What Whispers of Wonder is, and why the price is the open question
Eldeco markets this project as WOW; the registered name is Eldeco Whispers of Wonder, UP-RERA number UPRERAPRJ752382/09/2025. The promoter is Eldeco Sohna Projects Ltd. Eldeco dates the launch to 2 September 2025, while ReraTracker shows the registration itself on 18 July 2025 and a completion date of 17 July 2030. It stands on Plot GH-01C/1 in Sector 22D, on 5 acres (20,235 sq m), with three towers named Salome, Solace and Serenity that portals describe as ground plus 32. So far, so ordinary. The difficulty is money. We could not establish a reliable current price. ReraTracker gives a launch rate of ₹10,500 per sq ft. Listing titles on 99acres, which we could only read through search snippets because the site blocks fetching, show three-bedrooms of 1,066 to 1,382 sq ft of super area at ₹1.52 Cr to ₹1.88 Cr. Divide one by the other and you get ₹13,600 to ₹14,300 per sq ft. That would make WOW far dearer than Eldeco’s other 22D launches, yet the ticket prices are almost identical to Ballads of Bliss next door. The likelier explanation is that the listing sizes use a smaller area definition, not that the flats cost 40 per cent more. We publish ₹10,500 as the headline rate and flag it as low confidence.
The neighbourhood around Plot GH-01C/1
Eldeco’s distance list for this plot leans on its neighbours. Jaypee Sports City is 0.5 km away and Buddh International Circuit about 3 km. For families, Sardar Patel Vidyalaya is 1.1 km off, Gaurs International School 5.3 km and Galgotias University 5.9 km. That gives you two schools and a university inside six kilometres, which is a fair start for a sector still largely under construction. The list has no hospital, no metro and no airport distance, and we will not fill those gaps with numbers from lead-generation sites. What we can say from the sister projects in the same sector is that the Jewar airport is more than 30 km away by road and that a car is the realistic way to get around for now. Being half a kilometre from Jaypee Sports City cuts both ways. It is a large, long-established development with residents already in place, which helps shops and services arrive sooner. But it is also the land whose allotment YEIDA cancelled, a story that belongs on other pages; WOW’s plot is in Sector 22D rather than in the Sports City land of Sector 25, and our research found no land issue attached to it.
Unit mix, VRV cooling and the penthouse question
The official line is three-bedroom homes with VRV air-conditioning, plus penthouses. VRV means a central variable-refrigerant system rather than split units hung on every wall, which keeps façades cleaner. It is a genuine specification point worth weighing against the sister projects. The RERA mix is 6 two-bedroom homes of 700 sq ft carpet, 534 three-bedrooms of 871 to 1,057 sq ft carpet, and 18 penthouses of 879 to 1,065 sq ft carpet, for 558 homes plus 16 retail units. Note that the penthouses are not larger than the biggest three-bedroom in carpet terms; their appeal will be terraces or position, which the filing summary does not describe, so ask for the plan. Brokers advertising four-bedroom units or homes of 1,550 to 3,100 sq ft are not supported by the registration. One more oddity: the carpet figures on ReraTracker are identical to those shown for Echoes of Eden, Eldeco’s later 22D launch. The two sites are the same size and have the same promoter, so a shared design is plausible, but check your own unit on the regulator’s portal. At 558 homes on 5 acres, density is about 112 per acre. A single portal claims 80 per cent open area; we have not published it because we could not confirm it anywhere else.
Amenities on the plan
The published list covers a swimming pool, gym, squash court, box cricket, a mini football court, an amphitheatre and a double-height multipurpose hall, along with convenience retail inside the complex. The football court and the double-height hall are the items that set it apart from its siblings; the hall is useful for indoor events and sport during the monsoon and the long summer. Convenience shops on site matter more here than in a mature suburb, because the surrounding sector will take years to fill in. No clubhouse area has been disclosed, so you cannot yet judge whether one pool and one gym will cope with 558 households. Ask for the clubhouse drawings along with the unit plan.
Lender, returns and what could go wrong
Eldeco discloses that the project is funded by, and mortgaged to, PNB Housing Finance. That is a construction lender with a charge on the land, which is normal for group housing and arguably reassuring, because a lender watching the cash flow tends to keep a project moving. It is not a list of banks that will lend to you, so we show no loan approvals. Ask how your unit will be released from the mortgage before registry. Against the corridor, even the lower ₹10,500 figure is about 60 per cent above our ₹6,500 average for the Yamuna Expressway in 2025, a figure that has itself risen from ₹2,400 in 2020. Much of the airport premium is already in the price. We forecast about 7 per cent a year over five years, a notch below Ballads of Bliss because the entry price is less certain, and a gross rental yield of about 2.5 per cent against the corridor’s 2.9. The main risks are price opacity at booking, a July 2030 completion date that could slip, and three near-identical Eldeco projects of about 558 homes each reaching the resale market in the same few years. No complaints or news stories about the project turned up as of September 2026.
Our view for buyers
Hold and watch. The builder is strong, the specification is better than average, and the lender disclosure is a sign of a project run properly. What stops us from saying buy is that nobody can currently tell you, from public data, what you are paying per sq ft on a defined area basis. If you like WOW, ask Eldeco for a written cost sheet that states the carpet area, the super area and every charge, then compare it line by line with Ballads of Bliss and Echoes of Eden. If the rate lands near ₹10,500, it is a fair Eldeco three-bedroom with VRV cooling. If it lands anywhere near ₹14,000, walk across the road to one of the sister projects.
