Is It Better to Invest in Yamuna Expressway or Noida Extension?
Noida Extension is a crowded, lived-in suburb next to Noida. The Yamuna Expressway is emptier, closer to the new airport and has risen faster. For a flat, the choice comes down to rent now or growth later. Here is the data.

Which is better: Yamuna Expressway or Noida Extension?
They suit different buyers. Noida Extension (officially Greater Noida West) is already home to a large population, with shops, schools and short drives to Noida’s offices. A flat there is usually easier to rent out or sell today.
The Yamuna Expressway is quieter and more spread out. Most new flats are still years from completion. Its pull is the future: the Jewar airport and the jobs planned around it. Prices there have risen faster than anywhere else we track.
So: if you want rent and an easy resale soon, Noida Extension has the edge. If you can wait several years and want exposure to the airport area, the Expressway is the bigger, riskier bet.

What a flat costs in each
On the Yamuna Expressway, these are the flats with a published price on our pages:
Ready flats are rare. ATS Allure is the ready-to-move option on our list, with a 2 BHK at ₹1.53 crore. The rest are due between 2028 and 2031.
On our tracker, the Yamuna Expressway average is ₹6,500 per sq ft, well below the new launches. The average includes older and smaller homes, so new towers cost much more.
Consultancy figures put the two closer together. ANAROCK puts the average base price of new homes in Greater Noida West at ₹10,150 per sq ft in April–June 2026, up 1% on the quarter. Its Yamuna Expressway figure is ₹8,900 for January–June 2026. Both measure new projects on super built-up area.
Price growth: the Expressway has run faster
Average asking prices on the Yamuna Expressway rose 171% from 2020 to 2025, the most of the 12 areas on our tracker:
Noida Extension has climbed too. Greater Noida moved Sectors 1, 4, 12, 16 and 16C into its dearest zone in FY2024-25, and their official residential rate rose 56% that year. The National Housing Bank also named Greater Noida among India’s fastest-rising cities in 4 of its last 8 quarterly releases.
Remember that fast past growth often slows. The Expressway rose 8.3% in 2025, much less than in earlier years.
Rent and living today
For rent, Noida Extension is ahead. It has far more people living there now, and it is closer to the offices of Noida. Our tracker puts Greater Noida’s gross yield at 3.4%, against 2.9% on the Yamuna Expressway.
ANAROCK’s rents point the same way: ₹19,000 to ₹26,000 a month for a 2 BHK in Greater Noida West in April–June 2026, against ₹20,000 to ₹22,500 on the Yamuna Expressway in January–June 2026.
Density has a cost, though. The Times of India reported in October 2026 that at Gaur Chowk, a 15 to 20 minute trip can take one and a half to two hours at peak time. Read our story: Gaur Chowk gridlock.
Each has trade-offs for daily life. Noida Extension is a dense area of high-rise towers. The Expressway is open and green, but shops, schools and hospitals are spread thin outside the built-up sectors.
Risks on each side
Yamuna Expressway. Several big projects are stuck, including Jaypee Sports City, Supertech Golf Country and Supertech Upcountry. Two more are being marketed without RERA registration. Supply is large: about 8,200 flats are due in the projects on our pages by 2031.
Noida Extension. The area has a long history of delayed projects, and the promised metro is still on paper. Check each builder’s delivery record and RERA complaints before you book.

Is Yamuna Expressway better than Noida Extension for investment? +
It depends on your goal. Yamuna Expressway prices rose 171% from 2020 to 2025 on our tracker, the fastest of any area we follow, but rent is low at 2.9%. Noida Extension is more built-up and easier to rent out.
What is Noida Extension’s official name? +
Greater Noida West. It is part of the Greater Noida Authority’s area, next to Noida. Its main sectors include 1, 2, 3, 4, 10, 12, 16, 16B and 16C.
Is there a metro to Noida Extension? +
Not yet. The Aqua Line extension from Noida Sector 51 to Knowledge Park V was approved on 3 December 2019 and again on 29 November 2024, but construction has not started.
What do new flats cost on the Yamuna Expressway? +
