Where do plots of 500 gaj exist in YEIDA?

A 500 gaj plot is 418.1 sq m, which falls between Sector 20's 300 sq m (359 gaj) and 500 sq m (598 gaj) plots. At our 2026 figures, 500 gaj (418.1 sq m) costs about ₹2.48 crore in Sector 20 and about ₹5.88 crore in Sector 22D's developer townships. A full 500 sq m (598 gaj) plot in Sector 20 comes to about ₹2.97 crore.

Sellers talk in gaj, the everyday word for a square yard (sq yd), while YEIDA's papers use square metres (sq m). One gaj is 0.8361 sq m. YEIDA itself is the Yamuna Expressway Industrial Development Authority, which plans and allots land along the expressway. So 500 gaj is 418.1 sq m (500 x 0.8361), and a 500 sq m plot is 598 gaj (500 x 1.196).

Large plots are rare in YEIDA's newer schemes. The 2025 scheme was all 200 sq m (239 gaj) plots, and the 2026 scheme topped out at 290 sq m (347 gaj). The big plots sit in Sector 20, which YEIDA laid out in its 2009 scheme with whole pockets of large sizes, and in private townships.

Plot prices by YEIDA sector, 2026, per gaj. Our 2026 figure per gaj (sq yd) for sectors with an active plot market and medium or high confidence; 1 gaj is 0.836 sq m.

The chart ranks our 2026 plot figures per gaj for the top YEIDA sectors.

Sector 20 is the obvious place to look for this size, and it's also the cheapest per gaj in our data. It has fallen the most since 2024 too, from ₹60,500 per gaj to ₹49,600, about 18%. On a 500 sq m (598 gaj) plot, that's about ₹65.2 lakh less at our figures (598 x ₹10,900).

Sector 22A sits at the top, at ₹1,30,000 per gaj. Our data doesn't split it between YEIDA plots and townships, so ask any seller there which route the plot came from.

What do developer townships charge for 500 gaj in YEIDA?

Two townships on our site list plots of this size or close to it, and their prices per gaj are far apart.

  • ACE Acreville, under construction, lists a 500 sq yd (418.1 sq m) plot at ₹6.5 crore. That's ₹1,30,000 per gaj (₹6.5 crore divided by 500).
  • Greenbay Golf Village, shown as ready to move, lists plots of 350 to 750 sq yd (292.6 to 627.1 sq m) at ₹2.83 crore to ₹6.08 crore. If the lowest price goes with the smallest plot, that's about ₹81,000 per gaj (₹2.83 crore divided by 350, and ₹6.08 crore divided by 750).

At Greenbay's rate, 500 gaj (418.1 sq m) would cost about ₹4.05 crore (500 x ₹81,000). That's well below ACE Acreville's list price for the same size, and below our ₹5.88 crore for 22D's developer townships. The final price can change with the plot's position, so ask each developer for a written price for the exact plot.

Gaur Yamuna City in Sector 19 is another big township. Our project page lists only its flats, but our Sector 19 plot figure of ₹1,04,300 per gaj puts 500 gaj (418.1 sq m) at about ₹5.22 crore. Before booking in any township, look up its UP RERA registration. RERA is the Real Estate Regulatory Authority, and its records show a project's approvals and delivery dates.

How do park, corner and wide-road loadings change a large YEIDA plot?

On a YEIDA scheme plot, one that YEIDA allots itself by draw, location loadings are the only price difference between plots. YEIDA sets one residential rate for its whole area, with no premium for one sector over another. Loadings then add a share to the premium, which is YEIDA's word for the plot price.

Scheme plot positionLoading on the premium
Mid-row, not facing a park, on a road under 18 mNone
Facing a park or green belt5%
Corner plot5%
On an 18 m or wider road5%
Any two of these10%
All three15%, which is also the cap

On a large plot, those percentages are big sums. We don't publish YEIDA's rupee rate, but the logic is simple. A park-facing corner plot pays 10% more premium than a mid-row plot of the same size. And YEIDA's rate itself rose 35.1% in FY2025-26 and 3.6% in FY2026-27, so loadings now sit on a higher base. Ask YEIDA whether the 10% lease rent is worked out with or without the loadings.

