What does 200 gaj mean in Noida plot sizes?

A 200 gaj plot is 1,800 sq ft, or 167.2 sq m. In Noida, the closest common plot is 162 sq m (194 gaj), which costs about ₹3.52 crore to ₹5.11 crore at our 2026 sector figures. That's before stamp duty and other charges.

Gaj means a square yard (sq yd), the unit most NCR buyers think in. Noida's plots, though, are measured in square metres (sq m). That's because the Noida Authority, the state body that planned the city's sectors, allots them in sq m. Allotment is the authority handing a plot to its first owner.

To convert, multiply sq m by 1.196. So 162 sq m times 1.196 gives 194 gaj, which is 6 gaj (5.2 sq m) short of 200 gaj (167.2 sq m). The next common size up is 200 sq m, or 239 gaj. When a Noida ad says "200 gaj", ask which of the two it really means.

The gap matters at Noida prices. At our Sector 100 figure of ₹2,63,200 per gaj, those 6 gaj (5.2 sq m) are worth about ₹15.8 lakh. A 200 sq m (239 gaj) plot in the same sector would cost about ₹6.29 crore, more than ₹1 crore above a 162 sq m (194 gaj) one.

How much does a 162 sq m (194 gaj) plot cost in Noida sectors?

The figures here are Property Nivesh estimates from our own research, in rupees per gaj. They come from asking prices, so deals may close lower, and 2026 means the year so far. We've kept to sectors where our research found 162 sq m (194 gaj) plots and the series is medium or high confidence.

SectorPlot size, sq mPlot size, gajOur 2026 figure, ₹ per gajTotal cost (gaj times rate)Confidence
Sector 100162194₹2,63,200₹5.11 croreHigh
Sector 30162194₹2,62,500₹5.09 croreHigh
Sector 105162194₹2,61,400₹5.07 croreMedium
Sector 36162194₹2,60,000₹5.04 croreMedium

Sector 122162194₹2,20,400₹4.28 croreMedium
Sector 151162194₹1,81,700₹3.52 croreMedium

So a 162 sq m (194 gaj) plot costs about ₹4.7 crore to ₹5.1 crore in the older and Expressway-side sectors, and about ₹3.5 crore in Sector 151. A full 200 gaj (167.2 sq m) adds about 3% to each figure. In Sector 100, for example, it's ₹5.26 crore against ₹5.11 crore.

Asking prices for 162 sq m (194 gaj) plots we logged in 2026 sit around these totals. They ran ₹4.05 crore to ₹4.75 crore in Sector 122 and ₹4.45 crore to ₹5.5 crore in Sector 108. In Sector 100, one was listed at ₹5.15 crore.

Sector 151 needs a note. It's the cheapest sector here, but its 2026 range is wide, at ₹1,59,500 to ₹2,03,100 per gaj. That makes a 162 sq m (194 gaj) plot there about ₹3.09 crore to ₹3.94 crore, and listings asked anything from ₹2.75 crore to ₹5.5 crore.

At the top of the market, the A+ sectors sit in another bracket. Sector 15A has 200 sq m (239 gaj) plots. At our 2026 figure of ₹5,08,000 per gaj, one would cost about ₹12.14 crore.

Which Noida sectors have 162 sq m (194 gaj) and 200 sq m (239 gaj) plots?

Our research found 162 sq m (194 gaj) plots in three kinds of sector. Each has its own price level and its own record.

  • Older sectors. Sectors 30 and 36 are Category A, and 46 is Category B. Sector 36 is on the authority's list of sectors near metro stations. Our price records for all three go back to 2016.
  • Sectors 100, 105 and 108. All three are Category B, and 105 and 108 are on the authority's list of Noida-Greater Noida Expressway sectors. All three also have 112, 200 and 250 sq m plots (134, 239 and 299 gaj), so you can step up or down in size without changing sector.
  • Lower-priced sectors. Sector 122 (Category B) and Sector 151 (Category C) cost less. Sector 151 rose the fastest in our data, from ₹37,800 per gaj in 2021 to ₹1,81,700 in 2026.

