rate change at each revision, in percent.

So measured against the scheme rate, resale plots in Sectors 18 and 20 are relatively cheaper than they were in 2024. If a pocket's resale prices sat above the scheme rate in 2024, that premium is smaller now. From 2022 the picture is mixed: Sector 22D's YEIDA pockets kept pace with YEIDA's rate, while Sectors 18 and 20 fell behind it.

One caution. YEIDA's rate is set per financial year, while our figures are calendar-year asking prices. Read the table as a direction, not an exact gap, and check recent registered deals in the pocket you like.

What do township plots of about 200 gaj cost in YEIDA?

Developer townships publish the clearest prices for this size, and they sit well above YEIDA resale. Here's what our project pages show.

  • ACE Estate, shown as ready to move: 200 sq yd (167.2 sq m) for ₹2.5 crore. That's ₹1,25,000 per gaj (₹2.5 crore divided by 200).
  • ACE Acreville, under construction: 200 sq yd (167.2 sq m) for ₹2.06 crore to ₹3.3 crore. That's ₹1,03,000 to ₹1,65,000 per gaj.
  • ATS Province D Olympia in Sector 22D, under construction: plots of 150, 210 and 270 sq yd (125.4, 175.6 and 225.7 sq m). Prices run from ₹2 crore to ₹4 crore across sizes, and the page doesn't price each size.
  • Supertech Golf Country: Phase 2 plots up to 1,800 sq ft, which is 200 gaj (167.2 sq m), at up to ₹1.6 crore. That's ₹80,000 per gaj, but our project page shows the township as stalled.

Our own figure for Sector 22D's developer townships is ₹1,17,500 per gaj in 2026. That's down from ₹1,45,000 in 2025, a fall of about 19% in a year (1,17,500 divided by 1,45,000). So check when a developer last revised its price list, and compare it with resale offers inside the same township.

What extra costs come with a 200 gaj plot in YEIDA?

On a resale or township plot, stamp duty and the registration fee add about 8% to the price. Uttar Pradesh charges 7% stamp duty and a 1% registration fee. Women buyers get a 1% duty rebate up to a value cap, which we don't state, so confirm it with the sub-registrar.

Here's how that adds up in two real cases:

  • A 162 sq m (194 gaj) resale plot in Sector 18 at ₹51,300 per gaj: ₹99.5 lakh, plus about ₹6.97 lakh stamp duty and about ₹99,500 registration.
  • ACE Estate's 200 sq yd (167.2 sq m) plot at ₹2.5 crore: plus ₹17.5 lakh stamp duty and ₹2.5 lakh registration.

Stamp duty is never charged on less than the circle rate value. The circle rate, also called the collector rate, is the floor value the district sets for land. So duty is paid on it or on your deal price, whichever is higher. We don't hold YEIDA sector circle rates, so get the figure from the sub-registrar's office.

The scheme route has its own payment calendar. Registration money is 10% of the premium, YEIDA's word for the plot price (5% for SC and ST applicants). The full premium is due within 60 days of the allotment letter, with up to 30 more days at 13.5% interest. A one-time lease rent of 10% of the plot cost comes before the 90-year lease deed, and the brochures list GST as "additional if applicable".

What should you check before buying a 200 gaj plot in YEIDA?

  1. Size in both units. Confirm whether you're buying 162 sq m (194 gaj), 200 sq m (239 gaj) or a developer's 200 sq yd (167.2 sq m). Price per gaj only compares fairly across the same size.
  2. Allotment and lease papers. For resale, see the allotment letter and the registered 90-year lease deed in the seller's name.
  3. Transfer of a recent allotment. Plots from the 2025 and 2026 draws are new. Ask YEIDA in writing whether such a plot can be transferred yet and what transfer charges apply. Reserved-quota plots can't be transferred for 5 years.
  4. Build deadline. Note the lease deed date. The house and its occupancy certificate are due within 3 years, and extension charges follow after that.
  5. RERA for townships. RERA is the Real Estate Regulatory Authority. Look up the township's UP RERA registration and delivery date before you book.

Questions

Frequently Asked Questions

Is 200 gaj the same as a 162 sq m plot? +

Nearly. 200 gaj is 167.2 sq m, while a 162 sq m plot is 194 gaj. The difference is about 6 gaj, or 5.2 sq m. YEIDA allots in sq m, so in its sectors you'll usually be offered 162 sq m or 200 sq m (239 gaj) plots, not an exact 200 gaj.

What does a 200 gaj plot cost in YEIDA in 2026? +

At our 2026 figures, 200 gaj (167.2 sq m) costs about ₹99.2 lakh on resale in Sector 20 and ₹1.03 crore in Sector 18. In Sector 22D's YEIDA pockets it's about ₹1.56 crore, and in 22D's developer townships about ₹2.35 crore. Stamp duty of 7% and a 1% registration fee come on top.

Is a YEIDA scheme plot cheaper than a resale plot? +

We can't say in rupees, because we publish YEIDA's rate only as changes. Since 2024, that rate has risen about 40%, while our resale figures for Sectors 18 and 20 fell. So resale has become relatively cheaper against a fresh allotment. A resale plot also skips the draw and the wait for development.

When did YEIDA last offer 200 sq m plots? +

YEIDA's 2025 scheme, RPS-09/2025, offered 276 plots, all 200 sq m (239 gaj), in Sector 18 Pocket 9B. It opened on 21 April 2025 and the draw was on 11 July 2025. The 2026 scheme then offered 162 to 290 sq m (194 to 347 gaj) plots in Sectors 15C, 18 and 24A.

Which township plots near 200 gaj are on Property Nivesh? +

ACE Estate lists 200 sq yd (167.2 sq m) at ₹2.5 crore, and ACE Acreville lists the same size at ₹2.06 crore to ₹3.3 crore. ATS Province D Olympia in Sector 22D has 210 sq yd (175.6 sq m) plots, priced within ₹2 crore to ₹4 crore across sizes. Supertech Golf Country lists up to 200 gaj (167.2 sq m) but is stalled.
