Which YEIDA Sector Has the Highest Potential for Property Price Appreciation?
No one can promise which sector will rise most. But the data from Noida, Greater Noida and the Yamuna Expressway shows what has pushed prices up before: jobs, transport links and finished neighbourhoods. Here is where those drivers sit in YEIDA today.

Which YEIDA sector will rise the most?
Nobody knows for sure, and anyone who names one sector with certainty is selling something. What we can show is what has pushed prices up before in Gautam Buddh Nagar, the district that holds Noida, Greater Noida and the YEIDA area.
Three things stand out. Prices rise when jobs arrive, when a transport link actually opens and when a neighbourhood fills up with people living there. In YEIDA, that means sectors close to where jobs are actually being created, around the airport and the industrial land YEIDA is planning, and sectors that are already lived in, like 22D.
Being “near” is not enough, though. A sector next to a planned project gains little until that project is real. So treat any appreciation story as a list of conditions, and check each one.
What has pushed prices up in this district?
Official re-rating. Greater Noida groups its sectors into zones, from A (dearest) to D. In FY2024-25, it moved Sectors 1, 4, 12, 16 and 16C in Greater Noida West from zone D to zone A. Their land rate jumped 56% that year. Over five years it rose 77%, against 32% for sectors that were always in zone A.
That move followed years of building in Greater Noida West. The authority priced in what had already happened on the ground.
Location charges. Noida puts a price on access. It adds 5% to the land rate in 44 sectors near metro stations, and 7.5% in 38 sectors along the Noida–Greater Noida Expressway.
The airport years. On the Yamuna Expressway, average asking prices rose fastest while the airport was being built, then slowed:

Why YEIDA’s own rates can’t pick a winner
YEIDA sets one allotment rate for each land use across its whole area. A residential plot in a sector next to the airport costs the same per square metre as one far from it. So YEIDA’s rate rise, 96% from FY2022-23 to FY2026-27, tells you the whole area got dearer. It does not tell you which sector gained most.
For that, look at what builders and resale sellers ask. Our project pages show a clear gap:
New flats in Sector 22D, where most finished homes are, ask ₹8,516 to ₹11,400 per sq ft. Gaur Yamuna City in Sector 19 is listed at ₹6,550. Builder plots in Sector 22D, such as Ace Estate, are the dearest of all per sq ft. Buyers already pay a premium for finished, lived-in areas.
Where the growth drivers are in YEIDA
Here is where the main job and transport projects sit, and how far along they are. Status matters more than distance.
Logistics and industry. In September 2026, YEIDA’s board approved a multi-modal logistics park at Tappal-Bajna, to be sold to investors by e-auction. It is also planning an industrial node of about 8,000 hectares south of the airport, still at the master-plan stage, Hindustan Times and The Times of India reported. Closer to Greater Noida, a government logistics hub at Dadri is under construction, and a transport hub at Boraki railway station is approved, according to the industrial corridor agency’s records.
Our locality file still lists the Film City and a rapid-rail link as upcoming, with the rail link only a proposal. Treat each as a plan until building starts.
- Delhi–Mumbai Expressway link: a 31.42 km six-lane road from Faridabad to the airport, with interchanges on the Eastern Peripheral Expressway and the Yamuna Expressway. The Union Cabinet approved a revised cost of ₹3,630.77 crore on 10 March 2026, and it is under construction.
- Metro to Greater Noida West: a 17.4 km Aqua Line extension from Noida Sector 51 to Knowledge Park V. Uttar Pradesh approved the revised plan on 29 November 2024. Central approval was still awaited in October 2026.
- Aqua Line to Boraki: a 2.6 km extension from the Depot station to the planned Boraki transport hub, sanctioned by the Centre. Civil work had not started by our last check.
Approval is not construction. The metro line to Knowledge Park V in Greater Noida West was approved on 3 December 2019 and again on 29 November 2024, and work has not begun. Count a project only once building has started.
Signals to watch in any sector
- Cranes, not brochures. A job centre or road under construction counts. A signed memorandum does not.
- Lights at night. Sectors where allottees have built and moved in sell faster and at better prices.
- Rent enquiries. When airport and factory staff start renting nearby, demand is real. Today the gross yield on the Expressway is only 2.9%.
- New supply. UP RERA registrations in the district rose 84% after 2023. More supply can hold prices back.
- Legal clean-up. If the courts settle the Jaypee Sports City and Supertech cases, nearby sectors may see projects restart.

No one can say for sure, and we do not forecast. In the district, prices rose most where jobs, transport links and finished homes came together. In Greater Noida, re-rated sectors jumped 77% over five years against 32% for the rest.
Are plots near Jewar airport more expensive in YEIDA schemes? +
No. YEIDA charges one allotment rate per land use for its whole area. Plots near the airport cost the same per square metre as plots farther away. The difference shows up only in resale and builder prices.
How much have Yamuna Expressway prices grown? +
Average asking prices rose from ₹2,400 per sq ft in 2020 to ₹6,500 in 2025 on our tracker, up 171%. The rise in 2025 alone was 8.3%.
Does a metro line raise property prices? +
Noida thinks so: it charges 5% more for land in 44 sectors near metro stations. But the YEIDA area has no running metro yet, and the extension to Greater Noida West is still not under construction.
