How much does a 500 gaj plot cost in Greater Noida?
At our 2026 figures, 500 gaj (418 sq m) in Greater Noida costs about ₹4.88 crore in Sigma 2 to ₹7.18 crore in Gamma 2. GNIDA doesn't allot 418 sq m plots, so the real choice is a 450 to 500 sq m plot, which costs about ₹5.83 crore to ₹8.15 crore.
Gaj is the everyday word for a square yard (sq yd): 9 sq ft, or 0.8361 square metres (sq m). So 500 gaj is 4,500 sq ft. GNIDA, the Greater Noida Industrial Development Authority, plans the city and allots plots in sq m.
Sectors with big plots carry lower figures per gaj than the small-plot sectors. Our 2026 figures for sectors with 450 sq m and bigger plots run from ₹97,500 (Sigma 2) to ₹1,43,500 (Gamma 2) per gaj. Compare that with ₹1,68,600 in Alpha 2, where plots stop at 200 sq m (239 gaj).
Why is 500 gaj not a standard plot size in Greater Noida?
GNIDA's large plots jump from 400 sq m (478 gaj) to 450 sq m (538 gaj) and 500 sq m (598 gaj). A 418 sq m plot falls in the gap. So a seller's "500 gaj" could mean any of these, and the gap between them is real money.
| Plot size (sq m) | Plot size (gaj) | Where our research found it |
|---|---|---|
| 350 sq m | 419 gaj | Alpha 1, Beta 1, Beta 2, Gamma 1, Gamma 2, Delta 3, Sector 36, Chi-Phi estates |
| 400 sq m | 478 gaj | Omega 1 |
| 418 sq m | 500 gaj | Not a GNIDA size |
| 450 sq m | 538 gaj | Delta 3, Gamma 1 |
| 475 sq m | 568 gaj | Gamma 2 |
| 495 sq m | 592 gaj | Eta 1 |
| 500 sq m | 598 gaj | Sigma 1, Sigma 2, Eta 1, Chi 2, Chi 3, Chi 4, Phi 4, Pi 1 and Pi 2, Chi-Phi estates |
| 750 to 1,000 sq m | 897 to 1,196 gaj | Chi 3, Chi 4, Eta 1, Chi-Phi estates |
Watch one trap in that table. A 350 sq m plot is 419 gaj, while 500 gaj is 418 sq m. The digits look alike, but the plots differ by 68 sq m (81 gaj).
What does a 450 to 500 sq m plot cost in each Greater Noida sector?
In Sigma 1, a 500 sq m plot costs about ₹6.67 crore at our 2026 figure (598 gaj x ₹1,11,500). The table runs the same sum for 500 gaj (418 sq m) and for the large size each sector actually has.
Our figures are Property Nivesh estimates from our own research, built on asking prices. Final deals can come in lower.
| Sector | GNIDA zone | Size there (sq m) | Size there (gaj) | ₹ per gaj (2026) | 500 gaj (418 sq m) | Cost of the size there |

| Omega 1 | Not listed | 400 sq m | 478 gaj | ₹1,46,200 | ₹7.31 crore | ₹6.99 crore |
Listings we tracked agree roughly. Sigma 1's 500 sq m plots were asking ₹5.57 crore to ₹7.5 crore in 2026, and Gamma 2's 475 sq m plots ₹7.24 crore to ₹8 crore. Pi 1 and Pi 2 and Phi 4 have low-confidence figures because few plots come up for sale, so read those rows as about numbers.
The chart ranks the Greater Noida sectors with our highest 2026 figures per gaj. Few of them have plots of 450 sq m or more.
Which Greater Noida sectors have the big plots?
Large plots cluster in the Chi, Phi, Sigma and Eta sectors, with a few in Gamma and Delta 3. Here is what each pocket is like in our research.
The Chi-Phi estates
The Chi-Phi scheme is a group of named estates: Alstonia, Cassia Fistula, Cassia Nodosa, Chorisia Speciosa, Ebony, Lagerstroemia and Techoma. They spread over Chi 3, Chi 4 and Phi 3 and 4, with plots of 350 to 1,000 sq m (419 to 1,196 gaj). Sellers often say "Chi Phi" with no sector number, so check the real sector on the lease deed.
Sigma 1 and Sigma 2
Sigma 1's common sizes are 300 and 500 sq m, with some 400 to 600 sq m plots. Sigma 2 is mostly 300 sq m, with some 500 to 625 sq m, and its C block faces the 60 m road.
Gamma 1, Gamma 2 and Delta 3
These sectors mix a few big plots with many smaller ones: 450 sq m in Gamma 1 and Delta 3, and 475 sq m in Gamma 2. Their figures per gaj are higher than those in Sigma or Chi.
Eta 1, Chi 2, Pi 1 and Pi 2, and Omega 1
Eta 1 has plots of 200 to 1,000 sq m, including 495 and 500 sq m. Chi 2 has cooperative and service colonies such as NSG Black Cat Enclave and the AWHO township. Pi 1 has plotted societies such as Hudco Society. Omega 1 has 400 sq m GNIDA plots, and the private Ansal Golf Links 1 township there sells 360 sq yd (301 sq m) plots.
