Which Is the Best Sector to Buy a Plot in YEIDA?
On a YEIDA plot scheme, every sector costs the same. So the “best” sector is the one that suits your plans: how soon you want to build, how close you want to be to the airport and jobs, and how much risk you can take. Here is a sector-by-sector guide.

Which YEIDA sector is best for a plot?
There is no single best sector. It depends on how you are buying and what you want the plot for.
If you are applying for a YEIDA scheme plot, the price per square metre is the same in every sector. YEIDA’s rate order sets one rate for each land use across its whole area. So choose on what is around the plot: finished roads, water and power, neighbours who have already built, and the distance to the airport and the new job centres.
If you are buying a builder plot, Sector 22D has the most choice on our pages. It is also where most of the ready homes on our pages are. 3 of the 4 builder plot projects we cover are there.
And whatever you buy, avoid plots in stalled townships and in colonies YEIDA has not approved.
Where YEIDA has offered plots recently
YEIDA sells most of its residential land through plot schemes. You apply, pay a registration amount, and a draw (lottery) decides who gets a plot. Here are the sectors in the 3 YEIDA residential plot schemes in our data:

Sector 18 is the one sector offered in all three, so YEIDA clearly still has plots to fill there. It calls some of them residual plots, left over from earlier schemes. The latest scheme added Sectors 15C and 24A.
YEIDA’s plot rate itself has climbed fast. It rose 96% from FY2022-23 to FY2026-27, with a 35% jump in 2025-26. The same rate applies in every sector:

Builder plots by sector
Builders also sell plots in townships on land YEIDA leased to them. These cost much more than a scheme plot, but you can pick your plot and buy now, without a draw. Here are the ones on our pages:

A square yard (gaj) is 0.84 sq m, so a 150 sq yd plot is about 125 sq m. At Ace Estate, the smallest plot works out to about ₹1.25 lakh per sq yd.

Within a scheme, a plot’s position can cost more. YEIDA adds 5% for a park-facing or green-belt plot, 5% for a corner plot and 5% for a road 18 metres or wider, up to 15% in all.
How to choose a sector: four questions
- Can I build soon? A plot in a sector with roads, drains, water and power is ready to build on. In a new sector you may wait years for these. YEIDA also expects you to build within a set time, so a plot you cannot reach is a problem.
- Who will live around me? Sectors where earlier allottees have built feel safer and sell faster. Visit on a weekday evening and count the lit windows.
- How far is work? Jobs will come from the airport and the logistics and industrial areas YEIDA is planning around it. Measure the drive, not the straight line. Developers on our pages quote 15 km to 32.5 km to the airport for the same sector.
- Is the land clean? Ask for the YEIDA allotment letter or lease deed. For a builder plot, check that the builder has paid its land dues to YEIDA.
YEIDA’s recent scheme brochures set out the main rules:
- Lease: the plot is leased for 90 years. Lease rent is paid once, at 10% of the plot’s cost, before the lease deed.
- Payment: the full price is due within 60 days of the allotment letter. YEIDA may allow up to 30 more days, with interest at 13.5% a year.
- Possession: YEIDA hands over plots once the sector is developed, which it says takes about five years.
- Building: you must build, and get an occupancy certificate, within three years of the lease deed. Late builders pay extension charges of 4%, 5% and 6% of the plot price in the next three years.
- Who can apply: one plot per family. Anyone who already holds a YEIDA plot or flat cannot apply.
- Price changes: if YEIDA raises its rate before the allotment letter, or farmers’ compensation goes up later, the allottee pays the difference.
What you pay on top of the plot price
Stamp duty and registration. Our stamp duty calculator uses 7% stamp duty and a 1% registration fee for Uttar Pradesh. Women buyers get a 1% duty rebate up to a value cap. Confirm the current cap with the sub-registrar before you register.

Which sector is best for a YEIDA plot? +
There is no single best sector. YEIDA charges the same rate in every sector, so choose on development, access and land status. Sector 18 was offered in all 3 YEIDA plot schemes we track. For builder plots, Sector 22D has the most choice on our pages.
Does YEIDA charge more for plots near the airport? +
No. YEIDA’s rate order sets one allotment rate for each land use across its whole area. Plots near the airport and plots far away cost the same per square metre in a YEIDA scheme. Resale and builder plots are priced by the market.
Which sectors were in the latest YEIDA plot scheme? +
YEIDA’s RPS-10/2026 residential plot scheme (2026-27) offered plots in Sectors 15C, 18 and 24A.

Our project pages show both as stalled. YEIDA cancelled the land allotments, and court cases are still running. We suggest waiting until the legal position is settled.
