100 Gaj Plot Price in YEIDA 2026: Costs by Sector and Buying Route

A 100 gaj plot is 83.6 sq m, and at our 2026 figures that much land costs about ₹49.6 lakh in YEIDA's Sector 20 and about ₹1.18 crore in Sector 22D's developer townships. Real YEIDA plots are mostly bigger: Sector 16's resale listings are 120 sq m (144 gaj), and the 2026 scheme started at 162 sq m (194 gaj).

What is a 100 gaj plot in YEIDA, and does that size exist?

A 100 gaj plot is 83.6 sq m, smaller than almost every plot YEIDA hands out. At our 2026 figures, that much land costs about ₹49.6 lakh in Sector 20 and over ₹1 crore in developer townships. Most plots you'll be offered are 120 sq m (144 gaj) or bigger.

A few terms first. Gaj is the everyday word for a square yard (sq yd), which is 9 sq ft or 0.8361 sq m. A sq m is a square metre, and it's the unit YEIDA works in. YEIDA is the Yamuna Expressway Industrial Development Authority, the state body that plans and sells land along the Yamuna Expressway. So 100 gaj comes to 83.6 sq m (100 x 0.8361).

YEIDA doesn't sell plots in round gaj numbers. It allots them in sq m, and its schemes have moved to bigger sizes over the years. This table maps 100 gaj (83.6 sq m) to the sizes that really show up in our data.

Plot sizeIn sq mIn gajWhere it shows up in our data
60 sq m6072Smallest size in YEIDA's 2022 scheme, RPS-06/2022 (plots of 60 to 2,000 sq m)
100 gaj83.6100Not a standard YEIDA size. Supertech Golf Country lists Phase 2 plots from 900 sq ft
120 sq m120144YEIDA's 2016 scheme in Sector 17; resale listings in Sector 16 pockets C and D
150 sq yd125.4150Smallest plots at ACE Estate and ATS Province D Olympia
162 sq m162194Smallest size in YEIDA's 2026 scheme, RPS-10/2026 (plots of 162 to 290 sq m)

So a true 100 gaj (83.6 sq m) plot is rare here. Below it sits the 60 sq m (72 gaj) plot from the 2022 scheme. Above it sits the 120 sq m (144 gaj) plot, the size of the resale listings we see in Sector 16. That gap decides which buying route is open to you.

How much does 100 gaj of land cost in YEIDA in 2026?

Our figures for the sectors below put YEIDA plot land at ₹49,600 to ₹1,17,500 per gaj in 2026, depending on the sector and the route. That's ₹49.6 lakh to ₹1.18 crore for 100 gaj (83.6 sq m). The table also prices a 120 sq m (144 gaj) plot, since that's the size you're more likely to find.

These are Property Nivesh estimates from our own research. They're based on asking prices, so a final deal can land lower or higher. Where a sector has few listings, we show the figure as "about".

Plot prices by YEIDA sector, 2026, per gaj. Our 2026 figure per gaj (sq yd) for sectors with an active plot market and medium or high confidence; 1 gaj is 0.836 sq m.

The chart shows our 2026 plot figure per gaj for the main YEIDA sectors.

Two things stand out. Sectors 18 and 20, both laid out by YEIDA, are the cheapest in our data at about ₹50,000 per gaj. Developer townships cost more than twice as much per gaj. Sector 22D shows the gap inside one sector: ₹78,000 per gaj in its YEIDA pockets against ₹1,17,500 in its townships.

Sectors 16, 17 and 24A have few listings, so read their figures as rough. Ask for recent registered deals in the same pocket before you agree a price.

Which route can get you a small plot in YEIDA: scheme, resale or township?

There are three ways to buy a plot in YEIDA. For a plot near 100 gaj (83.6 sq m), only two of them work right now. Here's how each one plays out.

YEIDA scheme allotment

Allotment is when YEIDA itself gives you a plot from a scheme. You apply when a scheme opens and pay registration money of 10% of the plot price. Plots then go out by draw, which is a lottery. Only one plot is allowed per family, and people who already got a YEIDA plot can't apply again.

