What happened?

The Times of India reported that Gaur Chowk, the intersection serving Gaur City in Greater Noida West, remains badly congested. A resident of Gaur City 2 told the paper he gave up a daily commute to Gurgaon after the drive took over six hours a day, and that he relocated closer to his office. Residents said a trip that ought to take 15 to 20 minutes can stretch to between one and a half and two hours at peak time.

According to the paper, residents blame poor road surfaces, missing signals, wrong-side driving and encroachment on service lanes. A Saturday market on the service lane adds to the problem. The traffic police officer quoted by TOI said many drivers choose Pusta road over the Parthala main road, which pushes traffic back to the chowk, and that challans are the only tool left against wrong-side driving.

The Greater Noida Authority is building an underpass at the chowk. TOI said work has slipped several times and is now expected around Diwali. Some residents argued a flyover-style raised link between Parthala Chowk and Galaxy Vega would be needed, since a grade-separated route is the only thing that could carry roughly 25,000 vehicles a day. The paper described Gaur City as a 237-acre township with nearly 1.5 lakh residents.

Potential impact

An underpass that is still under construction is a plan, not a result. Even once it opens, residents quoted by TOI doubt it will be enough, so buyers should not price in a clean fix. Where congestion is the main complaint, some households may choose to move nearer their workplaces. That can mean more resale listings and softer sentiment in the affected societies, although the report gives no sales or price data to confirm it.

Rentals could go either way. Tenants who work locally may still want homes here, while those commuting to Gurgaon or elsewhere may look closer to their offices. Greater Noida's average of 7800 per sq ft and rental yield of 3.4 per cent in our data are city-wide figures, so they do not show what is happening at Gaur Chowk. Treat any appreciation view as unproven until the underpass opens and traffic is observed over a few months.
