What is a 500 gaj plot in Noida terms?

A 500 gaj plot is 4,500 sq ft, or 418.1 sq m, and the nearest common Noida size is 450 sq m (538 gaj). At our 2026 figures, that plot costs about ₹11.2 crore to ₹14.4 crore in most large-plot sectors. In Sector 15A, the top of the market, it's about ₹27 crore.

Gaj is another word for a square yard (sq yd), the unit buyers across NCR use. Noida measures its plots in square metres (sq m) instead. The Noida Authority, which planned the city's sectors, allots land by the sq m. Allotment is the authority giving a plot to its first owner; later sales are resales of that allotment.

Multiply sq m by 1.196 to get gaj. A 450 sq m plot is 450 times 1.196, or 538 gaj. That's 38 gaj (31.9 sq m) more than 500 gaj (418.1 sq m), which isn't a standard size here. At Noida's large-plot prices, those extra 38 gaj (31.9 sq m) are worth about ₹79 lakh to ₹1.01 crore.

A few other large sizes turn up too. The table shows the ones our research found and how they compare with 500 gaj (418.1 sq m).

How much does a 450 sq m (538 gaj) plot cost in Noida?

Every rupee figure below is a Property Nivesh estimate per gaj, from our own research. It works from asking prices, so a registered deal may come in under it, and 2026 covers the year so far. The table prices a 450 sq m (538 gaj) plot in each large-plot sector where our series is solid. It adds Sector 50's 471 sq m (563 gaj) size.

Sector 44 needs a word. One source behind our 2026 figure there shows ₹3,68,000 per gaj, but blending in a second source gave ₹3,30,200. We show both ends rather than pick one. Sector 15A's range is wide too, at ₹4,18,100 to ₹6,27,100 per gaj, which puts its plot at about ₹22.49 crore to ₹33.74 crore.

For 500 gaj (418.1 sq m) itself, multiply 500 by each sector's figure. That gives about ₹10.4 crore in Sector 72, ₹13.07 crore in Sector 105 and ₹25.4 crore in Sector 15A.

Asking prices for 450 sq m (538 gaj) plots we logged in 2026 sit close to these totals in most sectors. They ran ₹10.5 crore to ₹12.42 crore in Sector 72 and ₹11.25 crore to ₹12.37 crore in Sector 70. Sector 105 asked ₹13.5 crore to ₹14.7 crore. In Sector 44, they spread from ₹15.75 crore to ₹28 crore.

Where are Noida's 450 sq m (538 gaj) plots?

Our research found 450 sq m (538 gaj) plots in about 18 sectors. They run from the authority's top category down to the B-category sectors along the Expressway.

  • The A+ sectors. Sectors 14A and 15A, and Blocks A and B of Sector 44, make up the Noida Authority's top category. Our research describes 15A as a plotted "VIP" sector of large kothi plots, a kothi being an independent house on its own plot. Plots of 200 sq m (239 gaj) and 450 sq m (538 gaj) are listed there.
  • Older Category A sectors. Sectors 19, 30, 44 and 51 have 450 sq m (538 gaj) plots, and Sector 50 has 471 sq m (563 gaj) ones. Sectors 50 and 51 are on the authority's list of sectors near metro stations.
  • Category B sectors. Sectors 27, 31, 33, 40, 41, 46, 48, 61, 70, 71, 72, 105 and 108. Of these, 105 and 108 are on the Expressway list, and 27, 61, 71 and 72 are near metro stations.

Our Sector 14A figure is low confidence, about ₹4,18,100 to ₹5,01,700 per gaj, and we hold no plot sizes there. Our figures are also low confidence for Sectors 19, 27, 33, 41, 48, 61 and 71. Sector 71, for example, sits at about ₹1,83,900 to ₹2,19,400 per gaj. A 450 sq m (538 gaj) plot there could be about ₹9.89 crore to ₹11.8 crore.

Sectors 70 and 72 come with a caveat. Our research found many small "plots" tagged to them that look like village or colony land, meaning old village areas or colonies built without planning approval. Sectors 49, 53, 62, 82, 110 and 128 have the same issue. The 450 sq m (538 gaj) sector plots there are a different thing, but confirm the plot is on the sector layout.

What drives the premium on large plots in Noida?

