What is a 100 gaj plot in Greater Noida, and what does it cost?
A 100 gaj (83.6 sq m) plot in Greater Noida costs about ₹1.11 crore to ₹1.69 crore at our 2026 figures for the established GNIDA sectors. GNIDA doesn't allot plots of exactly that size, so most buyers end up choosing a 90 to 120 sq m plot.
Gaj is the everyday word for a square yard (sq yd). One gaj is 9 sq ft, or 0.8361 square metres (sq m). So 100 gaj is 900 sq ft, or 83.6 sq m. Going the other way, 1 sq m is 1.196 gaj.
GNIDA is the Greater Noida Industrial Development Authority. It plans the city and allots its plots in sq m, while sellers quote prices per gaj. Here are the small sizes we found in GNIDA sectors.
| Plot size (sq m) | Plot size (gaj) | Sectors where our research found it |
|---|---|---|
| 60 sq m | 72 gaj | Alpha 1, Alpha 2, Beta 1, Beta 2, Gamma 1, Gamma 2, Delta 1, Phi 3, Omicron 3, Sector 36 |
| 83.6 sq m | 100 gaj | Not a GNIDA size |
| 90 sq m | 108 gaj | Omicron 1, Omicron 3, Sector 36 |
| 100 sq m | 120 gaj | Alpha 1, Alpha 2, Gamma 1, Phi 2 |
| 112 sq m | 134 gaj | Chi 3, Omicron 3, Sector 36 |
| 120 sq m | 144 gaj | Most Greek-letter sectors, plus Sectors 36 and 37 and Greater Noida West Sector 3 |
Two villa sectors, Omicron 1A and Omicron 2, also have 90 to 120 sq m units. Those come with a GNIDA-built house, so their prices aren't plot prices and we leave them out.
How much does a 100 gaj plot cost in each Greater Noida sector?
At our 2026 figures, 100 gaj (83.6 sq m) ranges from about ₹1.11 crore in Eta 1 to ₹1.69 crore in Alpha 2. The plot you can actually buy is a little bigger, so the table also prices the nearest GNIDA size in each sector.
Our figures are Property Nivesh estimates from our own research. They're based on asking prices, so a final deal can land lower. Each cost is simply gaj times our 2026 figure per gaj. For example, 144 gaj x ₹1,58,900 = about ₹2.29 crore for a 120 sq m plot in Alpha 1.
| Sector | GNIDA zone | ₹ per gaj (2026) | 100 gaj (83.6 sq m) | Nearest size (sq m) | Nearest size (gaj) | Cost of nearest size |
|---|---|---|---|---|---|---|
| Alpha 2 | Zone A | ₹1,68,600 | ₹1.69 crore | 100 sq m | 120 gaj | ₹2.02 crore |
| Alpha 1 | Zone A | ₹1,58,900 | ₹1.59 crore | 120 sq m | 144 gaj | ₹2.29 crore |
| Delta 1 | Zone A | ₹1,55,000 | ₹1.55 crore | 120 sq m | 144 gaj | ₹2.23 crore |
| Sector 37 | Zone B | ₹1,48,100 | ₹1.48 crore | 120 sq m | 144 gaj | ₹2.13 crore |
| Beta 1 | Zone A | ₹1,47,200 | ₹1.47 crore | 120 sq m | 144 gaj | ₹2.12 crore |
| Gamma 2 | Zone A | ₹1,43,500 | ₹1.44 crore | 120 sq m | 144 gaj | ₹2.07 crore |
| Sector 36 | Zone B | ₹1,39,500 | ₹1.40 crore | 90 sq m | 108 gaj | ₹1.51 crore |
| Delta 2 | Zone A | ₹1,38,800 | ₹1.39 crore | 120 sq m | 144 gaj | ₹2.00 crore |
| Omicron 3 | Zone C | ₹1,37,800 | ₹1.38 crore | 90 sq m | 108 gaj | ₹1.49 crore |
| Gamma 1 | Zone A | ₹1,28,700 | ₹1.29 crore | 100 sq m | 120 gaj | ₹1.54 crore |
| Delta 3 | Zone A | ₹1,15,300 | ₹1.15 crore | 120 sq m | 144 gaj | ₹1.66 crore |
| Eta 1 | Zone C | ₹1,11,400 | ₹1.11 crore | 120 sq m | 144 gaj | ₹1.60 crore |
| Xu 2 | Zone C | about ₹1,32,400 | about ₹1.32 crore | 120 sq m | 144 gaj | about ₹1.91 crore |
| Sector 3 (Greater Noida West) | Zone A | ₹1,42,600 to ₹1,88,100 | ₹1.43 crore to ₹1.88 crore | 120 sq m | 144 gaj | ₹2.05 crore to ₹2.71 crore |
Two rows need care. Greater Noida West Sector 3's 2026 figure rests on a quoted minimum asking price, so we show it only as a range of ₹1,42,600 to ₹1,88,100 per gaj. Xu 2's figure is low confidence, because few plots there come up for sale, so read it as an about number.
