Is YEIDA Property a Good Investment for the Next 5 Years?

Five years is short for YEIDA. Thousands of new flats are due, price growth has slowed and buying costs eat into any gain. Here is what is scheduled to happen by 2031, and what a five-year investment needs to work.

Is YEIDA a good bet for the next five years?

It can work, but five years is short for a market like YEIDA. The airport has opened and the area has a strong record. Yet three things make a quick gain harder than it was:

  1. Growth has slowed. Prices rose 8.3% in 2025, against 21% to 31% a year before.
  2. A lot of new homes are coming. About 8,200 flats in the projects on our pages alone are due by 2031.
  3. Buying and selling costs are high. Stamp duty and fees mean prices must rise just to get your money back.

A five-year plan suits a buyer who picks a finished or nearly finished home, from a builder with a good record, at a fair price. It is a weak plan for a buyer counting on the last five years repeating.

What happened in the last five years

On our tracker, the average asking price on the Yamuna Expressway went from ₹2,400 per sq ft in 2020 to ₹6,500 in 2025. That is about 22% a year.

That growth came as the airport moved from foundation stone (25 November 2021) to opening (28 March 2026). YEIDA’s own plot rate rose 96% from FY2022-23 to FY2026-27. Much of the airport’s effect may already be in today’s prices.

That is about 8,200 homes, and our list does not cover every project. Across Gautam Buddh Nagar, UP RERA registrations rose from 31 a year in 2021–2023 to 57 a year in 2024–2025:

Projects registered with UP RERA in the district (Noida, Greater Noida and the Yamuna Expressway area) each calendar year, by the project type UP RERA records. Construction of the airport began in November 2021.

When many flats finish at once, owners compete for tenants and buyers. That can hold prices and rents back for a while.

Consultants count a lot of unsold stock too. ANAROCK found 4,580 unsold homes on the Yamuna Expressway in January–June 2026, about 16 months of sales. Knight Frank counted 24,818 unsold homes in Greater Noida as a whole, about 7.7 quarters of sales.

What is scheduled to happen by 2031

The airport. Phase I, open since 15 June 2026, is built for 12 million passengers a year. The government says it can grow to 70 million a year over four phases. In October 2026 the airport listed domestic routes only, with no official date for international flights.

  • Delhi–Mumbai Expressway link: a 31.42 km six-lane road from Faridabad to the airport, with interchanges on the Eastern Peripheral Expressway and the Yamuna Expressway. The Union Cabinet approved a revised cost of ₹3,630.77 crore on 10 March 2026, and it is under construction.
  • Metro to Greater Noida West: a 17.4 km Aqua Line extension from Noida Sector 51 to Knowledge Park V. Uttar Pradesh approved the revised plan on 29 November 2024. Central approval was still awaited in October 2026.
  • Aqua Line to Boraki: a 2.6 km extension from the Depot station to the planned Boraki transport hub, sanctioned by the Centre. Civil work had not started by our last check.

Job land. YEIDA’s board approved a logistics park at Tappal-Bajna in September 2026 and is planning an industrial node of about 8,000 hectares south of the airport. Neither is built yet. The Film City is still listed as upcoming in our locality file.

Treat dates as targets, not promises. The airport itself had its target date changed 3 times.

The five-year maths

Here is a simple check. Buy a ₹1.5 crore flat as a man in Uttar Pradesh, and you pay about ₹10.5 lakh in stamp duty and ₹1.5 lakh in registration fee, using our calculator’s rates. So the flat has to sell for about ₹1.62 crore just to get your money back. A broker’s fee when you sell, and five years of maintenance and loan interest, raise that bar further.

Rent helps a little. At the Expressway’s 2.9% gross yield, a ₹1.5 crore flat would earn about ₹36,000 a month before costs, once it is finished and let. An under-construction flat earns nothing until possession.