The category gap

In our data, the clearest driver is the category. Sector 15A's 2026 figure is ₹5,08,000 per gaj. That's two to two and a half times the ₹2,07,900 to ₹2,66,700 of the B-category sectors in our table. On a 450 sq m (538 gaj) plot, that gap is about ₹13 crore to ₹16 crore.

That premium comes from the market, not from the authority. The Noida Authority's A+ rate stayed flat from FY2023-24 to FY2025-26, while its rate for Categories A to E rose 12.4%. Even so, our 15A figure rose from ₹3,02,600 in 2021 to ₹5,08,000 in 2026.

Faster growth lower down

The table compares the two top sectors with three B-category large-plot sectors. All figures are ours, per gaj.

In percentage terms, the cheaper sectors have outrun the top ones. Sector 70 rose 3.65 times from 2021 to 2026 and Sector 72 3.19 times, against 1.68 times for 15A. In rupees, though, 15A's gain per gaj (₹2,05,400) is still bigger than Sector 70's (₹1,64,600).

The chart ranks Noida's top sectors by our 2026 figure per gaj.

Location and size

The authority adds location loadings to its own sector rate in some sectors. As of FY2024-25, these were 5% near metro stations and 7.5% along the Noida-Greater Noida Expressway. Those apply to the authority's rate, and our market figures don't show them as a clear premium.

Size itself has a simpler effect. Every charge set as a percentage of value grows with the plot, so a large plot carries large extras. The stamp duty section below puts numbers on that.

What do 500 gaj builder plots cost near Noida?

We track no developer plotted project inside Noida city, so a 450 sq m (538 gaj) plot here comes as a resale of an authority allotment. The nearest builder plots we track are on the Yamuna Expressway, where YEIDA, the Yamuna Expressway Industrial Development Authority, plans the land.

ACE Acreville lists a 500 gaj (418.1 sq m) plot at ₹6.5 crore, or ₹1,30,000 per gaj. Greenbay Golf Village lists plots of 350 to 750 gaj (292.6 to 627.1 sq m) at ₹2.83 crore to ₹6.08 crore. Both are developer asking prices.

At our Sector 72 figure, 500 gaj (418.1 sq m) in Noida would cost about ₹10.4 crore, so ACE Acreville asks about ₹3.9 crore less. They're different markets, and our data doesn't compare services or resale demand. Our guides to 500 gaj (418.1 sq m) in YEIDA and 500 gaj in Greater Noida cover the authority plots there.

How much do stamp duty and charges add to a 500 gaj plot in Noida?

Uttar Pradesh charges 7% stamp duty and a 1% registration fee, so together they add 8% of the value. At these prices that's a large sum on its own. The table works it out for three sectors at our 2026 figures.

SectorPlot size, sq mPlot size, gajPrice at our 2026 figureStamp duty and fee (8%)Total
Sector 72450538₹11.19 crore₹89.48 lakh₹12.08 crore
Sector 108450538₹13.02 crore₹1.04 crore₹14.06 crore
Sector 15A450538₹27.33 crore₹2.19 crore₹29.52 crore

A woman buying in her own name gets 1% off the duty, but only up to a value cap. We leave the cap out because we don't hold it. Ask the sub-registrar's office how much of the rebate applies at this value.

On top of that sits the authority's transfer charge, its fee for putting the plot in your name. Our data doesn't include it, so get the figure from the Noida Authority in writing. One more number to ask the sub-registrar for is the Gautam Buddh Nagar circle rate. That's the government's minimum value for land in an area, and your deal price is checked against it.

Where the plot is on lease from the authority, meaning a right to use the land for a fixed term, the lease deed sets out that term. Read it for any dues still owed.

What should you check before buying a 500 gaj plot in Noida?

  1. Land, or land and house? Plots in the older kothi sectors may come with a house on them. Ask whether the price covers the land alone or the building too, because our figures are for plots.
  2. Which block, which category? In Sector 44, Blocks A and B are A+ and the rest is Category A. Confirm the block on the authority papers.
  3. Exact area in sq m. Both 450 sq m (538 gaj) and 450 gaj (376.2 sq m) plots are listed in Noida. They differ by 88 gaj (about 74 sq m), so check the unit.
  4. Dues and transfer. Ask the authority for a no-dues letter and the transfer charge in writing, and trace every transfer back to the original allotment.
  5. Deeds over ads. Large-plot asks spread widely, from ₹15.75 crore to ₹28 crore for 450 sq m (538 gaj) in Sector 44. Registered sales in the same sector, from the sub-registrar's records, are the real test.
