2 BHK Flat Price in Gurugram (2026): Area-Wise Rates and Builder Prices
A 2 BHK in Gurugram can cost about ₹22.45 lakh in an affordable housing project, or more than ₹2 crore on the main corridors. Here is what decides the price, area by area, with five years of trends from our price tracker.

What does a 2 BHK cost in Gurugram?
It depends mostly on where the flat is. In 2025, the average asking price in the six Gurugram areas we track ran from ₹8,200 per sq ft in Sohna to ₹32,000 per sq ft on Golf Course Road. The city-wide average on our tracker is ₹16,500 per sq ft.
So a 2 BHK of 1,100 to 1,400 sq ft costs roughly ₹90 lakh to ₹1.1 crore in Sohna. The same flat on Golf Course Road would cost ₹3.5 crore to ₹4.5 crore. Many popular areas sit in between, such as New Gurgaon, Dwarka Expressway and the Southern Peripheral Road (SPR).
There is also a much cheaper route. Flats built under Haryana’s affordable housing policy sell at a fixed rate. On our site, these 2 BHKs are priced from ₹22.45 lakh.
Two things to keep in mind. These are asking prices, not final deal prices. And “sq ft” here usually means super area, which includes a share of lobbies and walls. The carpet area, the space inside your walls, is smaller.
2 BHK prices by area
The table shows the 2025 average asking price in each area and what a 2 BHK of 1,100 or 1,400 sq ft would cost at that rate. It is simple multiplication, so treat it as a starting point. A new tower with a big club will cost more than the area average. An older society will often cost less.

How Gurgaon prices have moved since 2021
Every area we track has gone up a lot in five years. Dwarka Expressway rose the most, from ₹6,000 per sq ft in 2021 to ₹13,500 in 2025, a rise of 125%. Sohna rose the least, at 86%.
Official figures point the same way. The National Housing Bank (NHB) tracks home values in 50 cities. In 4 of its last 8 quarterly releases, it named Gurgaon the fastest-rising city, with yearly rises of about 23% to 34%.

Price ranges by builder: DLF, M3M, Godrej and others
Here is how the big builders compare on our project pages. Each row covers every Gurgaon project of that builder with a published price, whatever the flat size. The price per sq ft is worked out from the builder’s own size and price where both are given.
Two patterns stand out. DLF sits far above everyone else, because DLF The Camellias and DLF The Dahlias are ultra-luxury towers on Golf Course Road. Signature Global covers the widest spread, from affordable housing flats under ₹25 lakh to large homes on SPR.
Other recent launches, as reported. These figures come from consultancy reports and news coverage, not from our project pages.
- DLF: ANAROCK lists Privana North in Sector 77 at ₹23,500 per sq ft (April–June 2025). Business Today reported in August 2026 that The Dahlias now sells at more than ₹1 lakh per sq ft.
- M3M: ANAROCK lists M3M Forestia in Manesar at ₹13,000 per sq ft (January–March 2026). M3M’s Elie Saab-branded homes in Sector 111 are priced at ₹37,000 per sq ft, Business Today reported in January 2026.
- Signature Global: Sarvam in Sector 37D sells flats at ₹3 crore to ₹4 crore each (PTI, December 2025), and ANAROCK lists it at ₹15,000 per sq ft. The company’s average selling price was ₹17,093 per sq ft in April–June 2026 (Angel One).
- Emaar: Serenity Hills in Sector 86 has 3 and 4 BHK flats from ₹3 crore to ₹5.7 crore (Angel One, November 2025). Urban Ascent in Sector 112 launched at ₹2.5 crore to ₹6 crore (PTI, February 2025).
- Smartworld: ANAROCK lists Sky Arc in Sector 69 at ₹14,489 per sq ft (January–March 2025).
- Max Estates: the company says its average price at Estate 361 in Sector 36A is about ₹22,000 per sq ft (February 2026).
- AIPL: Riviera at AIPL LakeCity in Sector 103 starts at ₹17,450 per sq ft (Punjab Kesari, May 2026).
Builders measure “per sq ft” in different ways. Some quote super area, some built-up area and some carpet area. Compare like with like before you decide one builder is cheaper.
2 BHK prices by builder
Here are the 2 BHK and 2.5 BHK units with a published price on our project pages. A “2.5 BHK” is a 2 BHK with a small extra room, often used as a study.

