What is a 100 gaj plot in Noida, and does that size exist?
A 100 gaj plot is 100 sq yd of land, which is 900 sq ft or 83.6 sq m. At our 2026 figures, that much land costs about ₹2.2 crore to ₹2.67 crore in Noida's main plotted sectors, before stamp duty. The catch is that plots this small are rare in Noida.
Gaj is the everyday word for a square yard (sq yd), and one gaj is 9 sq ft. Noida doesn't sell land in gaj, though. Its plots are measured in square metres (sq m), because that's how the Noida Authority hands them out.
The Noida Authority is the state body that planned the city's sectors and still controls the land in them. Allotment is when the authority itself gives a plot to its first owner, usually through a scheme. The sector plots on sale today are mostly resales of those allotments.
To switch units, multiply sq m by 1.196. The smallest common Noida plot is 112 sq m, and 112 times 1.196 gives 134 gaj. That's about a third more land than 100 gaj (83.6 sq m), and about a third more money at the same rate.
So this guide does two jobs. It prices 100 gaj (83.6 sq m) at each sector's 2026 figure. Then it shows the real sizes closest to that, and where they are. If you're buying in Haryana instead, our Gurgaon guide covers the same size there.
How much does 100 gaj cost in Noida's sectors?
Our plot figures are Property Nivesh estimates from our own research, in rupees per gaj. They're built from asking prices, so a final deal can close lower. Figures for 2026 cover the year so far.
The table sticks to sectors where our series is solid, meaning medium or high confidence with few estimated years. It shows two costs: 100 gaj (83.6 sq m) at the sector's 2026 figure, and the smallest plot our research actually found there. Each total is the size in gaj times the rate.
| Sector | Our 2026 figure, ₹ per gaj | Cost of 100 gaj (83.6 sq m) | Smallest plot found, sq m | Same plot, gaj | Cost of that plot |
|---|---|---|---|---|---|
| Sector 40 | ₹2,66,700 | ₹2.67 crore | 112 | 134 | ₹3.57 crore |
| Sector 100 | ₹2,63,200 | ₹2.63 crore | 112 | 134 | ₹3.53 crore |
| Sector 52 | ₹2,63,000 | ₹2.63 crore | 112 | 134 | ₹3.52 crore |
| Sector 30 | ₹2,62,500 | ₹2.63 crore | 112.5 | 135 | ₹3.54 crore |
| Sector 47 | ₹2,61,600 | ₹2.62 crore | 112 | 134 | ₹3.51 crore |
| Sector 105 | ₹2,61,400 | ₹2.61 crore | 112 | 134 | ₹3.50 crore |
| Sector 108 | ₹2,42,000 | ₹2.42 crore | 112 | 134 | ₹3.24 crore |
| Sector 51 | ₹2,41,000 | ₹2.41 crore | 86 | 103 | ₹2.48 crore |
| Sector 31 | ₹2,29,900 | ₹2.30 crore | 112.5 | 135 | ₹3.10 crore |
| Sector 122 | ₹2,20,400 | ₹2.20 crore | 112 | 134 | ₹2.95 crore |
Six of the ten sectors price 100 gaj (83.6 sq m) at about ₹2.6 crore. But the smallest real plot in most of them is 112 sq m (134 gaj), at about ₹2.95 crore to ₹3.57 crore. Sector 51 is the exception, with 86 sq m (103 gaj) plots at about ₹2.48 crore.
Asking prices we logged in 2026 say much the same. In Sector 108, plots of 112 sq m (134 gaj) were listed at ₹3.5 crore to ₹3.75 crore. Sector 122 asked ₹3 crore to ₹3.5 crore, and Sector 47 ₹2.8 crore to ₹3.7 crore.
Even solid figures have a spread. Sector 30's series is high confidence, yet its 2026 range runs from ₹2,29,900 to ₹3,34,400 per gaj. Two plots in one sector can be priced far apart, so treat the middle figure as a guide, not a quote.
The chart ranks Noida sectors by our 2026 plot figure per gaj, top sectors first.
Where can you find plots close to 100 gaj in Noida?
Our research found plots near 100 gaj (83.6 sq m) in only a few places: Sector 51, Sector 145 and some Sector 70 listings. Everywhere else, the floor is about 112 sq m (134 gaj).