Some 162 sq m listings also turn up in Sectors 11, 12, 20, 26, 56 and 61. Our figures there are low confidence, so we treat them as rough guides only. Sector 26, for instance, sits at about ₹2,67,600 to ₹3,09,400 per gaj in 2026.

For a full 200 gaj (167.2 sq m) or more, look at the 200 sq m (239 gaj) size. Our research found it in Sectors 52, 100, 105 and 108, among others. Listings of that size asked ₹5 crore in Sector 52, ₹5.25 crore in Sector 100, ₹6.5 crore in Sector 108 and ₹6.7 crore in Sector 105.

One caution applies across the city. Our research found many small "plots" tagged to Sectors 49, 53, 62, 70, 72, 82, 110 and 128 that look like village or colony land. That means plots in old village areas, or in colonies built without planning approval. We leave them out of our prices, and they need a full legal check before anyone pays a deposit.

How have 200 gaj plot prices in Noida moved since 2021?

Plot prices in these sectors are two to five times their 2021 level. The table tracks five sectors that have 162 sq m (194 gaj) plots. Sectors 30 and 100 are high confidence and the rest are medium; cells marked "about" are estimates for that year.

The cheaper a sector was in 2021, the faster it rose. Sector 151 grew 4.81 times, while Sector 30, the priciest here in 2021, grew 2.17 times.

Most of the climb also came from 2022 to 2024. In Sectors 100 and 108, growth has slowed to about 3% so far this year.

Noida plot prices per gaj, 2021 to 2026. Our yearly figures per gaj (sq yd); 2026 is the year so far. Asking-price based.

The chart plots our yearly figures from 2021 to 2026 for a set of representative Noida sectors, which shows when the steep years came.

Flats moved more gently. Our price tracker puts Noida's average asking price, mostly for flats, at ₹11,200 per sq ft, with 95% growth over five years. Knight Frank India's H1 2026 report found Noida's weighted average residential price 8% higher than a year earlier. Read both as direction only, because land and flats are priced differently.

What do the Noida Authority's category rate changes tell 200 gaj buyers?

The Noida Authority sorts its residential sectors into six categories, from A+ down to E, and sets an allotment rate for each. That's the price it charges when it allots land directly. We don't publish the rupee rates, only how they moved, shown here as an index with FY2023-24 set to 100.

CategorySectors (examples)FY2023-24FY2024-25FY2025-26

B46, 100, 105, 108, 122 and others100106112.4
C151 and others100106112.4

So every category except A+ rose by the same steps: 6% in FY2024-25, then about 6% more, for 12.4% over two years. A+ didn't move at all. The category tells you the tier a sector sits in, but not how fast the authority's rate is rising.

Market prices raced ahead of these rates. From 2023 to 2025, roughly the same span, our Sector 108 figure rose from ₹1,42,300 to ₹2,35,400 per gaj, about 65%. We don't hold the FY2026-27 change, so check the authority's latest rate order if you're applying in a new scheme.

Are 200 gaj builder plots cheaper outside Noida?

Yes, by a wide margin, though they sit in a different area. Inside Noida city we track no developer plotted project at all. The closest are on the Yamuna Expressway, in the belt that YEIDA (the Yamuna Expressway Industrial Development Authority) plans.

ACE Estate lists 200 gaj (167.2 sq m) plots at ₹2.5 crore, which is ₹1,25,000 per gaj. ACE Acreville lists the same size at ₹2.06 crore to ₹3.3 crore. Both are developer asking prices.

At ACE Estate, then, a full 200 gaj (167.2 sq m) costs about half of a smaller 162 sq m (194 gaj) plot in Sector 100. Distance, services and resale demand all differ, and our data doesn't measure them. For authority plots in those areas, see our guides to 200 gaj (167.2 sq m) in Greater Noida and 200 gaj in YEIDA.

What will a 200 gaj plot in Noida cost after stamp duty?