The chart ranks the Greater Noida sectors with our highest 2026 plot figures per gaj.
Where can you find plots near 100 gaj in Greater Noida?
Small plots sit mostly in GNIDA's established Greek-letter sectors and in Sectors 36 and 37. Greater Noida West has fewer.
The Greek-letter sectors
Alpha, Beta, Gamma and Delta are among GNIDA's established plotted sectors. Plots there start at 40 sq m (48 gaj) in Alpha 2, Beta 1 and Beta 2. Many small plots are already built up, so vacant ones are scarce. Alpha 2 has 100 sq m (120 gaj) plots next to the Krishna Park Plaza market strip.
Omicron 3 mixes 60 to 250 sq m plots with some group housing. In Xu 2 and Xu 3, most 120 sq m plots already carry authority-built houses.
Sectors 36 and 37
Sector 36, also called RHO-I, sits near Pari Chowk and Achheja market. It has the widest spread of small sizes in our data: 40, 60, 90, 112 and 120 sq m. Sector 37, or RHO-II, has about 981 plots of 120 and 200 sq m along the 130 m road.
Greater Noida West
Sector 3 in Greater Noida West has about 1,149 GNIDA plots of 120 and 200 sq m. Sector 2's plots are bigger, at 162 and 220 sq m, so it has nothing near 100 gaj (83.6 sq m).
Builder plots
We hold no builder plot of this size inside GNIDA's sectors. The nearest on our site are on the Yamuna Expressway, in the area run by YEIDA, the Yamuna Expressway Industrial Development Authority. There, ACE Estate lists 150 sq yd (125.4 sq m) plots at ₹1.88 crore. Our 100 gaj YEIDA guide covers that market, and our Noida guide for the same size covers the sectors run by the Noida Authority in Noida city.
What does GNIDA charge per sq m in each Greater Noida zone?
GNIDA's own allotment rate for a 120 sq m plot in Zone A is about ₹61.64 lakh in FY2026-27. That is 120 x ₹51,363. Resale plots in Zone A's Greek-letter sectors cost roughly 2.7 to 3.9 times that per gaj in our figures.
Allotment means GNIDA itself gives you the plot, usually through a scheme and a draw. GNIDA groups its sectors into zones, and each zone has one rate per sq m.
| Zone | Sectors in the zone | FY2022-23 (₹ per sq m) | FY2026-27 (₹ per sq m) | Change | 120 sq m (144 gaj) at the FY2026-27 rate |
|---|---|---|---|---|---|
| Zone A | Alpha 1 and 2, Beta 1 and 2, Gamma 1 and 2, Delta 1 to 3, Swarn Nagri, Sectors 1, 2, 3, 4, 10, 12, 16, 16B and 16C | ₹39,000 | ₹51,363 | +32% | ₹61.64 lakh |
| Zone B | Chi 2 to 5, Phi 1 to 4, Pi 1 and 2, Sigma 1, Zeta 1 and 2, Mu 1 and 2, Sectors 36 and 37 | ₹36,000 | ₹47,413 | +32% | ₹56.90 lakh |
| Zone C | Eta 1, Omicron 1, 1A, 2 and 3, Xu 1 to 3, Sigma 2 to 4 | ₹34,000 | ₹44,779 | +32% | ₹53.73 lakh |
| Zone D | Sectors 11, 17 and 20 | ₹29,000 | ₹34,680 | +20% | ₹41.62 lakh |
The chart shows each zone's rate per sq m from FY2022-23 to FY2026-27.
To compare like with like, convert the rate to gaj. ₹51,363 per sq m divided by 1.196 is about ₹42,946 per gaj in Zone A. Our 2026 figure for Delta 3 is ₹1,15,300 per gaj, about 2.7 times that, and Alpha 2's ₹1,68,600 is about 3.9 times.
