Is a 300 gaj plot the same as a 250 sq m plot in Noida?

Almost exactly: a 300 gaj plot is 2,700 sq ft, or 250.8 sq m, and Noida's common 250 sq m plot is 299 gaj. At our 2026 figures, that plot costs about ₹5.43 crore in Sector 151. In the other sectors we track closely, it's ₹6.56 crore to ₹7.97 crore.

Gaj is the everyday name for a square yard (sq yd). In Noida, though, plots are allotted and recorded in square metres (sq m). The Noida Authority, the state body behind the city's sector plan, set it up that way. Allotment means the authority hands a plot to its first owner, so the papers you'll see quote sq m.

To convert, multiply sq m by 1.196, so 250 times 1.196 gives 299 gaj. Watch out for the number 300, though. A 300 sq m plot, also common in Noida, is 359 gaj (300 times 1.196 is 358.8). That's about 20% more land than 300 gaj (250.8 sq m).

An ad that says "300" with no unit could mean either size. At Sector 105's figure of ₹2,61,400 per gaj, the 60 gaj (about 50 sq m) between them is worth about ₹1.57 crore. So the first question to ask any seller is simple: 300 of what?

How much does a 250 sq m (299 gaj) plot cost in Noida sectors?

These per-gaj figures are our own Property Nivesh estimates. They're based on asking prices, so deals can close lower, and 2026 covers the year so far. The table lists sectors where our research found 250 sq m (299 gaj) plots and the series is medium or high confidence.

Six sectors sit within about 3% of each other, at ₹7.76 crore to ₹7.97 crore. Below them, Sectors 46, 108, 31 and 92 step down to ₹6.56 crore. Sector 151 is the outlier at ₹5.43 crore. Its 2026 range of ₹1,59,500 to ₹2,03,100 per gaj puts the plot at about ₹4.77 crore to ₹6.07 crore.

Asking prices for 250 sq m (299 gaj) plots we logged in 2026 broadly match. They ran ₹6.25 crore to ₹8 crore in Sector 100 and ₹6.75 crore to ₹7.5 crore in Sector 105. Sector 92 asked ₹6.25 crore to ₹6.87 crore, and Sector 151 ₹5 crore to ₹6.87 crore.

If you'd rather have 300 sq m (359 gaj), our figures give about ₹9.38 crore in Sector 105 and ₹9.42 crore in Sector 93. Listings of that size asked less: ₹7.5 crore to ₹8.7 crore in Sector 105 and ₹7.5 crore to ₹8.25 crore in Sector 93. Bigger plots may trade at a lower rate per gaj, so check registered deeds before you lean on our figure.

Which Noida sectors have 250 sq m (299 gaj) plots?

Our research found 250 sq m (299 gaj) plots in about 18 sectors. They fall into three groups by Noida Authority category, the tier the authority uses to set its own rates.

  • Category A: Sectors 19, 30, 35, 36, 39 and 50. Our price records for all six go back to 2016, and 36, 39 and 50 are on the authority's list of sectors near metro stations.
  • Category B: Sectors 23, 26, 31, 40, 46, 61, 92, 99, 100, 105 and 108. Sectors 105 and 108 are on the Noida-Greater Noida Expressway list, and 61 and 92 are near metro stations.
  • Category C: Sector 151, the cheapest of the group, which also has 162 sq m (194 gaj) and 300 sq m (359 gaj) plots.

In several of these, our 2026 figure is low confidence: Sectors 19, 23, 26, 35, 39, 61 and 99. Treat any figure there as an "about" number. Sector 39, for example, sits at about ₹2,29,900 to ₹3,13,500 per gaj. A 250 sq m (299 gaj) plot there could be anywhere from about ₹6.87 crore to ₹9.37 crore.

Our research also flagged many small "plots" that look like village or colony land. They're tagged to Sectors 49, 53, 62, 70, 72, 82, 110 and 128. In other words, old village land, or colonies put up without planning approval. If a 250 sq m (299 gaj) listing in one of those sectors looks cheap, check that it traces back to an authority allotment.

How have Noida's priciest and mid-priced sectors moved since 2021?

The gap between Noida's top and middle sectors has narrowed since 2021. The table compares three of the priciest sectors with 250 sq m (299 gaj) plots against two mid-priced ones. All five series are medium or high confidence.

In 2021, Sector 92's figure was 60% of Sector 50's, at ₹65,200 against ₹1,08,600. By 2026 it was 85%, at ₹2,19,400 against ₹2,59,400. The mid-priced sector caught up by rising 3.37 times, against 2.39 times at the top.

The paths weren't smooth. Sector 40 rose slowly from 2021 to 2023, then jumped 74% in 2024 and another 26% so far in 2026. Sector 92 has gone flat this year, edging from ₹2,18,900 to ₹2,19,400. Single-year moves can reflect which plots were listed that year, so the longer run is the better guide.

Do metro and Expressway sectors cost more in Noida?

On the authority's own rates, yes. In FY2024-25, the Noida Authority added a location loading, an extra charge on its sector rate, of 5% for sectors near metro stations. Sectors on either side of the Noida-Greater Noida Expressway carried a 7.5% loading. Those loadings sit on the authority's rate, not on resale asking prices.

Among the 250 sq m (299 gaj) sectors, 36, 39, 50, 61 and 92 are on the metro list. Sectors 105 and 108 are on the Expressway list.

The FY2025-26 order then changed the wording. It says such extra local charges will be payable under the authority's Unified Policy-2025. We haven't collected that policy, so ask the authority for the current percentages.

