What Is the Minimum Budget Required to Buy a YEIDA Plot?
The cheapest way into YEIDA is a plot from one of its own schemes, if you win the draw. Builder plots cost far more, and every plot carries extra costs on top. Here is what you need, route by route.

How much money do you need for a YEIDA plot?
It depends on the route.
- A YEIDA scheme plot is the cheapest, because you pay YEIDA’s own rate. But you need luck: plots go by draw.
- A builder plot in a township costs much more. On our pages these start at ₹1.88 crore.
- A resale plot from an earlier allottee is priced by the market, usually well above YEIDA’s rate.
For a YEIDA scheme plot, the smallest size in the 2026 scheme was 162 sq m, about 194 sq yd. YEIDA prints its rate per square metre in each brochure, so the price is that rate times the area. You pay a tenth with the application and the rest within 60 days of the allotment letter.
On top of the price, budget for YEIDA’s lease rent, stamp duty and registration and, within three years, the cost of building a house.
Route 1: a YEIDA scheme plot
YEIDA launches residential plot schemes every year or two. You apply online and pay registration money with the form. A draw decides who gets a plot. Winners must then pay the full price within 60 days of the allotment letter. There are no long instalment plans.
The size of the smallest plot matters as much as the rate. Here is what YEIDA’s last three schemes in our data offered:

The 2022 scheme had plots as small as 60 sq m. The 2026 scheme started at 162 sq m. With the rate per square metre up 96% over the same years, the cheapest scheme plot now costs about five times as much as in 2022.
How you pay, in the 2025 and 2026 schemes:
- With the form: registration money of 10% of the plot price (5% for SC/ST applicants). It is refunded if you don’t win.
- Within 60 days of the allotment letter: the rest of the price, plus any location charge.
- Before the lease deed: a one-time lease rent of 10% of the plot’s cost, then stamp duty and registration.
Each scheme has cost more than the one before. On our index, YEIDA’s residential plot rate rose 96% from FY2022-23 to FY2026-27. Most of that came in two steps, including 35% in 2025-26.
Route 2: a builder plot
Builder plots are in townships on land YEIDA leased to the builder. You choose your plot and pay the builder’s price. Here are the plot sizes and prices on our pages, cheapest first:

ATS Province D Olympia in Sector 22D lists plots of 150, 210 and 270 sq yd at ₹2 crore to ₹4 crore, due in Mar 2028.
So the smallest builder plot on our pages needs about ₹1.88 crore before costs. Take care with Greenbay Golf Village: delivered, but YEIDA land dues unpaid and most plots unregistered.
Route 3: a resale plot
Plots from earlier schemes also change hands. Resale prices are set by the market, so they vary a lot by sector, plot size and whether the lease deed is done.
We do not hold reliable data on YEIDA resale plot prices, so we don’t quote one. Ask for recent registered transfer deeds in the same sector. Note too that plots won under the farmer or industry quotas cannot be transferred for five years from allotment.
Before you pay, check that the seller holds a registered lease deed from YEIDA, that YEIDA has approved the transfer, and that all dues are paid. Ask YEIDA for the transfer charges in writing.
Costs on top of the plot price
Stamp duty and registration. Our stamp duty calculator uses 7% stamp duty and a 1% registration fee for Uttar Pradesh. Women buyers get a 1% duty rebate up to a value cap. Confirm the current cap with the sub-registrar before you register.
- Lease rent. YEIDA plots are leased for 90 years. In its recent schemes, lease rent is paid once, at 10% of the plot’s cost, before the lease deed.
- Location charges. A park-facing, corner or wide-road plot costs 5% more for each feature, up to 15%.
- Building the house. You must finish building within three years of the lease deed. Budget for this from day one.
- Transfer charges on a resale plot, and the cost of any pending dues.
The rules matter as much as the price. In YEIDA’s recent schemes, plots are handed over once the sector is developed, which YEIDA says takes about five years. You then have three years from the lease deed to build. After that, extension charges of 4%, 5% and 6% of the plot price apply each year.

A worked example
Here is the arithmetic for every ₹1 crore of plot price, using YEIDA’s scheme terms and our calculator’s Uttar Pradesh rates:

For a builder plot, there is no YEIDA lease rent to pay separately. The smallest on our pages, 150 sq yd at Ace Estate for ₹1.88 crore, would carry about ₹13.2 lakh in stamp duty and ₹1.88 lakh in registration fee for a man buyer.
Stamp duty is charged on the value the sub-registrar accepts, which can differ from the price you pay. Check the figure before you budget.
The lesson: the price on the brochure is only the start. Keep a buffer for duty, fees and building costs before you commit.
Beware of “cheap plots near Jewar”
Be wary of adverts for plots “near Jewar airport” at a fraction of these prices. In a colony without approval, you may not be able to register the plot, get a building plan passed or build at all.
Unapproved building is a live issue in the district. In September 2026, the National Green Tribunal asked the Greater Noida authority for details of unauthorised construction in its area, Hindustan Times reported. Before you pay for any plot, ask which authority approved the layout, and check it with that authority.