Stamp duty in Uttar Pradesh is 7% of the value, and the registration fee is 1%, so together they add 8%. Women buyers get a 1% duty rebate up to a value cap. The cap isn't in our data, so confirm it at the sub-registrar's office before you budget.

SectorPlot size, sq mPlot size, gajPrice at our 2026 figureStamp duty and fee (8%)Total
Sector 151162194₹3.52 crore₹28.2 lakh₹3.81 crore
Sector 108162194₹4.69 crore₹37.56 lakh₹5.07 crore
Sector 100162194₹5.11 crore₹40.85 lakh₹5.51 crore

Transfer charges come on top. These are what the Noida Authority bills to record a plot in a new owner's name. We don't hold the current rate, so get the figure from the authority in writing.

The registrar also looks at the district circle rate, which is the lowest value the state accepts for land in that area. Ask the Gautam Buddh Nagar sub-registrar's office for the current list. Ask too whether the plot is leased from the authority. A lease grants the use of land for a set number of years, and the deed records the term and any dues.

What should you check before buying a 200 gaj plot in Noida?

  1. Pin down the size. Ask for the area in sq m from the authority papers. A "200 gaj" ad may mean 162 sq m (194 gaj) or 200 sq m (239 gaj), and the price gap can top ₹1 crore.
  2. Price it against its own sector. In our table, 2026 figures run from ₹1,81,700 per gaj in Sector 151 to ₹2,63,200 in Sector 100. A quote far outside its sector's range needs a reason.
  3. Ask for recent registered deeds. Our figures are based on asking prices. Recent registered sales in the same sector show what buyers really paid.
  4. Follow the paper chain. The plot should trace back to a Noida Authority allotment letter, with every transfer since on record. Ask the authority for a no-dues letter too.
  5. Check who is selling. For a new private plotted project, check its UP RERA registration. RERA, the Real Estate Regulatory Authority, keeps a register of projects and takes buyer complaints; our RERA guide lists what to look for. For a resale sector plot, the authority's records are what count.

For your own sums, use our stamp duty calculator. For flat and plot prices across the area, see Noida property rates and Greater Noida property rates. Weighing a smaller or bigger plot? Read our Noida guides to 100 gaj (83.6 sq m) and 300 gaj (250.8 sq m).

Questions

Frequently Asked Questions

Is a 162 sq m plot the same as 200 gaj? +

Not quite. 162 sq m times 1.196 is 194 gaj, so it's 6 gaj (5.2 sq m) short of 200 gaj (167.2 sq m). It's still the closest common size in Noida. The next size up, 200 sq m, is 239 gaj, and at Noida prices that step costs more than ₹1 crore.

What is the price of a 200 gaj plot in Noida in 2026? +

At our 2026 figures, a 162 sq m (194 gaj) plot costs about ₹5.04 crore to ₹5.11 crore in Sectors 30, 36, 100 and 105. It's ₹4.28 crore to ₹4.87 crore in Sectors 46, 108 and 122, and about ₹3.52 crore in Sector 151. These are asking-price based estimates.

Which Noida sector is cheapest for a 162 sq m (194 gaj) plot? +

Of the sectors with solid data, Sector 151 is cheapest at ₹1,81,700 per gaj in 2026, so a 162 sq m (194 gaj) plot comes to about ₹3.52 crore. Its range is wide, though, at about ₹3.09 crore to ₹3.94 crore for that size, and listings asked ₹2.75 crore to ₹5.5 crore.

How much have 200 gaj plot prices risen in Noida since 2021? +

In the sectors with 162 sq m (194 gaj) plots that we track closely, our figures are 2.17 to 4.81 times their 2021 level. Sector 100 went from ₹82,900 to ₹2,63,200 per gaj. Most of the rise came from 2022 to 2024, and Sector 100 is up only about 3% so far in 2026.

Did the Noida Authority raise its plot rates too? +

Yes, but by less. For Categories A to E, its allotment rate rose 6% in FY2024-25 and about 6% in FY2025-26, or 12.4% over the two years. The A+ category stayed flat. We publish only these changes, not the rupee rates, and we don't yet hold the FY2026-27 change.
