Gaurs’ first Sector 22D address
Gaur Chrysalis is a fresh start for Gaurs on the corridor, not an extension of Gaur Yamuna City. YEIDA allotted the group-housing plot, GH-12 in Sector 22D, in February 2025 and the lease deed followed in July 2025. The project was registered on UP-RERA on 4 November 2025 as Gaur Chrysalis (Phase 1), UPRERAPRJ622344/11/2025, with Gaursons Promoters Pvt Ltd of East Delhi as promoter, and it launched the same day. The declared completion date is 5 October 2030. The filing describes seven towers, named Arista, Azure, Celeste, Cielo, Helena, Luna and Nova, of 34 storeys each according to the official site (some brokers say ground plus 33), holding 952 homes: exactly 476 three-bedroom and 476 four-bedroom units. That is an unusually simple product. There are no small units to pull the average ticket down and no penthouse tier to headline the brochure, just two large family formats. UP-RERA showed no complaints against the project in September 2026. Its promoter has 121 complaints across three registered projects, which is not alarming for a group of this size but is worth reading before you commit.
The 11.8-acre claim and the 9.37-acre plot
The official site markets Chrysalis as 4.77 hectares, or 11.8 acres, with 8 acres of landscaped greens. The RERA plot, GH-12, is 37,915 sq m, which is 9.37 acres. We use the RERA figure. Nobody has explained the gap. It may include land for a future phase, and Gaurs quotes the identical 11.8-acre figure for Gaur Alaris next door, which suggests one marketing number shared between two plots. Whatever the reason, it changes how you should read the open-space promise. If 8 acres of greens sat on 11.8 acres, that would be about 68% open. On the RERA plot of 9.37 acres, the same 8 acres of greens would leave barely an acre and a half for seven 34-storey towers, internal roads and a five-level club. Because we cannot reconcile the two, we have not published an open-area figure at all. On the RERA land, 952 homes work out to about 102 per acre, which is dense for a project that sells itself on space and greenery.
Carpet, built-up and the area you pay for
The official floor plans do something helpful: they give three areas for each home. The 3 BHK has a total area of 1,910 sq ft, a built-up area of 1,475 sq ft and a carpet area of 999 sq ft (92.83 sq m). The 4 BHK is 2,495 sq ft total, 1,922 sq ft built-up and 1,340 sq ft carpet (124.54 sq m). So roughly 52% of the 3 BHK’s billed area and 54% of the 4 BHK’s is carpet, the floor inside your walls. That ratio decides what you really pay. SquareYards lists the 3 BHK at ₹2.29 Cr and the 4 BHK at ₹2.74 Cr in September 2026. The 4 BHK sits right on the portal’s ₹11,000 per sq ft launch rate, while the 3 BHK works out closer to ₹12,000. On carpet, the two prices are about ₹22,900 and ₹20,400 per sq ft. The bigger home is the better deal on that measure: you get 341 sq ft more carpet for ₹45 lakh more. Earlier broker claims of ₹7,999 to ₹9,000 per sq ft at pre-launch are unverified, and we have not used them anywhere on this page.
A five-level club at the centre
The clubhouse is where Gaurs has clearly spent. The official site gives it as 6,867 sq m, about 75,000 sq ft, over five levels, with more than 75 amenities across the project. Among those listed: a heated indoor pool, squash and badminton courts, a gym and yoga studio, a theatre, a banquet hall, a skating rink, and themed butterfly and plumeria gardens. For 952 households that is a generous club, about 79 sq ft of club space per home. The official site also puts Gaurs International School about 3 km away; check whether it is open and admitting students for your children’s years before you count on it. SquareYards places the Buddh International Circuit about 8 km off and the Yamuna Expressway about 2 km, a little further back from the carriageway than the ACE projects in the same sector, which may mean less road noise. The official site gives about 15 to 16 km to Noida International Airport and about 10 km to the Eastern Peripheral Expressway.
Pricing against the plot next door
The most useful comparison for Chrysalis is not the corridor average but Gaurs’ own next launch. Gaur Alaris, on GH-13 immediately beside it, launched in July 2026 with prices from ₹1.32 Cr for a 1,550 sq ft 3 BHK plus study. That is an indicative ₹8,500 per sq ft against Chrysalis’s ₹11,000, from the same group, in the same sector, eight months later. Alaris completes later, in June 2031, and its larger homes have no public price, so the gap may narrow on like-for-like units. But it should shape your negotiation here. Against the wider market, Chrysalis asks about 70% more than the ₹6,500 Yamuna Expressway average recorded on this site. That premium buys a new building and a big club, but it also absorbs much of the airport-led growth that lifted the corridor from about ₹2,400 in 2020. We forecast 8% a year over five years and a gross yield of about 2.4%, below the locality’s 2.9%, because large homes at a high entry price seldom rent in proportion. The group’s record matters too. Gaurs claims more than 75,000 units delivered, but its Gaur Yamuna City apartment phase finished more than two years after its RERA date. The Kotak Mahindra Bank account in the filing is a collection account, not a loan approval.
Who Chrysalis is built for
Our verdict is Hold / Watch. Chrysalis suits a family that wants a big three- or four-bedroom home, values a serious club over a lower price, and is comfortable waiting until late 2030 with a developer whose deliveries have sometimes run late. If that is you, pick the 4 BHK on carpet value, ask for the construction schedule tower by tower, and get the RERA plot area written into your agreement. It does not suit a buyer who judges price per carpet foot, anyone who needs a home before 2030, or anyone who has not first priced Gaur Alaris next door. Given how far apart the two launches sit, walking into the Chrysalis sales office without that comparison is the surest way to overpay.