The catch for small budgets is size. YEIDA's 2022 scheme offered 477 plots of 60 to 2,000 sq m (72 to 2,392 gaj) across Sectors 16, 17, 18, 20 and 22D. Its 2026 scheme offered 973 plots of 162 to 290 sq m (194 to 347 gaj) in Sectors 15C, 18 and 24A. Nothing near 100 gaj (83.6 sq m) was on that list. We don't know when the next scheme will open or what sizes it will carry, so watch the notices on YEIDA's official website.

Resale of a YEIDA-allotted plot

Resale means buying a plot that YEIDA allotted to someone else. In Sector 16, resale listings are 120 sq m (144 gaj) plots in pockets C and D, registered from late 2024. At about ₹80,100 per gaj, 144 gaj (120 sq m) comes to about ₹1.15 crore. If you find the same size in Sector 18 or 20, our figures put it at about ₹71 lakh to ₹74 lakh. We don't hold how many plots that small exist there, so confirm the size from the allotment papers.

Developer township plots

Townships are large private projects where a developer lays out and sells plots. Supertech Golf Country lists Phase 2 plots of 900 to 1,800 sq ft, or 100 to 200 gaj (83.6 to 167.2 sq m). Prices run from ₹80 lakh to ₹1.6 crore, which is ₹80,000 per gaj (₹80 lakh divided by 100). But our project page shows the township as stalled, so treat any offer there with real care.

ACE Estate, shown as ready to move, starts at 150 sq yd (125.4 sq m) for ₹1.88 crore. That's about ₹1.25 lakh per gaj (₹1.88 crore divided by 150). ATS Province D Olympia in Sector 22D also starts at 150 sq yd (125.4 sq m), with prices of ₹2 crore to ₹4 crore across its sizes. For a wider look at entry prices, see our guide to the minimum budget for a YEIDA plot.

Why does YEIDA charge one rate for every sector?

YEIDA sets one residential plot rate for its whole area each year. There's no extra charge for one sector over another. That's unlike GNIDA, the Greater Noida Industrial Development Authority, which prices its land by zone.

The only add-ons on a scheme plot are location loadings. They're 5% each for facing a park or green belt, for a corner and for an 18 m or wider road. The total is capped at 15%. So a corner plot facing a park pays 10% more than a mid-row plot of the same size.

We don't publish YEIDA's rupee rate, but its changes tell the story. The rate rose 32.9% in FY2023-24, 35.1% in FY2025-26 and 3.6% in FY2026-27. From 2016 to 2026 it rose 132.1% in all. The 2026 scheme also started at a bigger size. So its cheapest plot cost about 5.3 times the cheapest in 2022 (162 divided by 60, times 1.959).

So why do resale prices differ by sector if YEIDA's rate doesn't? Because resale is a market. Buyers pay extra for a plot they can see today, in a pocket they like, without a draw or a long wait. That's the resale premium in general terms. We can't put a rupee figure on it, since that would mean printing YEIDA's rate. Our guide to 200 gaj (167.2 sq m) plots in YEIDA shows how resale prices and the scheme rate have moved against each other.

What do YEIDA's lease terms mean for a small plot?

Every YEIDA plot is leasehold. A lease means YEIDA stays the owner of the land and you hold it for a fixed term, here 90 years. You don't buy the land outright, as you would with freehold land.

The 2025 and 2026 scheme brochures set out the money side. The full premium, which is YEIDA's word for the plot price, is due within 60 days of the allotment letter. You can get up to 30 more days, with interest at 13.5%. Before the lease deed, you also pay a one-time lease rent of 10% of the plot cost.

Then the clock starts. You must build and get the occupancy certificate within 3 years of the lease deed. Miss that and extension charges apply: 4%, then 5%, then 6% of the premium, and after that 4% of the sector rate a year. If you plan to hold a small plot empty for years, those charges belong in your sums.

Two more terms matter. Rate rises made before your allotment letter are passed on to you, and so are any increases in the land compensation paid to farmers. And the brochure puts possession, after the sector is developed, at "approximately five year". A scheme plot is a slow route.

