ATS Province D Olympia

Province D Olympia is a gated township of 603 residential plots on land parcel TS-02A in Sector 22D, Yamuna Expressway, in Gautam Buddha Nagar district, Uttar Pradesh, sold under the ATS HomeKraft name of the ATS Group. UP RERA registered it on 21 March 2025 as UPRERAPRJ556048/03/2025, with ATS Realty Private Limited as the promoter. Development is under way, and the declared completion date is 31 March 2028.

Brokers often list it as "ATS Plots Yamuna Expressway" or Province D'Olympia; the registered name is Province D Olympia. It is not ATS Allure, the society of 1,145 flats that ATS built and handed over in the same township, which has its own page on PropertyNivesh.

The project sits on TS-02A, a parcel of 4,09,552.515 sq m, about 101 acres, that ATS Realty holds on a 90-year lease running from 12 June 2013, according to the draft sale agreement filed with RERA. The plotted project takes 2,54,287.21 sq m of it, roughly 62.84 acres, the chartered accountant's certificate says. Business Standard described it as a 63-acre project within a 100-acre township near the Noida International Airport at Jewar.

The developer's master plan shows the township's eastern edge along the Yamuna Expressway, behind a green belt and a 30-metre road, with a 45-metre road to the north. ATS Allure's group-housing block sits inside the same boundary, along with institutional plots, a proposed club and two parcels marked for future expansion. None of the sources we can use gives distances to schools, hospitals or the airport, so we list none.

YEIDA approved the layout on 23 September 2024, and RERA records that approval as valid until 22 September 2029.

RERA's plan details split the 603 plots into three bands: 257 plots of 200 to 250 sq m, 166 of 150 to 200 sq m and 180 of 100 to 150 sq m.

ATS HomeKraft's project page lists a clubhouse with a gym, spa and sauna, snooker and billiards rooms, foosball, a creche and a themed restaurant, along with play areas for cricket, futsal, basketball and skating, and yoga lawns. It says more than 2,400 trees surround the community. The master-plan legend adds tennis, pickleball and badminton courts, a pet park, an amphitheatre and a jogging track.

Buyers get land, not houses. The draft agreement says each buyer must finish building within four years of the offer of possession, or ATS can charge ₹10,000 a month in time-extension fees.

Yes. The registration covers a 36-month programme from 1 April 2025 to 31 March 2028. The quarterly filing for April to June 2026 reports 36% of construction and development work done and the project 73% complete by cost.

The engineer's certificate as on 30 June 2026 puts internal roads and footpaths at 85%, water supply at 88%, sewerage lines at 100% and storm-water drains at 95%. Landscaping stood at 25%, street lighting at 15% and the sewage treatment plant at 5%. The line for community buildings is blank.

RERA records five complaints against this project and 320 against ATS Realty across its three registered projects, 285 of them filed over ATS Allure.

ATS Realty Private Limited, UP RERA promoter ID UPRERAPRM2628, is the registered promoter, the same company that built ATS Allure. The project is marketed on the ATS HomeKraft website, which carries its RERA number. Business Standard reported in November 2025 that the ATS group set up HomeKraft in 2017 with equity from a fund managed by HDFC Capital, and that HomeKraft had repaid ₹1,250 crore to that fund, HCARE-2; the developer said the portfolio included a plotted launch on the Yamuna Expressway.

The land has a history with YEIDA. In June 2024 the authority said ATS Realty owed ₹668.14 crore for the 101 acres allotted to it in June 2013 and proposed cancelling the undeveloped part, The Indian Express and The Times of India reported. ATS then paid ₹130 crore, a quarter of its recalculated dues, under the state's rehabilitation package in September 2024, Moneycontrol reported.

A CA declaration on RERA also lists a ₹100 crore loan from SG Real Estate Fund I, first drawn on 30 August 2024 and secured on pocket P-8 and two commercial plots in the township.

ATS HomeKraft hasn't published a price list or payment plan for the project. At the March 2025 launch, the ATS Group's managing director said the first phase of around 400 plots had sold out at ₹2 crore to ₹4 crore each, with bookings worth ₹1,200 crore from about 1,000 expressions of interest, Business Standard reported. He said a second phase of about 200 plots would follow later.

The RERA filings show the money since then. No source we can use reports resale prices.

Ask for proof that YEIDA's instalments are being paid. The October 2024 schedule set payments every March and September from 2025, and unpaid dues on this township led YEIDA to propose cancellation in 2024. Receipts for the 2025 and 2026 instalments, or a no-dues letter for TS-02A, should come before your registry.

Check the charge on your plot. The CA's June 2026 certificate notes that the land has also been mortgaged for other projects or loans, and the SG Real Estate Fund charge is meant to move from pocket P-8 and the commercial plots onto identified plots. Ask for a release or no-objection letter naming your plot number.

Ask ATS to explain the gap.

Finally, confirm that your plot is among the 603 in this registration, whether the clubhouse falls within it given the blank cost line, and how the four-year building deadline will be applied. The draft agreement names Orris Developers Private Limited alongside YEIDA as a source of ATS Realty's leasehold rights, so have a lawyer trace that link.
