Should I Buy a Plot in YEIDA or Greater Noida?

Greater Noida is a finished city with a metro. YEIDA is cheaper on average, closer to the new airport and rising faster, but much of it is still empty. Here is how the two compare on official rates, prices, rent and risk.

YEIDA or Greater Noida: which is better for a plot?

It comes down to whether you want a finished place or a growing one.

Greater Noida is a planned city that has filled up over many years. It has the Aqua Line metro, schools, hospitals, colleges and markets. Its land rates rise steadily, by the same percentage across most zones each year. A plot here is easier to build on, rent out and sell.

YEIDA is the next belt south, along the Yamuna Expressway. It has the new airport and big job projects planned around it. Its land rates have risen much faster, and homes are cheaper on average. But many sectors are still empty, and you may wait years for neighbours and services.

So Greater Noida suits a buyer who wants to build and live soon. YEIDA suits a buyer who can wait and accept more risk for the chance of bigger gains. Neither is guaranteed.

How official plot rates have moved

Set the two authorities’ latest rises side by side and the gap is clear. In 2025-26, YEIDA raised its residential plot rate 35% and its group-housing rate 62%. Greater Noida raised its rates 5.0%.

Board-approved change from one financial year to the next, by authority and land use (median across zones or categories where an authority prices several). YEIDA’s 2025-26 values are its scheme rates.

But Greater Noida has its own fast risers. In FY2024-25 it moved Sectors 1, 4, 12, 16 and 16C in Greater Noida West into its dearest zone. Their residential rate rose 56% that year and 77% over five years:

Each line is a group of sectors that took the same path through Greater Noida Authority’s zones (A is the dearest, D the cheapest). The authority raises every zone by a board-approved percentage each year; sectors it moves to a dearer zone jump in the year of the move.

Within Greater Noida, then, the zone your sector sits in matters a lot. Within YEIDA, the sector does not change the official rate at all. Our Noida Infrastructure Impact Report lists every zone move.

What homes cost and earn in each

On our tracker, the average asking price for homes is ₹7,800 per sq ft in Greater Noida and ₹6,500 on the Yamuna Expressway. That makes the Expressway about 17% cheaper on average.

Rent tells a similar story. Greater Noida’s gross rental yield is 3.4%. On the Expressway it is 2.9%. Fewer people live along the Expressway today, so tenants are harder to find.

Growth has gone the other way. Expressway prices rose 171% from 2020 to 2025, the fastest of the 12 areas we track. Greater Noida rose 88% over its last five years. Government data agrees that Greater Noida is rising too: the National Housing Bank named it among the fastest-rising cities in 4 of its 8 recent quarterly releases.

Consultancies see Greater Noida rising more slowly. Knight Frank put its average at ₹9,734 per sq ft in January–June 2026, up 6% on a year earlier. ANAROCK put new homes on the Yamuna Expressway at ₹8,900, up 53% since 2024.

Plot rules: what is the same and what differs

Both authorities allot most land on lease rather than selling it outright. YEIDA’s rules are set out in its scheme brochures, summed up below. Greater Noida publishes a brochure for each of its schemes too, so check its building deadline and transfer rules there before you apply.

The rules matter as much as the price. In YEIDA’s recent schemes, plots are handed over once the sector is developed, which YEIDA says takes about five years. You then have three years from the lease deed to build. After that, extension charges of 4%, 5% and 6% of the plot price apply each year.

Stamp duty and registration. Our stamp duty calculator uses 7% stamp duty and a 1% registration fee for Uttar Pradesh. Women buyers get a 1% duty rebate up to a value cap. Confirm the current cap with the sub-registrar before you register.

How to decide

  • Want to build a home in the next two or three years? Greater Noida has the roads, services and neighbours in place.
  • Buying to hold for ten years or more? YEIDA has had the faster rises, but its plots come with a deadline to build. Read about the holding costs and rules first.

Is a YEIDA plot better than a Greater Noida plot? +

Neither is better for everyone. YEIDA’s official plot rate rose 96% from FY2022-23 to FY2026-27, against 32% for most of Greater Noida. But Greater Noida is far more built-up, has a metro and earns more rent.

Are plots cheaper in YEIDA than in Greater Noida? +

Home prices are lower on average: ₹6,500 per sq ft on the Yamuna Expressway against ₹7,800 in Greater Noida on our tracker. Each authority publishes its own plot rates, and both change every year.

Which Greater Noida sectors saw the biggest rate rise? +

Sectors 1, 4, 12, 16 and 16C in Greater Noida West. Greater Noida moved them into its dearest zone in FY2024-25, and their residential plot rate rose 77% over five years.

Is stamp duty different in YEIDA and Greater Noida? +

No. Both are in Gautam Buddh Nagar district, Uttar Pradesh, so the same state stamp duty and registration fee apply.