So don't read the zone rate as a resale price. It applies only when GNIDA allots a plot in its own scheme. We don't hold the date of GNIDA's next residential plot scheme, so watch GNIDA's official notices for one.
How have small plot prices in Greater Noida moved since 2021?
Small-plot sectors have roughly tripled in our figures since 2021. Alpha 2 rose from ₹50,400 per gaj in 2021 to ₹1,68,600 in 2026. Delta 1 went from ₹50,200 to ₹1,55,000. In money terms, 100 gaj (83.6 sq m) in Delta 1 was about ₹50.20 lakh in 2021 and is about ₹1.55 crore now.
The rises have been smaller lately. Sector 36 jumped about 47% in 2024, from ₹84,700 to ₹1,24,400. It then rose about 2% in 2025 and 10% in 2026. Past rises don't tell you what comes next.
Our price tracker, which follows mostly flats, puts Greater Noida at ₹7,800 per sq ft with 88% growth over five years. Plots move differently, so use that only as a sense of direction.
Are cheap village and colony plots in Greater Noida West safe?
Cheap 100 gaj (83.6 sq m) plots in Greater Noida West are usually in village abadi land or private colonies, not GNIDA sectors. We don't publish prices for them, because a low price there often comes with legal risk.
Our research found such plots around villages like Saini, Sunpura, Chipiyana Buzurg, Haibatpur and Roza Yakubpur. Abadi land is the old village settlement area. Sellers there often offer a registry and a revenue mutation instead of a GNIDA allotment and lease deed.
Unauthorised building is under watch. Hindustan Times reported on 29 September 2026 that the National Green Tribunal (NGT) had asked GNIDA for details of unauthorised construction. Before you pay a token, ask GNIDA's planning department whether the land falls in a planned sector at all.
Farmer-quota plots are a separate case. In Sector 16B, most plots on sale are farmer plots GNIDA allotted under its 6% abadi quota. They're often sold as approved by the authority, with 50% residential and 50% commercial use. Sizes start at 160 sq m (191 gaj), so they aren't a 100 gaj option anyway. If you look at one, check the allotment letter, the permitted use and whether GNIDA allows the transfer.
What extra costs come on top of a 100 gaj plot in Greater Noida?
Stamp duty and registration add about 8% to a Greater Noida plot. Uttar Pradesh charges 7% stamp duty and a 1% registration fee. Women buyers get a 1% rebate on the duty, but only up to a value cap, so check the current cap before you count on it.
Take a 120 sq m (144 gaj) plot in Sector 37 at our 2026 figure: 144 x ₹1,48,100 = about ₹2.13 crore. Stamp duty at 7% is about ₹14.93 lakh, and the 1% fee adds about ₹2.13 lakh. That comes to roughly ₹2.30 crore before any transfer charges or brokerage.
Stamp duty is worked out on the deal price or the circle rate value, whichever is higher. The circle rate is the minimum value per sq m that the district sets for each area. We don't hold the current Gautam Buddh Nagar circle rates, so ask the sub-registrar's office for the list.
GNIDA plots are leasehold. A lease means GNIDA stays the owner of the land and you hold it for a long fixed term. Transfer charges are the fee GNIDA collects when a leasehold plot moves from one owner to the next. We don't hold GNIDA's current transfer rate, so ask its property department for a written figure.
What to check before you buy a 100 gaj plot in Greater Noida?
- Is it a GNIDA plot? Ask for the allotment letter and lease deed. A village or colony plot sold on a registry alone is a different, riskier product.
- The size in sq m. A seller's "100 gaj" is often a 90, 100 or 120 sq m plot. Read the area on the lease deed and price it in gaj yourself.
- Dues and transfer charges. Ask GNIDA for a no-dues letter and its transfer charge in writing before you pay a token.
- Vacant or built. Many small plots in Delta 1, Xu 2 and Xu 3 already have houses. Know whether you're paying for land alone or land and a building.
- Private projects. A private plotted project should be registered with UP RERA, the state's real estate regulator. Our RERA checklist shows what to look up.
Our stamp duty calculator works out the duty for any price. For rates by area, see Greater Noida property rates and Noida property rates. If you're weighing a bigger plot, our 200 gaj Greater Noida guide covers 162 sq m plots, and our YEIDA vs Greater Noida comparison sets the two markets side by side.
