What is a 300 gaj plot near Jewar airport?

A 300 gaj plot is 300 sq yd, which is 250.8 sq m or 2,700 sq ft. Near Jewar airport, our 2026 figures put it at ₹1.49 crore in YEIDA's Sector 20 and ₹1.54 crore in Sector 18. At the top end, Sector 22A comes to ₹3.90 crore, before stamp duty.

Gaj is what most buyers call a square yard (sq yd). One sq m, or square metre, is 1.196 gaj. YEIDA, the Yamuna Expressway Industrial Development Authority, plans the land along the expressway and around the airport. It sells plots in sq m, never in gaj.

That matters at this size. 300 gaj sits between two common allotment sizes. A 250 sq m plot (299 gaj) is almost the same, while a 300 sq m plot (359 gaj) is 59 gaj bigger. Sector 20 has whole pockets of 300 sq m plots, so many real options here are a little larger than 300 gaj.

Which sectors near Jewar airport have plots of this size?

Not every sector near the airport is meant for housing. This table shows how our records describe the sectors where residential plots trade, and the sizes we hold for each.

SectorLand use in our recordsPlot sizes on record (sq m)Same in gaj
Sector 20Residential; YEIDA plotted sector from the 2009 scheme300 (pockets F to H, K to P); also 500 to 4,000359; also 598 to 4,784

300 gaj (250.8 sq m) falls inside the 2026 scheme's range of 162 to 290 sq m in Sectors 15C, 18 and 24A, and inside Sector 24A's 2024 range. Sector 20's 300 sq m pockets are the nearest fixed size.

On the airport side, YEIDA's newest plans are for other uses. YEIDA's board cleared a logistics park at Tappal-Bajna in September 2026. An industrial node of about 8,000 hectares south of the airport is also at master-plan stage (our report). We hold no residential plot prices in that belt.

How much does a 300 gaj plot near Jewar airport cost in 2026?

Multiply the rate per gaj by 300. Our figures are Property Nivesh estimates from our own research. They're based on asking prices, so treat them as a starting point for a deal. Low-confidence sectors are shown as a range. We've left out Sectors 16 and 17, where our records point to smaller plots.

SectorSize (gaj)Size (sq m)₹ per gaj, 2026Cost of the plot
Sector 20300250.8₹49,600₹1.49 crore
Sector 18300250.8₹51,300₹1.54 crore
Sector 24A (low confidence)300250.8₹77,400 to ₹83,000₹2.32 crore to ₹2.49 crore
Sector 22D, YEIDA pockets300250.8₹78,000₹2.34 crore
Sector 25300250.8₹66,200₹1.99 crore
Sector 26 (low confidence)300250.8₹63,500 to ₹80,000₹1.91 crore to ₹2.40 crore
Sector 22D, developer townships300250.8₹1,17,500₹3.53 crore
Sector 19, Gaur Yamuna City300250.8₹1,04,300₹3.13 crore
Sector 22A300250.8₹1,30,000₹3.90 crore

If you buy a full 300 sq m (359 gaj) plot in Sector 20, the same rate gives 359 times ₹49,600, or about ₹1.78 crore. In Sector 18 it's 359 times ₹51,300, about ₹1.84 crore. YEIDA's own allotment rate is the same in every residential sector. So the gap between Sector 20 and Sector 22A comes from the resale and township markets, not from YEIDA.

How have Sector 20 and Sector 18 prices moved as the airport arrived?

Sectors 18 and 20 hold most of YEIDA's 300 sq m plots from its 2009 scheme, and Sector 18 also had the most recent schemes, so their figures are the best guide for this size. Here they are against the airport's main dates from our infrastructure tracker.

Sector 20's figure rose about 4 times between 2021 and 2024, from ₹14,900 to ₹60,500 per gaj. Then it slipped two years in a row, and in 2026 it's down 13.9%, the year the airport opened. Sector 18 followed a similar path.

Percentage change in YEIDA's residential plot allotment rate at each revision. YEIDA sets one rate for all its residential sectors.

The chart shows YEIDA's own residential rate change at each revision, in %. It jumped 32.9% in FY2023-24 and 35.1% in FY2025-26, and 132.1% in all from 2016 to 2026. Because it's one rate for every residential sector, it can't explain why one sector costs more than another.

