What does a 100 gaj plot near Jewar airport mean?

A 100 gaj plot is 100 sq yd, which is 83.6 sq m or 900 sq ft. Near Jewar airport, our 2026 figures put 100 gaj at ₹49.6 lakh in YEIDA's Sector 20 and ₹1.30 crore in Sector 22A, before stamp duty. YEIDA doesn't sell plots this small as a standard size, so most real options are a bit bigger.

A few terms first. Gaj is the everyday word for a square yard (sq yd), and 1 gaj is 0.8361 sq m. The sq m, or square metre, is the unit on YEIDA's papers. YEIDA is the Yamuna Expressway Industrial Development Authority. It plans the land along the Yamuna Expressway and is the nodal agency for Noida International Airport.

"Near Jewar airport" is a sales line, not an address. In our data, the plots on the market are in YEIDA's residential sectors on the expressway. They are Sectors 16, 17, 18, 20, 22A, 22D, 24A, 25 and 26, plus the private Gaur Yamuna City township in Sector 19. Every YEIDA residential plot scheme in our records since 2016 was in Sectors 15C, 16, 17, 18, 20, 22D or 24A.

The land right around the airport is another matter. In our research on YEIDA's land use, Sector 28 holds the Medical Device Park, Sector 29 the Apparel Park and Sector 33 the Toy Park, while Sectors 30 and 31 are commercial strips between the expressway and the airport. None of them offers residential plots. YEIDA's newest plans there are industrial too. In September 2026 its board approved a logistics park in the Tappal-Bajna area. It also moved ahead with an industrial node of about 8,000 hectares south of the airport, still at the master-plan stage (our news report). We hold no residential plot prices for land beside the airport.

Distance claims need care too. We don't hold sector-by-sector distances to the airport. The only figures we have are developers' own claims, and inside Sector 22D alone they run from 15 km to 32.5 km. Measure the drive yourself on a map before you trust a "minutes from the airport" line.

How much does a 100 gaj plot near Jewar airport cost in 2026?

Plots here are priced per gaj, so the sum is simple: multiply the rate by 100. The table uses our 2026 figure for each sector. These are Property Nivesh estimates from our own research, based on asking prices, so a final deal can land lower or higher.

Where our confidence is low, we show a range, not one number. Sector 22D appears twice because YEIDA's own pockets and the private developer townships there sit at very different levels.

Plot prices by YEIDA sector, 2026, per gaj. Our 2026 figure per gaj (sq yd) for sectors with an active plot market and medium or high confidence; 1 gaj is 0.836 sq m.

The chart shows our 2026 figure per gaj for the top YEIDA sectors in our research.

So for 100 gaj (83.6 sq m), the budget runs from about ₹50 lakh in Sectors 18 and 20 to over ₹1 crore in the private townships. YEIDA itself sets one allotment rate for all its residential sectors, with no premium for being closer to the airport. The gaps you see come from the resale and township markets, not from YEIDA's own rate.

Where can you find plots close to 100 gaj near Jewar airport?

YEIDA allots plots in sq m, and 100 gaj isn't one of its sizes. The smallest common size is 120 sq m (144 gaj). It shows up in Sector 17's 2016 scheme, Sector 24A's 2024 scheme and resale listings in Sector 16. YEIDA's 2022 scheme did offer sizes from 60 sq m (72 gaj) up to 2,000 sq m (2,392 gaj).

Here's what the nearest real sizes cost at our 2026 figures for Sector 20 (₹49,600 per gaj) and the Sector 22D YEIDA pockets (₹78,000).

That leaves three ways to get near 100 gaj. You can buy a 120 sq m (144 gaj) YEIDA plot and pay for 44 gaj more. You can look at builder plots, which on our project pages mostly start at 150 gaj (125.4 sq m). Or you'll be offered a "100 gaj plot" outside YEIDA's sectors, which is where most of the risk sits.

How have plot prices near Jewar airport moved with the airport's milestones?