Resale is different. There's no fixed loading on a resale plot; the price is whatever you and the seller agree. Our sector figures are averages that don't separate corner or park plots. So ask the seller what extra, if any, is built into the price for the plot's position.

Want something smaller? Our guide to 300 gaj (250.8 sq m) plots in YEIDA covers Sector 20's 300 sq m (359 gaj) pockets and the price trend since 2016.

What do YEIDA's lease rules mean for a large plot?

A big plot means a big build, and a YEIDA lease gives you 3 years for it. Every YEIDA plot is on a 90-year lease, which means you hold the land for that term while YEIDA stays the owner. You must build and get the occupancy certificate within 3 years of the lease deed.

If you don't, extension charges apply: 4%, then 5%, then 6% of the premium, and after that 4% of the sector rate a year. On a large plot, each of those percentages is a large figure. So plan the house and the money before you buy, more so for a 1,000 sq m (1,196 gaj) plot or bigger.

The other lease terms are the same as for small plots. The full premium is due within 60 days of the allotment letter, with up to 30 more days at 13.5% interest. A one-time lease rent of 10% of the plot cost comes before the lease deed. Rate rises before the allotment letter, and increases in land compensation, are passed on to the allottee.

On resale, you step into the seller's lease. So ask how much of the 3-year window is left and whether any extension charges are due. Also ask what transfer charges YEIDA will take. Transfer charges are YEIDA's fee to move the lease into your name, and we don't hold the current figure.

What extra costs come with a 500 gaj plot in YEIDA?

Stamp duty is the biggest extra on a large resale or township plot. Uttar Pradesh charges 7% stamp duty and a 1% registration fee. Women buyers get a 1% duty rebate, but only up to a value cap, which we don't state. Check what that cap means for a plot this size with the sub-registrar.

  • Sector 20, 500 sq m (598 gaj) at ₹49,600 per gaj: about ₹2.97 crore, plus about ₹20.76 lakh stamp duty and ₹2.97 lakh registration.
  • ACE Acreville, 500 sq yd (418.1 sq m) at ₹6.5 crore: plus ₹45.5 lakh stamp duty and ₹6.5 lakh registration.

On a big plot, the circle rate matters too. It's the minimum land value the district sets, also called the collector rate, and stamp duty is charged on it if it's above your deal price. We don't hold circle rates for YEIDA sectors, so ask the sub-registrar for the figure that applies.

A scheme plot has its own extras. Registration money of 10% of the premium is paid when you apply. Then come the 10% lease rent, any loadings up to 15%, and GST, which the brochures list as "additional if applicable".

What should you check before buying a 500 gaj plot in YEIDA?

  1. Confirm the pocket and size. In Sector 20, the pocket letter tells you the plot size. Match it to the allotment papers in sq m and gaj: a 500 sq m plot is 598 gaj, not 500.
  2. Check the position. Note whether the plot is a corner, faces a park or sits on an 18 m or wider road, and how that shows up in the price.
  3. Cost the build first. Get an architect's rough plan and budget for a house that can be finished, with its occupancy certificate, within 3 years of the lease deed.
  4. Read the lease, dues and transfer terms. See the registered lease deed, its date and a YEIDA no-dues letter. Get transfer charges in writing, and rule out a reserved-quota plot inside its 5-year lock.
  5. Check township projects on UP RERA. See the registration, the approved layout and the delivery date before you book.

Sector 20 is the main one. YEIDA's 2009 scheme laid it out in pockets of 300 sq m (359 gaj), 500 sq m (598 gaj), 1,000 sq m (1,196 gaj), 2,000 sq m (2,392 gaj) and 4,000 sq m (4,784 gaj). Townships add more: Greenbay Golf Village lists plots of 350 to 750 sq yd (292.6 to 627.1 sq m).

They're extra charges on a scheme plot's premium for its position: 5% each for facing a park or green belt, for a corner and for an 18 m or wider road. The total is capped at 15%. They're the only location premium on a scheme plot, because YEIDA charges one rate across all its residential sectors.

How long do I have to build on a YEIDA plot? +

Three years from the lease deed, including the occupancy certificate. After that, extension charges apply: 4%, then 5%, then 6% of the premium, and then 4% of the sector rate a year. On a large plot these are big sums, so plan the build before you buy and check how much time a resale plot has left.
