Where can you find plots close to 300 gaj in YEIDA?

A 300 gaj plot is 250.8 sq m, and the closest standard YEIDA size is the 300 sq m (359 gaj) plot found in Sectors 18 and 20. At our 2026 figures, 300 gaj (250.8 sq m) costs about ₹1.49 crore in Sector 20 and ₹1.54 crore in Sector 18. A full 300 sq m (359 gaj) plot there runs to about ₹1.78 crore to ₹1.84 crore.

Gaj means square yard (sq yd) in everyday Hindi, and one gaj is 0.8361 sq m. YEIDA, the Yamuna Expressway Industrial Development Authority, runs the planned sectors on the Yamuna Expressway. It allots in square metres (sq m), not in gaj. So 300 gaj is 250.8 sq m (300 x 0.8361), and 300 sq m is 359 gaj (300 x 1.196).

Sector 20 is the clearest case. YEIDA laid it out in its 2009 scheme with pockets of fixed sizes, and pockets F to H and K to P hold 300 sq m (359 gaj) plots. Sector 18 has plots of that size too. Developers, on the other hand, sell in sq yd.

The 2026 scheme's top size, 290 sq m, is 347 gaj (290 x 1.196). We don't hold that scheme's full size list, so we can't say how many plots were near 250 sq m (299 gaj). If you're buying one on resale, ask the seller for the allotment letter that states the size.

What does a 300 gaj plot cost in YEIDA in 2026?

Our 2026 figures put 300 gaj (250.8 sq m) at ₹1.49 crore to ₹3.53 crore across the main sectors and routes. That's ₹49,600 per gaj in Sector 20 up to ₹1,17,500 in Sector 22D's developer townships. The table adds the full 300 sq m (359 gaj) plot.

Our figures come from Property Nivesh research and rest on asking prices, so registered deals can close lower or higher.

Developer prices for this size sit at the top end. ACE Acreville, under construction, lists 300 sq yd (250.8 sq m) plots at ₹3.9 crore to ₹4.95 crore. That's ₹1,30,000 to ₹1,65,000 per gaj (each price divided by 300). ATS Province D Olympia's largest plot is 270 sq yd (225.7 sq m), with project prices of ₹2 crore to ₹4 crore across sizes.

A 300 sq m plot holds 59 more gaj than a 300 gaj plot. At Sector 20's figure, those extra 59 gaj (49.2 sq m) are worth about ₹29.3 lakh (59 x ₹49,600). So check which of the two sizes a listing really means.

How have YEIDA plot prices moved since 2016?

Ten years ago, plots in YEIDA's planned sectors were cheap. Our 2016 estimates put Sector 18 at about ₹9,100 per gaj and Sector 20 at about ₹8,900. Both are more than five times that today. Over the same years, YEIDA's own residential rate rose 132.1%.

Most of the rise is recent. Our figures moved slowly until 2020. They then climbed every year to 2024, with the biggest jumps in 2022 and 2024. Since 2024, the resale figures in Sectors 18 and 20 have eased, even as YEIDA raised its own rate by 35.1% and then 3.6%.

YEIDA plot prices per gaj, 2021 to 2026. Our yearly figures per gaj (sq yd); 2026 is the year so far. Asking-price based.

The chart plots our yearly figures from 2021 to 2026 for representative YEIDA sectors.

Two readings stand out. Sector 20 fell from ₹60,500 per gaj in 2024 to ₹49,600 in 2026, a drop of about 18%. And the 22D developer townships peaked at ₹1,45,000 in 2025 before easing to ₹1,17,500. The YEIDA pockets in 22D held up best of the resale series.

Flats tell a different story. Our Yamuna Expressway price tracker, which mostly follows flats, shows average asking prices rising from ₹2,900 per sq ft in 2021 to ₹6,500 in 2025. ANAROCK's Yamuna Expressway Micro Market Report for H1 2026 put new-flat price growth at 53% from 2024 to H1 2026. Use those only as a direction. Plots and flats don't move together, as the plot figures since 2024 show.

How does a YEIDA lease work, step by step?

Every YEIDA plot is leasehold. A lease means YEIDA stays the owner and you hold the land for a fixed term, here 90 years. These are the stages for a scheme plot, from YEIDA's 2025 and 2026 brochures.

