The project and the company behind it
Bliss is the larger of Aurum Alumni’s two Yamuna Expressway projects: 528 three- and four-bedroom homes in nine towers on 7.11 acres of Sector 22D. It was registered with UP-RERA on 1 November 2024 as UPRERAPRJ376378/11/2024, announced publicly in June 2025, and carries a RERA completion date of 17 September 2029, the same date the developer promises. The thing to understand at the outset is the builder. Aurum Alumni has never completed a project. Its site lists only Bliss and its sibling Accord in Sector 25, both under construction. The RERA promoter here is Starcity Infradevelopers Pvt Ltd, incorporated in April 2011. Company-data aggregator Tofler, as of August 2026, shows ₹1 lakh of paid-up capital and a last recorded annual general meeting in September 2022. None of that is wrongdoing, and we found no complaints, orders or negative news. It does mean the company you sign with is a thin SPV with no delivery record, and your protection comes mainly from RERA’s escrow rules and from how you pay. Aurum has also announced a third, still unnamed project with about ₹600 Cr of planned investment. Growing to a third site before the first one is finished spreads management time and money thinner, and that is worth weighing.
How the site links up
Square Yards puts the Yamuna Expressway about 2 km from the project and the Eastern Peripheral Expressway about 6.5 km. Those are the only distances our sources give, so we do not list schools, hospitals or the airport against this address. Sector 22D is filling in quickly, with several large group-housing launches around it, which should bring shops and services over the next few years, but you will be early. Treat a car as essential and drive the route to your workplace at rush hour before you book.
Only three- and four-bedrooms, and big ones
Some listings describe Bliss as 2, 3 and 4 BHK. It is not. The developer and the RERA filing both show only two types: 244 three-bedrooms of 1,548 sq ft carpet and 284 four-bedrooms of 1,944 to 2,365 sq ft carpet, plus 19 shops. On super area, Square Yards lists the three-bedrooms at 2,200 to 2,765 sq ft and the four-bedrooms at 3,515 to 4,215 sq ft. These are large homes by corridor standards; the three-bedroom carpet here is bigger than the three-bedroom carpet at any of the Eldeco projects nearby by roughly 500 sq ft. The single carpet figure for the three-bedroom against a spread of super areas is odd, so ask which super area corresponds to your specific unit and why. The nine towers, A to I, rise 28 to 33 floors. At 528 homes on 7.11 acres, density is about 74 homes per acre, and Aurum claims about 83 per cent open area. The clubhouse size is not disclosed.
Lazy river, forest trail and the rest
The amenity list is the most unusual in this group. Alongside a temperature-controlled pool, sauna and steam, pickleball and basketball courts, it promises a lazy river, a forest trail, a mini-multiplex and a pet park. A lazy river is a slow-current water channel, fun for children and expensive to run. A forest trail on a 7-acre site will be modest, but with 83 per cent open area there is room for real planting. The question for you is maintenance: water features and heated pools cost money every month, and a first-time developer’s estimate of those costs is untested. Ask for the maintenance charge in writing and whether it is fixed for the first years.
What the numbers say
Square Yards quotes ₹10,250 to ₹10,550 per sq ft between June and September 2026; we use the midpoint, about ₹10,400. ReraTracker lists ₹10,750. That gives three-bedrooms at ₹2.25 Cr to ₹2.83 Cr and four-bedrooms at ₹3.60 Cr to ₹4.32 Cr. Our Yamuna Expressway average is ₹6,500 per sq ft for 2025, having climbed from ₹2,400 in 2020, so Bliss asks about 60 per cent more, and the tickets are large enough to limit who can buy on resale. A June 2025 launch article mentions financing through SBI and HDFC without saying whether that means lending to the builder or approving buyers’ loans, so the page shows no bank approvals; check with your bank. We forecast around 7 per cent a year over five years and assume a gross rental yield of about 2.3 per cent, below the corridor’s 2.9, since large homes at this price rent at thin yields. The main risk is delivery. A developer with no finished project is building nine high-rise towers at the same time as a second project, on ₹1,100 Cr of declared investment, through a promoter company with ₹1 lakh of capital. Scale and inexperience together are what keep our builder-trust score low.
Our recommendation
Hold / Watch. Bliss is a well-conceived product: generous layouts, moderate density, plenty of open space and an amenity list that stands out. If Aurum were a builder with five delivered projects, we would be discussing whether it is a Buy. It is not, yet. If you are a well-funded end-user who wants a large Sector 22D home and accepts first-project risk, insist on a construction-linked plan, follow the quarterly progress updates filed on up-rera.in, and have a lawyer read the agreement’s delay and refund clauses. If you are stretching to afford it, want a two-bedroom, or need a builder with a record, look elsewhere.