The airport was built between late 2021 and mid 2026, and our figures moved a lot in that time. These are the main dates from our infrastructure tracker:

  • 25 November 2021: the Prime Minister laid the foundation stone, and building began.
  • 24 June 2024: the operator said it now expected commercial flights by the end of April 2025.
  • 6 March 2026: the DGCA, India's aviation regulator, granted the aerodrome licence.
  • 28 March 2026: the Prime Minister inaugurated the airport.
  • 15 June 2026: commercial flights began. On 9 October 2026 the airport's route list showed domestic flights only, and there's no official date for international ones.

Now set those dates against our figures for two YEIDA areas where smaller plots trade.

YearWhat happened at the airportSector 18, ₹ per gajSector 22D YEIDA pockets, ₹ per gaj100 gaj (83.6 sq m) in 22D pockets
2021Foundation stone laid, building starts (November)₹15,900₹30,000₹30 lakh
2022Building work under way₹28,700₹38,300₹38.3 lakh
2023Building work under way₹38,800₹57,800₹57.8 lakh
2024Expected start pushed to end of April 2025 (June)₹57,800₹80,800₹80.8 lakh
2025Target of April to June 2025 set in January, not met₹57,500₹81,500₹81.5 lakh
2026 (so far)Licence, inauguration, flights from 15 June₹51,300₹78,000₹78 lakh

Our figures more than doubled between 2021 and 2024, while the airport was being built. In Sector 18, ₹15,900 per gaj became ₹57,800, about 3.6 times. Since then they've been flat or a little lower, even in 2026, the year flights started.

That's timing, not proof of cause. YEIDA raised its own residential rate by 32.9% in FY2023-24 and 35.1% in FY2025-26. New scheme plots came on offer too, and many other things move asking prices. Read the table as "what happened when", not "what caused what".

What do builders ask for small plots near Jewar airport?

Few builder plots near the airport are as small as 100 gaj (83.6 sq m). Here's what our project pages show.

  • Supertech Golf Country: Phase 2 plots of 100 to 200 gaj (83.6 to 167.2 sq m), listed at ₹0.8 crore to ₹1.6 crore. That works out to ₹80,000 per gaj. The project is stalled, so treat that price with real caution.
  • ACE Estate: plots of 150 gaj (125.4 sq m) from ₹1.88 crore, or about ₹1,25,333 per gaj. At that rate, 100 gaj would cost about ₹1.25 crore.
  • ATS Province D Olympia, Sector 22D: plots from 150 gaj (125.4 sq m) in a project listed at ₹2 crore to ₹4 crore. It's under construction.

These are asking prices, and they sit above most YEIDA pocket figures in our table. What you get for the extra, such as internal roads, a boundary wall or a club, differs by project. Get it in writing, along with any charge for a corner or park-facing plot.

What extra costs come with a 100 gaj plot near Jewar airport?

  • Stamp duty: 7% in Uttar Pradesh, on the price or the circle rate value, whichever is higher. The circle rate is the minimum value the district sets for each area. Women buyers get a 1% rebate up to a value limit, so check the current limit first.
  • Registration fee: 1% of the value.
  • Transfer charges: YEIDA plots are leasehold, held on a 90-year lease from YEIDA. When one is resold, YEIDA charges a fee to move the lease into the buyer's name. Ask YEIDA for the current amount before you agree a price.
  • Scheme extras: an allotment is a plot given straight by YEIDA under a scheme, usually by draw. The 2025 and 2026 scheme terms add a one-time lease rent of 10% of the plot cost. Location charges of 5% each apply to park-facing, corner or wide-road plots, capped at 15%. GST is "additional if applicable".

Here's an example. A 100 gaj (83.6 sq m) plot at our Sector 22D YEIDA pocket figure costs 100 times ₹78,000, or ₹78 lakh. Stamp duty at 7% is ₹5.46 lakh, and the 1% registration fee is ₹78,000. That's ₹84.24 lakh before transfer charges and any broker's fee.

What are the risks of buying a small plot near Jewar airport?

Small plots are where most trouble starts. A plot sold as "100 gaj near the airport" (83.6 sq m) at well below the figures above is often not a YEIDA plot at all.

