Eldeco’s newest 22D launch, in brief
Echoes of Eden went on sale on 27 February 2026, the third Eldeco project in Sector 22D in under a year. Its UP-RERA number is UPRERAPRJ125342/02/2026, registered on 1 February 2026 according to ReraTracker, with a declared completion date of 11 January 2031. That makes it the longest wait of Eldeco’s three 22D projects, by about half a year over Whispers of Wonder. The promoter is Eldeco Sohna Projects Ltd, the same company behind WOW. Eldeco states that the land, 20,235 sq m or 4.99 acres, is held on a 90-year lease from YEIDA. Three residential towers are planned alongside a retail block branded Eldeco Eden Plaza. We found no complaints, orders or adverse news, which at seven months old tells you very little either way. The reason this page carries a note of caution is data quality, not conduct. The unit sizes in the public RERA mirror look copied from WOW, the price comes from a broker portal, and the four-bedroom homes in the marketing have no published size. Each of those can be cleared up with one phone call and a look at up-rera.in, and you should make that call before you commit money.
Distances that matter day to day
Eldeco lists four distances: Jaypee Sports City 0.5 km, Sardar Patel Vidyalaya 1.1 km, Buddh International Circuit 3 km, and Kailash Hospital 4.5 km. A school within walking range and a hospital under five kilometres are the two you will use most. The circuit is a landmark more than a daily destination. There is no official figure for the expressway, the metro or the airport, and we are not going to borrow one from a sister project’s brochure and pretend it applies here. Being next to Jaypee Sports City means there is an established population nearby, which tends to pull in shops and services earlier. Remember too that by 2031 the sector around you will be very different from what you see on a site visit today. Most of it will have been built in the same five years as this project, so expect construction traffic and dust through the early years of living here if you move in on time.
Unit sizes: why we want you to check twice
According to ReraTracker, the registration covers 558 homes: two-bedrooms of 700 sq ft carpet, three-bedrooms of 871 to 1,057 sq ft, and penthouse duplexes of 879 to 1,065 sq ft. Those are, figure for figure, the carpet areas the same tracker shows for Eldeco Whispers of Wonder. Both are 5-acre plots with the same promoter in the same sector, so Eldeco may simply have repeated a design that works. It is equally possible that the tracker copied one record into another. We cannot tell from the outside, and neither can you, so ask Eldeco for the RERA-registered carpet area of the exact unit you are considering and match it against the filing on up-rera.in. The marketing adds a second puzzle. Eldeco’s site promotes two-, three- and four-bedroom residences but publishes no sizes, and we found no four-bedroom size or price anywhere. On super area, Investmango, a broker portal rather than one of the large listing sites, shows three-bedrooms of 1,550 to 1,850 sq ft at ₹1.45 Cr to ₹1.72 Cr. Those super areas also match what Square Yards shows for Ballads of Bliss, which adds to the sense of one template reused. Density works out to about 112 homes per acre. Two unofficial sources put the clubhouse at 40,000 sq ft and 75,000 sq ft respectively; they cannot both be right, so we publish neither.
A greener amenity plan than its siblings
Where the other two Eldeco projects lead with sports courts, this one leads with landscape. The list includes a palm tree avenue, peripheral greens, a landscape hangout area, an open gym, a multipurpose court, an amphitheatre, a kids’ swing area and convenience retail. The retail block, Eden Plaza, gives residents shops inside the gate. If your household spends more time walking than playing squash, this is the more relevant list. The list we have does not include a swimming pool, which the other two 22D Eldeco projects do. That may be a gap in the published list rather than in the plan, but ask about it directly, together with the size of whatever clubhouse is built.
Price, forecast and risk
ReraTracker shows a launch base of ₹9,000 per sq ft and a current base of ₹9,300, both on low-confidence data as of September 2026. Investmango’s ticket prices sit in line with that. If the rate holds, Echoes of Eden is the cheapest way into an Eldeco project in 22D, about 7 per cent below Ballads of Bliss at ₹10,000. It is still well above the corridor. Our Yamuna Expressway average is ₹6,500 per sq ft for 2025, after rising from ₹2,400 in 2020, so you pay a premium of roughly 43 per cent for a new, branded flat. With the airport case largely priced in and completion not due until 2031, we assume around 8 per cent a year over five years and a gross yield of about 2.5 per cent, below the corridor’s 2.9 per cent, because new stock in an unfinished sector usually rents at a discount. The risks: the longest construction window of the three, unverified unit data, a price drawn from secondary sources, and heavy competing supply from Eldeco’s own two projects, which together with this one add close to 1,700 homes to one sector.
Who should consider it
We rate Echoes of Eden Hold / Watch. It suits a patient end-user who wants Eldeco’s delivery record at the lowest entry price on offer in 22D and who is comfortable waiting until 2031. It does not suit anyone who needs to move in within four years, or anyone set on a four-bedroom, because no four-bedroom layout has been published. The verdict could move up quickly. If Eldeco confirms unit sizes that match the RERA portal, a written rate close to ₹9,300 per sq ft, and a clear answer on the pool, this becomes a sensible buy at a lower price than its siblings. Until then, compare all three Eldeco projects on carpet area and total cost, not on brochure size.
