Is YEIDA a Good Place to Invest in Property in 2027?
The Jewar airport is open, and prices on the Yamuna Expressway have risen faster than anywhere else we track. But growth slowed to 8.3% in 2025, rents are low and some big projects are stuck. Here is what our data says before you invest in 2027.

Is YEIDA a good place to invest in 2027?
YEIDA has the strongest price record of any area we track, and its biggest promise, the Noida International Airport at Jewar, is now open. But whether it is a good place for your money depends on how long you can wait and how much risk you can carry.
First, what YEIDA is. The Yamuna Expressway Industrial Development Authority plans and allots land along the Yamuna Expressway, from the edge of Greater Noida towards Agra. The airport and the plotted sectors people talk about are all in its area.
The case for it is growth. Average asking prices on the Yamuna Expressway rose 171% between 2020 and 2025 on our price tracker. That is about 22% a year, the fastest of the 12 areas we follow across India. YEIDA has nearly doubled its own plot rate too.
The case against it is time and risk. Growth slowed to 8.3% in 2025. Rents are low, so a flat will not pay its own EMI. Thousands of new flats are due in the next five years. And several large projects have been stuck for years.
So YEIDA tends to suit a buyer who can hold for five to ten years, buys only RERA-registered property or a plot straight from YEIDA, and does not need rent to cover the loan. It is a poor fit if you need quick gains or a steady income.
How fast have prices risen on the Yamuna Expressway?
Very fast, but less so lately. In 2020 the average asking price on the Yamuna Expressway was ₹2,400 per sq ft. By 2025 it was ₹6,500. Here is the path year by year:

The biggest jumps came in 2022 and 2023, while the airport was being built. In 2025, the year before it opened, the rise fell to 8.3%.
The area is still cheaper than its neighbours on average. Our tracker puts Greater Noida at ₹7,800 per sq ft and Noida at ₹11,200. But new towers ask a lot more than the average. The 11 flat projects with a price on our Yamuna Expressway page list ₹8,516 to ₹11,400 per sq ft.
Consultancy data points the same way. ANAROCK’s Yamuna Expressway report puts the average base price of new homes at ₹8,900 per sq ft in January–June 2026, up 53% since 2024. It counts only new projects, on super built-up area, so it sits above our all-listings average.
What has the Jewar airport changed?
The airport is the reason most people look at YEIDA. It was announced on 24 June 2017, and building work began on 25 November 2021. It was inaugurated on 28 March 2026, and flights started on 15 June 2026. Along the way, the opening date was pushed back or revised 3 times.
Phase I has one runway, 3,900 metres long, and one terminal, built for 12 million passengers a year. The government says the airport can grow to 70 million passengers a year over four phases. Phase I cost about ₹11,200 crore. In October 2026, the airport’s destination list showed domestic routes only, and no official date had been given for international flights.
An airport brings jobs, hotels, offices and warehouses. Those bring people who need homes. But that takes years, and it works best when roads and rail links are ready too. The Delhi–Mumbai Expressway link to the airport was first approved on 1 August 2022 and is now under construction. The metro line to Knowledge Park V in Greater Noida West was approved on 3 December 2019 and again on 29 November 2024, and has still not started.
What do YEIDA’s own land rates show?
YEIDA sets a price, called the allotment rate, for the land it hands out. We follow it as an index, not in rupees. YEIDA’s rate for residential plots rose 96% from FY2022-23 to FY2026-27. The biggest step was 35% in 2025-26, the financial year that ended with the airport’s inauguration. In 2026-27 the rise was only 3.6%.
Compare that with its neighbours. Greater Noida raised its main residential zones 32% over the same years. Noida raised most of its rates 6% a year.
Two cautions. An allotment rate is set by a board, so it is not a market price. And YEIDA charges one rate for its whole area, so these numbers cannot tell you whether land near the airport is worth more than land far away. Our Noida Infrastructure Impact Report has the full detail.
How much new supply is coming?
A lot. New projects registered with UP RERA in Gautam Buddh Nagar rose from an average of 31 a year in 2021–2023 to 57 a year in 2024–2025, up 84%. The district covers Noida, Greater Noida and the YEIDA area.
Our own pages show the same thing close up. The 11 under-construction flat projects we cover in the YEIDA area will deliver about 8,200 homes between 2028 and 2031, if they finish on time. All those owners will be looking for tenants and buyers at about the same time.
ANAROCK counted 4,580 unsold homes on the Yamuna Expressway in January–June 2026. At the current pace of sales, that is about 16 months of stock.
Can you earn rent in YEIDA?
Some, but not much yet. Our tracker puts the gross rental yield on the Yamuna Expressway at 2.9%. That is the yearly rent as a share of the price, before maintenance and tax. Greater Noida is at 3.4% and Noida at 3%.
Here is what that means in rupees. A 1,000 sq ft flat at the area average costs about ₹65 lakh. At 2.9%, it would rent for about ₹16,000 a month. With an 80% loan of ₹52 lakh at 8.5% for 20 years, the EMI would be about ₹45,000. So rent covers roughly 35% of the EMI. The rest comes from your pocket.
ANAROCK’s figures agree. It puts the rent for a 2 BHK of about 1,000 sq ft on the Expressway at ₹20,000 to ₹22,500 a month in January–June 2026.
What are the risks?
Stalled projects. These large projects on the Expressway are stuck, according to our project pages:
- Jaypee Sports City (Sector 25): Stalled for over 14 years; land allotment cancelled and appeal pending in Supreme Court.
- Supertech Golf Country (Sector 22D): Stalled — separate Supertech company in insolvency, land cancelled, not covered by NBCC.
- Supertech Upcountry (Sector 17A): Stalled — NBCC restart scheduled from Jan 2027, but funding not yet secured.
Projects sold before registration. Brokers are promoting “M3M Plots Yamuna Expressway” and “Gaurs Bento”, but we could not find either on UP RERA’s register. Under the RERA Act, a project cannot be sold before it is registered.
Land disputes. The Monarque (township land dues dispute with YEIDA), Greenbay Golf Village (delivered, but YEIDA land dues unpaid and most plots unregistered) and Aurum Alumni Accord (land status unconfirmed — project sits in the cancelled Jaypee Sports City allotment).
Distance claims. Developers quote very different distances to the airport. On our pages, projects in the same sector, Sector 22D, are listed at 15 km to 32.5 km. Check the road distance yourself on a map.
Old delays still cost buyers. The national consumer commission has ordered Sunworld Vandita Group to refund buyers of its Sector 22D project with 12% interest, after a 14-year wait, Hindustan Times reported in October 2026. Read our story: NCDRC refund order in Sector 22D.
Land costs can be passed on. YEIDA’s plot brochures say allottees must pay more if farmers’ compensation for the land is raised later.
Who does YEIDA suit, and who should look elsewhere?
It tends to suit you if:
- You can leave the money untouched for five to ten years.
- You are buying a plot from YEIDA itself, or a flat in a RERA-registered project from a builder with a record of finishing on time.
- You can pay the EMI without rent coming in.
- You want land near a new airport and accept that the area will take years to fill up.
Look elsewhere if:
- You need to sell within two or three years.
- You need rent to pay the loan.
- You want a ready neighbourhood with a metro, schools and markets today. Greater Noida and Noida are much further along.

Six checks before you invest
- Look up the RERA number on the UP RERA website. No number, no booking.
- For a plot, ask who allotted it. A YEIDA scheme plot comes with a YEIDA lease deed. A builder plot sits on land leased to the builder, so check that the builder has paid YEIDA. See our guide to YEIDA plot sectors.

- Measure the real distance to the airport and to the nearest finished road.