  • Unauthorised colonies. Land is cut into small plots and sold as a colony with no approved layout. You may get a registry, but you may not get a building plan passed, or roads, water and sewers. Next door in Greater Noida, the NGT (National Green Tribunal) asked GNIDA, the Greater Noida authority, in September 2026 for details of unauthorised construction.
  • Farmland sold as plots. Village land outside YEIDA's sectors can still be farmland in the revenue records. A registered sale doesn't turn it into a residential plot. Does the seller give you a village name and a khasra number instead of a sector and pocket? Then treat it as farmland until YEIDA says otherwise.
  • Land acquisition. YEIDA's sectors stand on land taken from farmers, and compensation disputes can run for years. Hindustan Times reported in October 2026 that YEIDA had gone to the NCLT (National Company Law Tribunal) over Suraksha Group's delay in paying farmers. The enhanced compensation is ₹1,334 crore, a 64.7% increase, as we reported. YEIDA's scheme terms pass any rise in acquisition compensation on to the allottee.

What to check before you buy a 100 gaj plot near Jewar airport

  1. Get the sector, pocket and plot number. Then check the land use on YEIDA's master plan, since YEIDA's newest plans on the airport side are industrial.
  2. Match the size to the papers. YEIDA documents use sq m. Ask how a "100 gaj" plot matches the lease deed. A YEIDA plot will usually be 120 sq m (144 gaj) or more.
  3. Follow the paper trail. Ask for the allotment letter, the lease deed and YEIDA's transfer record in the seller's name. Don't pay on a GPA (general power of attorney) or an agreement to sell alone.
  4. Check RERA for builder plots. RERA is the Real Estate Regulatory Authority. A developer's plotted project should be registered with UP RERA, so look up its number on the UP RERA website.
  5. Ask about dues and disputes. Ask YEIDA in writing about pending dues, compensation cases or court orders on the plot or the project.

Then run the numbers. Our stamp duty calculator gives the duty for any price. For the wider area, see Noida property rates and Greater Noida property rates. Our guides to plot prices in Noida and plot prices in Greater Noida cover the same 100 gaj (83.6 sq m) size. There, the Noida Authority or GNIDA allots the land.

Questions

Frequently Asked Questions

How many sq m is 100 gaj? +

100 gaj is 100 sq yd, which is 83.6 sq m or 900 sq ft. YEIDA allots plots in sq m, and its smallest common size is 120 sq m, which is 144 gaj. So a plot sold as exactly 100 gaj near Jewar airport is usually a builder plot or land outside YEIDA's sectors.

What is the price of a 100 gaj plot near Jewar airport? +

At our 2026 figures, 100 gaj (83.6 sq m) costs about ₹49.6 lakh in Sector 20, ₹51.3 lakh in Sector 18 and ₹78 lakh in the Sector 22D YEIDA pockets. Inside private townships it passes ₹1 crore, and Sector 22A is about ₹1.30 crore. Stamp duty of 7% and a 1% registration fee come on top.

Does YEIDA sell 100 gaj plots near the airport? +

Not as a standard size. YEIDA allots in sq m, and the smallest common plot in our records is 120 sq m (144 gaj), seen in Sector 17, Sector 24A and Sector 16. Its 2022 scheme did include sizes from 60 sq m (72 gaj). For buying routes and lease terms, see our YEIDA guide for this size.

Are there residential plots right next to Jewar airport? +

Not in our data. The residential plots on the market are in YEIDA's residential sectors along the Yamuna Expressway, such as Sectors 18, 20 and 22D. YEIDA's newest plans for the airport side are industrial, including an industrial node of about 8,000 hectares south of the airport that is still at the master-plan stage.

Is a cheap 100 gaj plot near Jewar airport safe to buy? +

Be careful. Plots far below our sector figures are often farmland or unauthorised colony plots with no approved layout. Ask for the YEIDA sector, pocket and plot number, the lease deed and the transfer record. For a builder project, check its UP RERA registration. A village name and khasra number instead of a sector usually means farmland.