What extra costs come with a 100 gaj plot in YEIDA?

Stamp duty and the registration fee are the big extras on a resale or township plot. Uttar Pradesh charges 7% stamp duty and a 1% registration fee. Women buyers get a 1% rebate on the duty up to a value cap. We don't state the cap, so check it with the sub-registrar before you budget.

Take 100 gaj (83.6 sq m) in Sector 18 at our ₹51,300 per gaj. The land is ₹51.3 lakh (100 x ₹51,300). Stamp duty at 7% is about ₹3.59 lakh and the 1% fee is ₹51,300. That's about ₹55.4 lakh in all.

Duty is worked out on the deal price or the circle rate value, whichever is higher. The circle rate, also called the collector rate, is the minimum value the district sets for land in each area. We don't hold circle rates for YEIDA sectors, so ask the sub-registrar's office before you agree a price.

A few more costs depend on the route:

  • Transfer charges on a resale. This is the fee YEIDA takes to move a lease into the buyer's name. We don't hold the current figure, so get it from YEIDA in writing.
  • Lease rent and loadings on a scheme plot: 10% lease rent one time, plus up to 15% for location.
  • GST, which the scheme brochures list as "additional if applicable".

What should you check before buying a 100 gaj plot in YEIDA?

Run these five checks before you pay any token money.

  1. Match the size. Ask for the allotment letter or lease deed and confirm the plot in sq m. A plot sold as 100 gaj should read 83.6 sq m, and a 120 sq m plot is 144 gaj.
  2. Check the lease. See that the lease deed is signed and registered, and note its date. That date starts the 3-year build clock.
  3. Ask about dues. Get a no-dues letter from YEIDA covering premium, lease rent, extension charges and any compensation demand.
  4. Check the quota. Plots from a reserved quota can't be transferred for 5 years. Ask which category the seller applied under.
  5. Check RERA for townships. RERA is the Real Estate Regulatory Authority, and UP RERA registers private projects in this state. Look up the township's registration and status there, and take extra care with stalled projects.

Then run your numbers through our stamp duty calculator. To compare the same size elsewhere, read our guides to 100 gaj (83.6 sq m) plots in Noida and Greater Noida. Questions

Frequently Asked Questions

How many sq m is a 100 gaj plot? +

A 100 gaj plot is 83.6 sq m, or 900 sq ft. One gaj is one square yard, which is 0.8361 sq m. YEIDA allots plots in sq m, so you won't see 100 gaj on an allotment letter. The nearest common YEIDA sizes are 60 sq m (72 gaj) below it and 120 sq m (144 gaj) above it.

What is the price of a 100 gaj plot in YEIDA in 2026? +

At our 2026 figures, 100 gaj (83.6 sq m) of land costs about ₹49.6 lakh in Sector 20 and ₹51.3 lakh in Sector 18. It's about ₹78 lakh in the YEIDA pockets of Sector 22D and about ₹1.18 crore in 22D's developer townships. These figures are based on asking prices, and stamp duty comes on top.

Can I get a 100 gaj plot in a YEIDA scheme? +

Not in the latest one. YEIDA's 2026 scheme, RPS-10/2026, offered 973 plots of 162 to 290 sq m, so the smallest was 194 gaj. Its 2022 scheme did include plots from 60 sq m (72 gaj). We don't know what sizes the next scheme will carry, so watch the notices on YEIDA's official website.

Is a YEIDA plot freehold? +

No. YEIDA plots are on a 90-year lease. You pay the full premium within 60 days of the allotment letter and a one-time lease rent of 10% of the plot cost before the lease deed. You must then build and get the occupancy certificate within 3 years of the lease deed, or pay extension charges.

Does YEIDA charge more in some sectors? +

Not on its own rate. YEIDA sets one residential plot rate for its whole area each year. Scheme plots only add location loadings of 5% each for park facing, corner and 18 m or wider road plots, capped at 15%. Resale and township prices are set by the market, which is why our sector figures differ so much.