Our market figures don't show a clean premium either way. Metro-list Sectors 36 and 50 sit at ₹2,60,000 and ₹2,59,400 per gaj, almost level with Sector 30 (₹2,62,500), which isn't on the list. Expressway Sectors 105 and 108, at ₹2,61,400 and ₹2,42,000, sit at or below Sector 100 (₹2,63,200), which isn't on that list either.

The Aqua Line metro already runs from Sector 51 to Greater Noida. Its extension from Sector 142 to Botanical Garden got Union Cabinet approval on 13 February 2026. We found no official construction start or finish date, though. Our Noida infrastructure report tracks these projects.

What do 300 gaj builder plots cost near Noida?

Inside Noida, our project pages show no developer plot project, so 250 sq m (299 gaj) plots come up as resales of authority allotments. The nearest builder option we track is on the Yamuna Expressway, in the area planned by YEIDA, the Yamuna Expressway Industrial Development Authority.

There, ACE Acreville lists 300 gaj (250.8 sq m) plots at ₹3.9 crore to ₹4.95 crore, which is ₹1,30,000 to ₹1,65,000 per gaj. A 250 sq m plot in Sector 92, one of Noida's cheaper sectors in our table, costs about ₹6.56 crore at our figure. The builder plot is about 25% to 40% cheaper.

These are different products in different places, and builder prices are asking prices that can shift with a plot's position. For YEIDA's own scheme plots, see our guide to 300 gaj (250.8 sq m) in YEIDA. For GNIDA sectors, see 300 gaj in Greater Noida; GNIDA is the Greater Noida Industrial Development Authority.

What does a 300 gaj plot in Noida cost once you add charges?

Take a 250 sq m (299 gaj) plot in Sector 92 at our 2026 figure: 299 times ₹2,19,400 is about ₹6.56 crore. Uttar Pradesh charges 7% stamp duty, which comes to about ₹45.9 lakh. The 1% registration fee adds about ₹6.56 lakh, for a total of about ₹7.08 crore.

Women buyers get a 1% rebate on stamp duty, but only up to a value cap. We don't publish that limit, so at these prices check how much of the rebate actually applies before counting on it.

The Noida Authority also bills transfer charges, its fee for recording the plot in your name. That figure isn't in our data, so ask the authority for it in writing. If the plot is held on lease, read the lease deed for the term and any unpaid dues. A lease is a right to use land for a fixed term.

The registrar also checks the deal value against the district circle rate, the minimum value the government sets for each area. Get the current Gautam Buddh Nagar list from the sub-registrar's office, where the deed will be registered.

What should you check before buying a 300 gaj plot in Noida?

  1. Settle the unit first. Confirm whether you're looking at 250 sq m (299 gaj) or 300 sq m (359 gaj). The authority papers show the area in sq m.
  2. Ask about location charges. If the sector is on the metro or Expressway list, ask the authority whether a location charge applies on transfer. Ask for the rate under the current policy too.
  3. Compare with deeds, not ads. Our figures come from asking prices. Recent registered sales in the same sector are a better guide to what you'll pay.
  4. Trace the allotment. The plot should go back to a Noida Authority allotment, with each transfer since on record and no dues pending.
  5. Know who regulates the seller. A new private plotted project should be registered with UP RERA, the Real Estate Regulatory Authority that registers projects and hears complaints. A resale plot in an old sector depends on the authority's records instead.

To work out duty on any price, use our stamp duty calculator. Area-wide prices are on our Noida property rates and Greater Noida property rates pages. For other sizes, our Noida guides cover 200 gaj (167.2 sq m) and 500 gaj (418.1 sq m). Our Gurgaon guide covers the same 300 gaj (250.8 sq m) there.

Questions

Frequently Asked Questions

How many sq m is 300 gaj? +

300 gaj is 2,700 sq ft, or 250.8 sq m. In Noida that's almost the same as the common 250 sq m plot, which is 299 gaj. Don't confuse it with a 300 sq m plot, which is 359 gaj and about 20% bigger. Always ask for the area in sq m from the authority papers.

What is the price of a 300 gaj plot in Noida in 2026? +

At our 2026 figures, a 250 sq m (299 gaj) plot costs about ₹7.76 crore to ₹7.97 crore in Sectors 30, 36, 40, 50, 100 and 105. It's about ₹6.56 crore in Sector 92 and ₹5.43 crore in Sector 151. These are asking-price based estimates, before 7% stamp duty and a 1% fee.

Do metro sectors in Noida cost more? +

The Noida Authority added a 5% loading to its own rate for sectors near metro stations in FY2024-25, and 7.5% for Expressway-side sectors. Our market figures don't show a clean premium, though. Metro-list Sectors 36 and 50 sit level with Sector 30, which isn't on the list.

Which Noida sectors have 250 sq m (299 gaj) plots? +

Our research found them in about 18 sectors, including 30, 36, 39 and 50 in Category A, 40, 46, 92, 100, 105 and 108 in Category B, and 151 in Category C. Figures for Sectors 19, 23, 26, 35, 39, 61 and 99 are low confidence, so treat them as rough.

Have mid-priced Noida sectors caught up with the top ones? +

Largely, yes. In 2021, our Sector 92 figure was 60% of Sector 50's. By 2026 it was 85%, after rising 3.37 times against 2.39 times. Growth has cooled in 2026, though, and Sector 92 has barely moved this year, so the catch-up may not continue at the same pace.