Builder plots outside GNIDA's sectors
On the Yamuna Expressway, in the area run by YEIDA (the Yamuna Expressway Industrial Development Authority), builders list bigger plots. Greenbay Golf Village lists 350 to 750 sq yd (293 to 627 sq m) plots at ₹2.83 crore to ₹6.08 crore. That is about ₹81,000 per gaj (₹2.83 crore / 350, or ₹6.08 crore / 750). ACE Acreville lists 500 sq yd (418 sq m) at ₹6.5 crore, or ₹1,30,000 per gaj. These are builder asking prices. Our YEIDA guide for the same size covers that market.
Why are Greater Noida villa sectors not a guide to 500 gaj plot prices?
Because the price includes a house. Omicron 2 has 500 sq m units, but it's a GNIDA villa sector, and our figures there cover the plot and the building together. Sigma 3, Sigma 4 and Omicron 1A are villa sectors too.
A villa price per gaj mixes land and building, so you can't compare it with a bare plot. If a listing in one of these sectors says "plot", ask whether a house stands on it. We leave all four sectors out of our plot tables for that reason.
How have big plot prices in Greater Noida moved since 2021?
Some large-plot sectors started lowest and rose most in percentage terms. Chi-Phi went from ₹23,100 per gaj in 2021 to ₹1,16,200 in 2026, about five times. Sigma 1 went from ₹24,600 to ₹1,11,500, about four and a half times.
In money terms, a 500 sq m (598 gaj) plot in the Chi-Phi estates was about ₹1.38 crore in 2021 (598 x ₹23,100). Today it is about ₹6.95 crore.
It wasn't a straight line. Chi-Phi slipped from ₹1,04,500 in 2024 to ₹97,500 in 2025, and Sigma 2 from ₹93,100 to ₹82,900. Both rose again in 2026. Past rises don't tell you what comes next.
What extra costs come with a 500 gaj plot in Greater Noida?
A 500 sq m (598 gaj) plot in Sigma 1 at our figure is about ₹6.67 crore. Stamp duty at 7% is about ₹46.67 lakh, and the 1% registration fee about ₹6.67 lakh. The total is about ₹7.20 crore before transfer charges.
Uttar Pradesh sets those rates. Women buyers get a 1% duty rebate, but only up to a value cap, so don't assume a full 1% off a deal this size. Check the current cap first.
Duty is charged on the deal price or the circle rate value, whichever is higher. The circle rate is the minimum value per sq m that the district sets for an area. We don't hold the current Gautam Buddh Nagar list.
GNIDA plots are leasehold, so GNIDA owns the land and you hold it for a long fixed term. Transfer charges are the fee GNIDA takes when the lease passes to a new owner. We don't hold the current rate, and on a big plot it adds up, so get it in writing from GNIDA's property department.
What to check before you buy a 500 gaj plot in Greater Noida?
- Plot or villa. Ask whether the price includes a house, especially in Omicron 2, Omicron 1A, Sigma 3 and Sigma 4.
- The unit. 500 gaj is 418 sq m, while 350 sq m is only 419 gaj. Make sure you and the seller mean the same thing, and read the area in sq m on the lease deed.
- The real sector. For the Chi-Phi estates, confirm the sector and pocket, not just the estate name.
- Papers and dues. Get the allotment letter, lease deed, past transfers and a GNIDA no-dues letter. For society plots in Chi 2 or Pi 1 and Pi 2, ask for the society's transfer rules.
- A price check. Compare at least three recent asking prices for the same size in the same sector. Our table is a starting point, not a valuation. For private projects, also check UP RERA, the state's real estate regulator, using our RERA checklist.
Our stamp duty calculator works out the duty for any price. For rates by area, see Greater Noida property rates and Noida property rates. If a smaller plot fits better, our 300 gaj Greater Noida guide covers 250 to 275 sq m plots. The Noida Authority runs Noida city, and our Noida guide covers the same size there.
Questions
Frequently Asked Questions
How many sq m is a 500 gaj plot? +
500 gaj is 4,500 sq ft, or 418 sq m. GNIDA doesn't allot that size. Its nearest large plots are 400 sq m (478 gaj), 450 sq m (538 gaj) and 500 sq m (598 gaj). Don't confuse 418 sq m with a 350 sq m plot, which is only 419 gaj.
What does a 500 gaj plot cost in Greater Noida in 2026? +
At our 2026 figures, 500 gaj (418 sq m) costs about ₹4.88 crore in Sigma 2, ₹5.58 crore in Sigma 1 and ₹7.18 crore in Gamma 2. A real 500 sq m plot is bigger, at 598 gaj, so it costs about ₹5.83 crore in Sigma 2 to ₹7.25 crore in Chi 2.
Which Greater Noida sectors have 500 sq m plots? +
In our research, Sigma 1, Sigma 2, Eta 1, Chi 2, Chi 3, Chi 4, Phi 4, Pi 1 and Pi 2, and the Chi-Phi estates have 500 sq m plots. Delta 3 and Gamma 1 have 450 sq m plots, Gamma 2 has 475 sq m and Omega 1 has 400 sq m.
Can I use villa prices in Omicron 2 as a plot price? +
No. Omicron 2, Omicron 1A, Sigma 3 and Sigma 4 are GNIDA villa sectors, and their prices include the house. A price per gaj there mixes land and building, so it can't be compared with a vacant plot. Ask whether any "plot" listed there has a house on it.
How much stamp duty is due on a 500 sq m plot in Greater Noida? +
Uttar Pradesh charges 7% stamp duty and a 1% registration fee. On a ₹6.67 crore plot in Sigma 1, that is about ₹46.67 lakh and ₹6.67 lakh. Women get a 1% duty rebate only up to a value cap, so check the cap before counting on it.