Sector 51
Sector 51 is a Category A sector where the Aqua Line metro starts, with a walkway to the Blue Line station at Sector 52. Plots here run from 86 sq m (103 gaj) up to 450 sq m (538 gaj). Our 2026 figure is ₹2,41,000 per gaj, within a range of ₹2,26,600 to ₹2,50,800.
At that rate, an 86 sq m (103 gaj) plot works out to 103 times ₹2,41,000, about ₹2.48 crore. Listings of this size asked ₹2.36 crore to ₹3.2 crore in 2026. Our 2021 to 2023 figures here are estimates, so the recent years carry more weight.
Sector 145
Sector 145 sits on the Noida-Greater Noida Expressway. It has about 2,250 plots that the Noida Authority allotted to farmers under its 5% compensation scheme. Most sizes run from 98 to 107 sq m (117 to 128 gaj), with some up to 185 sq m (221 gaj).
Our 2026 figure here is low confidence, so read it as a range: about ₹1,52,900 to ₹1,92,000 per gaj. That puts 100 gaj (83.6 sq m) at about ₹1.53 crore to ₹1.92 crore. Listings asked more, ₹2.25 crore for 98 sq m (117 gaj) and ₹2.5 crore to ₹2.75 crore for 100 sq m (120 gaj).
There's a second reason for care. Our research notes that in July 2024, owners were still protesting delays in physical possession and in building out the sector.
Sector 70 and the 112 sq m (134 gaj) floor
Some Sector 70 listings come close too, starting at 110 sq m (132 gaj), and one was listed at ₹3.5 crore in 2026. Beyond these, the usual floor is 112 sq m (134 gaj). Our research found it in Sectors 40, 47, 52, 100, 105, 108 and 122. Sectors 30 and 31 have 112.5 sq m (135 gaj) plots.
| Plot size, sq m | Plot size, gaj | Gaj beyond 100 gaj | Where our research found it |
|---|---|---|---|
| 86 | 103 | 3 more | Sector 51 |
| 98 to 107 | 117 to 128 | 17 to 28 more | Sector 145 |
| 110 | 132 | 32 more | Sector 70 |
| 112 | 134 | 34 more | Sectors 40, 47, 52, 100, 105, 108, 122 and others |
| 112.5 | 135 | 35 more | Sectors 30 and 31 |
| 162 | 194 | 94 more | Sectors 30, 46, 100, 105, 108, 151 and others |
A warning about very cheap small plots
Many small "plots" tagged to Sectors 49, 53, 62, 70, 72, 82, 110 and 128 look like village or colony land, not authority sector plots. Abadi land is the old settled area of a village, and an unauthorised colony is one built without planning approval. We don't price either, because they aren't comparable with sector plots.
Sector 70 is on that list as well, so a small plot there needs extra checks. A true sector plot has a paper trail back to a Noida Authority allotment.
How have small plot prices and authority rates moved in Noida?
Land in Noida's small-plot sectors costs two to three times what it did in 2021. Sector 100 has a high-confidence series. There, 100 gaj (83.6 sq m) came to about ₹82.9 lakh in 2021, at ₹82,900 per gaj. At the 2026 figure of ₹2,63,200 it's ₹2.63 crore, 3.17 times as much.
Most of that rise came early. Sector 100's figure climbed 39% in 2022, 38% in 2023 and 46% in 2024. It then slowed to 10% in 2025 and 3% so far in 2026.
Sector 52 went from ₹90,700 to ₹2,63,000 over the same years. It paused in 2025, up 4%, then rose 15% so far this year.
What the Noida Authority categories mean
The Noida Authority sorts residential sectors into categories: A+ at the top, then A, B, C, D and E. Each has its own allotment rate, which is what the authority charges when it allots land itself. We publish only how these rates changed, never the rupee rates.
For Categories A to E, the authority's rate rose 6% in FY2024-25 and about 6% more in FY2025-26. On an index where FY2023-24 is 100, that's 106 and then 112.4. Category A+, which covers Sectors 14A, 15A and Blocks A and B of Sector 44, stayed at 100 for all three years.
In our table, Sectors 30, 47, 51 and 52 are Category A. Sectors 31, 40, 100, 105, 108 and 122 are Category B. The authority moved both by the same steps, so the category tells you the price tier, not the pace. We don't hold a FY2026-27 change yet.
Can you buy a 100 gaj builder plot near Noida?
Not inside Noida's sectors, going by our data. The authority laid out and allotted these sectors, and our project pages list no developer plot project inside Noida city. So a small plot here usually means a resale.