You’ll notice something: big names like DLF have few new 2 BHKs in Gurgaon. Most new launches now start at 3 BHK. Only 18 of the 56 Gurgaon projects on our site with unit details offer a 2 BHK or 2.5 BHK, while 43 offer a 3 BHK. If you want a 2 BHK from a large builder, you’ll often be looking at a ready flat or a resale.
Market data shows the same thing. On Dwarka Expressway, ANAROCK found that 2 BHKs made up 27% of new homes, against 39% for 3 BHKs. It put the rent for a 2 BHK of about 1,000 sq ft there at ₹25,000 to ₹31,250 a month.
Affordable housing 2 BHKs. Under Haryana’s affordable housing policy, flats are small (28 to 60 sq m of carpet area) and the price per sq ft is capped. In March 2026, Haryana raised the cap for Gurugram to ₹5,575 per sq ft of carpet area, for projects that had not yet allotted their flats. At that rate, a flat with 600 sq ft of carpet area would cost about ₹33.5 lakh, plus a separate balcony charge. The older affordable projects on our site, like the Signature Global ones above, work out to about ₹4,100 per sq ft of carpet area, in line with the lower caps of earlier years.
Extra costs on top of the price
The price on the brochure is not the full cost. Plan for these too:
- Stamp duty. In Haryana it is 7% of the property value for men and 5% for women. That is a 5% duty plus a 2% additional duty, with a 2% rebate when the buyer is a woman. It is worked out on the price you pay, or on the government’s collector rate value if that is higher.
- Registration fee. It is charged in slabs, up to a maximum of ₹50,000.
- GST, on under-construction flats only. It is 5% of the price, or 1% for an affordable flat (up to 60 sq m of carpet area and ₹45 lakh in Gurgaon). A ready flat with an occupation certificate pays no GST.
- Other charges. Car parking, club membership, maintenance deposit and power back-up are often extra. Ask for an all-inclusive price in writing.
Here is an example. On a ₹1.5 crore 2 BHK bought by a man, stamp duty alone is ₹10.5 lakh. With an 80% home loan of ₹1.2 crore at 8.5% for 20 years, the EMI would be about ₹1,04,000 a month.

Five quick checks before you buy a 2 BHK
- Check the RERA number. Every new project must be registered with HRERA Gurugram. Look up the number, the approved plan and the promised possession date.
- Ask for the carpet area. Compare flats by carpet area, not super area. The price per sq ft of carpet area tells you what you are really paying.
- Compare with the area average. If a 2 BHK costs far more per sq ft than the area figure above, ask what you get for the extra: a better tower, a bigger club or a finished flat.
- Read the possession date carefully. A flat due in 2031 ties up your money for years. Ready flats cost more, but you can move in or rent them out now.

It depends on the area. At 2025 average asking prices, a 1,100–1,400 sq ft 2 BHK costs roughly ₹90 lakh to ₹1.1 crore in Sohna and ₹3.5 crore to ₹4.5 crore on Golf Course Road. Affordable housing 2 BHKs start lower, around ₹22.45 lakh.
Which is the cheapest area to buy a 2 BHK in Gurgaon? +
Among the six areas we track, Sohna has the lowest average asking price, at ₹8,200 per sq ft in 2025. New Gurgaon comes next at ₹11,000.
Are 2 BHK flats in Gurgaon a good investment? +
Prices have risen strongly. Dwarka Expressway went up 125% from 2021 to 2025 on our tracker. But past rises do not promise future ones, and new 2 BHK supply is thin. Check the builder, the possession date and the rent you could earn before you decide.
Does DLF sell 2 BHK flats in Gurgaon? +
Not in the current DLF launches on our site, which are mostly 4 BHK and larger. If you want a smaller DLF home, look at the resale market in its older, ready societies.
What is a 2.5 BHK? +
It is a 2 BHK with a small extra room, often called a study or utility room. Builders like M3M and Smartworld sell many 2.5 BHKs in Gurgaon.