Flats have moved differently. ANAROCK Research's Yamuna Expressway report for H1 2026 put the rise in new home prices, which are mostly flats, at 53% from 2024 to H1 2026. Over a similar stretch, our plot figures for Sectors 18 and 20 fell. None of these numbers proves the airport caused a rise or a fall. They show what happened when.

What do builders ask for 300 gaj plots near Jewar airport?

  • ACE Acreville: plots of 300 gaj (250.8 sq m) at ₹3.9 crore to ₹4.95 crore, or ₹1,30,000 to ₹1,65,000 per gaj. Under construction.
  • ATS Province D Olympia, Sector 22D: the largest plot is 270 gaj (225.7 sq m), in a project listed at ₹2 crore to ₹4 crore. Under construction.
  • Greenbay Golf Village: plots from 350 gaj (292.6 sq m) at ₹2.83 crore, about ₹80,857 per gaj. Listed as ready to move.

So builder asking prices for this size run 2.6 to 3.3 times our Sector 20 figure at ACE Acreville, and well under that at Greenbay. These are listed prices from our project pages. A corner or park-facing plot can cost more, so ask for the full price sheet in writing.

What are the risks of land use and airport claims near Jewar?

  • Distance claims. Our records have no measured distance from any sector to the airport. In Sector 22D, developers' own claims vary from 15 km to 32.5 km. Measure the route yourself before you pay extra for an "airport-facing" plot.
  • Mixed sectors. Sector 24A is grouped as mainly industrial, Sector 25 is a special project sector and Sector 26B is institutional. Check that your pocket is marked residential on YEIDA's master plan.
  • Farmland and colonies. Large "plots" in villages near the airport can be farmland sold under a registry, or part of an unauthorised colony with no approved layout. Neither is a YEIDA residential plot.
  • Land acquisition. YEIDA's land comes from farmers, and compensation disputes linger. Hindustan Times reported in October 2026 that YEIDA had gone to the NCLT, the National Company Law Tribunal. Its complaint is Suraksha Group's delay in paying ₹1,334 crore of enhanced compensation (our report). YEIDA's scheme terms pass such rises on to allottees.

What extra costs come with a 300 gaj plot near Jewar airport?

  • Stamp duty and registration: 7% and 1% in Uttar Pradesh, on the price or the circle rate value, whichever is higher. The circle rate is the district's minimum value for an area. Women get a 1% rebate up to a value limit.
  • Transfer charges: YEIDA plots are leasehold, on a 90-year lease. When a plot is resold, YEIDA charges a fee to put the lease in your name. Ask YEIDA for the current amount.
  • Building deadline: on plots from YEIDA's 2025 and 2026 schemes, the allottee must build and get the OC within 3 years of the lease deed. The OC is the occupancy certificate. After that, extension charges of 4%, 5% and 6% of the premium apply, then 4% of the sector rate a year.

An example: 300 gaj (250.8 sq m) at our Sector 20 figure is 300 times ₹49,600, or ₹1.49 crore. Stamp duty at 7% adds ₹10.42 lakh and registration adds ₹1.49 lakh. That's about ₹1.61 crore before transfer charges.

What to check before you buy a 300 gaj plot near Jewar airport

  1. Land use first. Get the sector, pocket and plot number and check the land use on YEIDA's master plan.
  2. Exact size. Ask whether the plot is 250 sq m (299 gaj) or 300 sq m (359 gaj). The lease deed will show sq m.
  3. Clean title. Ask for the allotment letter, lease deed and YEIDA's transfer record in the seller's name, plus proof that YEIDA dues are paid.
  4. Builder registration. For a developer plot, check the project on the UP RERA website. RERA is the Real Estate Regulatory Authority.
  5. Your build timeline. If the plot came from a recent YEIDA scheme, check the deadline to build, since extension charges add up.

For the full cost, use our stamp duty calculator. To compare, see Noida property rates and Greater Noida property rates. We also cover the same 300 gaj (250.8 sq m) size in YEIDA by buying route, in Noida Authority sectors and in GNIDA's Greater Noida sectors.