The nearest builder plots on our project pages are on the Yamuna Expressway, in the area run by YEIDA. YEIDA is the Yamuna Expressway Industrial Development Authority, which plans the land along that road. There, ACE Estate lists 150 gaj (125.4 sq m) plots at ₹1.88 crore.
That's ₹1.88 crore divided by 150, about ₹1,25,000 per gaj, a little under half the Sector 100 figure. It's an asking price too, and the final price can shift with the plot's position. For YEIDA's own scheme plots, see our guide to 100 gaj (83.6 sq m) in YEIDA.
What do stamp duty and other charges add to a Noida plot?
In Uttar Pradesh, which includes Noida, stamp duty is 7% of the property value and the registration fee is 1%. Women buyers get a 1% rebate on the duty, up to a value cap. We don't state the cap here, so check the current limit at the sub-registrar's office, where deeds are registered.
Here's a worked example. A 112 sq m (134 gaj) plot in Sector 108 at our figure is 134 times ₹2,42,000, or ₹3.24 crore. Stamp duty at 7% adds about ₹22.7 lakh, and the 1% fee adds about ₹3.24 lakh. That's about ₹3.50 crore before other charges.
Two more costs need checking. The registrar compares your deal value with the district circle rate, the minimum value the government sets for land in each area. We don't hold the Gautam Buddh Nagar circle rates, so ask the sub-registrar's office for the current list.
Then there are transfer charges, the fee the Noida Authority bills to move a plot into a new owner's name in its records. We don't hold the current charge, so get it in writing before you pay a token. Also check whether the plot is held on lease from the authority. A lease is a right to use land for a fixed term, set out in the lease deed along with any dues.
What should you check before you buy a small plot in Noida?
- Measure in sq m. Ask for the plot size as it appears on the authority's papers, then convert at 1.196 gaj per sq m. A "100 gaj" ad in Noida often turns out to be 112 sq m (134 gaj) or more.
- Trace the paper trail. A sector plot should go back to the authority's allotment letter, the lease deed and each transfer since. A gap in that chain is a red flag.
- Rule out village and colony land. Small, cheap plots tagged to Sectors 49, 53, 62, 70, 72, 82, 110 and 128 need extra checks. Match the plot number with the sector layout at the authority.
- Ask about possession. In Sector 145, owners were still protesting possession delays in July 2024. Confirm that physical possession has been given, and visit the plot.
- Get dues and charges in writing. Ask the authority for a no-dues statement and the transfer charge before you pay a token. If the seller is a developer with a new project, check its UP RERA registration. RERA is the Real Estate Regulatory Authority, which registers projects and hears buyer complaints; see our RERA checklist.

Questions
Frequently Asked Questions
How many sq m is 100 gaj? +
100 gaj is 100 sq yd, which is 900 sq ft or 83.6 sq m. Noida's plots are measured in sq m, so you'll rarely see 100 gaj on the papers. The nearest common size is 112 sq m, which is 134 gaj. To convert any Noida size, multiply the sq m figure by 1.196.
What does 100 gaj of land cost in Noida in 2026? +
At our 2026 figures, 100 gaj (83.6 sq m) costs about ₹2.2 crore in Sector 122 and about ₹2.6 crore in Sectors 30, 47, 52, 100 and 105. Sector 40 is highest in our table at ₹2.67 crore. These are asking-price based estimates, and 7% stamp duty plus a 1% fee come on top.
Which Noida sectors have plots close to 100 gaj? +
Our research found 86 sq m (103 gaj) plots in Sector 51 and 98 to 107 sq m (117 to 128 gaj) plots in Sector 145. Some Sector 70 listings start at 110 sq m (132 gaj). Elsewhere, the smallest common size we found is 112 sq m (134 gaj).
Are cheap small plots in Noida safe to buy? +
They need care. Many small plots tagged to Sectors 49, 53, 62, 70, 72, 82, 110 and 128 look like village or colony land rather than authority sector plots. A real sector plot traces back to a Noida Authority allotment and lease deed, so ask to see that chain before paying anything.
What is a Noida Authority category? +
The Noida Authority groups residential sectors into categories A+, A, B, C, D and E, each with its own allotment rate. Rates for A to E rose 6% in FY2024-25 and about 6% in FY2025-26. A+ (Sectors 14A, 15A and part of 44) stayed flat. We publish these changes only, not rupee rates.