  1. Apply. When a scheme opens, apply with registration money of 10% of the premium, YEIDA's word for the plot price (5% for SC and ST applicants). Only one plot is allowed per family, and past YEIDA allottees can't apply.
  2. Wait for the draw. Allotment, the handing out of plots, is by draw. The 2026 scheme opened on 6 April 2026 and held its draw on 18 June 2026.
  3. Pay the premium. The full premium is due within 60 days of the allotment letter. Up to 30 more days are allowed, with interest at 13.5%.
  4. Pay the lease rent. A one-time lease rent of 10% of the plot cost is paid before the lease deed.
  5. Sign the lease deed. This is your 90-year lease, the document that gives you the right to the plot.
  6. Take possession. Possession comes after the sector is developed, which the brochure puts at "approximately five year".
  7. Build within 3 years. The house and its occupancy certificate are due within 3 years of the lease deed. After that, extension charges apply: 4%, then 5%, then 6% of the premium, and then 4% of the sector rate a year.

Two clauses can raise your cost after you apply. Rate rises made before your allotment letter are passed on to you. So are increases in the land compensation paid to farmers.

How does a transfer work when you buy a YEIDA plot on resale?

On resale, you don't buy the land itself. You take over the seller's lease, and YEIDA has to put it in your name. That's called a transfer. Transfer charges are the fee YEIDA takes for it. We don't hold the current fee or YEIDA's full list of steps, so get both in writing from YEIDA before you pay a token.

Ask YEIDA and the seller these questions:

  • Is the lease deed signed and registered in the seller's name, and on what date?
  • Has the seller paid the full premium, the lease rent and any extension charges?
  • Was the plot allotted from a reserved quota? Those can't be transferred for 5 years.
  • Is any rate rise or compensation demand still pending on the plot?
  • Has a house been built with an occupancy certificate? If not, how much of the 3-year window is left?

Compensation isn't a distant risk here. On 23 October 2026, Hindustan Times reported that YEIDA had gone to the National Company Law Tribunal. Its complaint was a delay by Suraksha Group in paying enhanced land compensation to farmers. The paper put the total hike at ₹1,334 crore, a 64.7% increase. That case is about a developer, not plot allottees. But it shows why the clause on compensation is worth reading. Our news note on the case has more.

What extra costs come with a 300 gaj plot in YEIDA?

On a resale or township plot, stamp duty and the registration fee are the main extras. Uttar Pradesh charges 7% stamp duty and a 1% registration fee. Women buyers get a 1% duty rebate up to a value cap, which we don't state, so check it with the sub-registrar.

Take a 300 sq m (359 gaj) resale plot in Sector 20 at our ₹49,600 per gaj. The land is about ₹1.78 crore (359 x ₹49,600). Stamp duty at 7% is about ₹12.46 lakh, and the 1% fee about ₹1.78 lakh. That's about ₹1.92 crore before transfer charges.

One more rule: stamp duty is paid on the deal price or the circle rate value, if that's higher. The circle rate, or collector rate, is the district's minimum value for land. Our data doesn't include YEIDA circle rates by sector, so ask at the sub-registrar's office.

A scheme plot has different extras. There's the 10% lease rent, and GST is "additional if applicable". Location loadings add 5% each for facing a park or green belt, for a corner and for an 18 m or wider road. They're capped at 15%. Because YEIDA charges one rate in every residential sector, loadings are the only location premium on a scheme plot.

What should you check before buying a 300 gaj plot in YEIDA?

  1. Pin down the size. Know whether it's 300 gaj (250.8 sq m), 300 sq m (359 gaj) or 270 sq yd (225.7 sq m). Compare price per gaj, not per plot.
  2. Read the lease deed. Note the date and the name on it. The 3-year build clock runs from that deed.
  3. Ask about pending demands. Get YEIDA to confirm in writing that no rate rise, compensation demand or extension charge is outstanding on the plot.
  4. Confirm the transfer. Get YEIDA's transfer charges and steps in writing, and check the plot isn't a reserved-quota plot inside its 5-year lock.
  5. Check townships on UP RERA. RERA, the Real Estate Regulatory Authority, registers private projects. See the registration, the approved layout and the delivery date.
