Is there a YEIDA plot scheme in 2027?
As of 26 October 2026, YEIDA hasn't announced a residential plot scheme for 2027 in any notice or news report we track. Its latest scheme, RPS-10/2026, opened on 6 April 2026 and held its draw on 18 June 2026. If someone shows you a "YEIDA plot scheme 2027" form or brochure today, treat it with suspicion until YEIDA itself publishes it.
YEIDA is the Yamuna Expressway Industrial Development Authority. It plans the land along the Yamuna Expressway, including the sectors around Noida International Airport at Jewar. It sells group housing and commercial land by e-auction, and residential plots mostly through schemes that end in a draw. This guide is about those plot schemes.
What we can give you is the record. YEIDA opened residential plot schemes in 2016, 2019, 2021, 2022, 2023, 2024, 2025 and 2026. Below you'll find what each one offered, how the rate has moved, what the rules were and how to get ready if a 2027 scheme arrives. A pattern isn't a promise, so we'll keep saying what's a fact and what's our reading of it.
What did YEIDA's past plot schemes offer?
YEIDA's schemes have ranged from 276 to 1,850 plots, and the sizes have shifted a lot. The 2022 scheme ran from 60 sq m (72 gaj) all the way to 2,000 sq m (2,392 gaj). The 2026 scheme was much narrower, at 162 to 290 sq m (194 to 347 gaj).
| Scheme | Opened | Draw | Plots | Sizes (sq m) | Sizes (gaj) | Sectors |
|---|---|---|---|---|---|---|
| RPS-03/2016 | 1 Jan 2016 | May 2016 | 1,850 | 120, 162, 200 | 144, 194, 239 | 17 |
| RRPS-03/2019 (leftover plots) | 30 Sep 2019 | 20 Dec 2019 | 911 | Not held | Not held | 17, 18, 20, 22D |
| RPS-05/2021 | 23 Dec 2021 | 10 Mar 2022 | 416 | Not held | Not held | 16, 17, 18, 20, 22D |
| RPS-06/2022 | 7 Sep 2022 | 18 Nov 2022 | 477 | 60 to 2,000 | 72 to 2,392 | 16, 17, 18, 20, 22D |
| RPS-07/2023 | 8 Aug 2023 | 18 Oct 2023 | 1,184 | 120 to 2,000 | 144 to 2,392 | 16, 17, 20 |
| RPS-08/2024 | 5 Jul 2024 | Not held | 361 | Not held | Not held | 16, 18, 20, 22D |
| RPS-08(A)/2024 | 31 Oct 2024 | Not held | 451 | 120 to 260 | 144 to 311 | 24A |
| RPS-09/2025 | 21 Apr 2025 | 11 Jul 2025 | 276 | 200 | 239 | 18 (Pocket 9B) |
| RPS-10/2026 | 6 Apr 2026 | 18 Jun 2026 | 973 | 162 to 290 | 194 to 347 | 15C, 18, 24A |
Gaj is the everyday word for a square yard (sq yd). One sq m (square metre) is 1.196 gaj, so a 162 sq m plot is about 194 gaj. YEIDA always allots in sq m, so read the brochure in sq m and convert it yourself.
A few patterns stand out. Sector 18 appears in six of the nine schemes, and Sectors 17 and 20 in five each. Newer sectors such as 24A and 15C joined in 2024 and 2026. Our guide to the best sector to buy a plot in YEIDA compares them.
When could a YEIDA plot scheme open in 2027?
If YEIDA keeps its recent rhythm, a 2027 scheme would most likely open in spring, after the board sets the new year's rate in March. That's our reading of the pattern, not a date YEIDA has given.
The rate decisions have come in March three years running: 12 March 2024, 28 March 2025 and 20 March 2026. The 2025 scheme then opened on 21 April and the 2026 scheme on 6 April. Earlier schemes opened in July, August, September and even December, so a later window in 2027 is just as possible.
The gap between opening and the draw has been steady, at ten to twelve weeks. It was 72 days in 2022, 71 days in 2023, 81 days in 2025 and 73 days in 2026. So a scheme that opened in April 2027 would, on past form, hold its draw around late June.
There's one more lead worth watching. Our research notes that YEIDA had planned smaller schemes in Sector 5A around Navratri 2026, with 40 sq m (48 gaj) plots for lower-income buyers and general plots of 162 to 300 sq m (194 to 359 gaj). We hadn't seen a published rate for them by 25 October 2026. If they slip, they could become part of the 2027 pipeline. Our YEIDA approvals report tracks what the board has been deciding.
What will a YEIDA scheme plot cost in 2027?
Nobody knows the 2027 rate yet, because YEIDA sets one for each financial year, usually in March. What we can show is how it has moved. YEIDA's residential plot rate rose 132.1% from 2016 to 2026, and two big jumps did most of that.
The chart shows the change at each revision. The jumps of 32.9% in FY2023-24 and 35.1% in FY2025-26 both followed rises in the compensation YEIDA pays farmers for their land. In quieter years the rate moved between 3.6% and 8%.
That link matters for 2027. Our research notes that YEIDA's board, at its October 2026 meeting, considered raising farmers' land-purchase compensation by about 6%. If that goes through, it could feed into the FY2027-28 rate. We'd call a rise more likely than a fall, but we won't guess its size.
Two rules shape the price you'd actually pay. YEIDA sets one residential rate for its whole area, so the rate doesn't change with a sector's distance from the airport. And the 2025 brochure says that if the rate rises before your allotment letter, you pay the higher rate.
Here's what comes on top of the basic premium, going by the 2025 and 2026 terms. The premium is the plot's area in sq m multiplied by that year's rate.
| Item | How much | When you pay |
|---|---|---|
| Registration money | 10% of the premium (5% for SC and ST applicants) | With the application |
| Location charges (PLC) | 5% each for park facing, corner or an 18 m or wider road, up to 15% | Added to the plot cost |
| Rest of the premium | The balance | Within 60 days of the allotment letter, or 30 more days at 13.5% interest |
| One-time lease rent | 10% of the plot cost | Before the lease deed |
| Stamp duty and registration | 7% and 1% in Uttar Pradesh | When the lease deed is registered |
| GST | "Additional if applicable", says the brochure | As billed |
Add it up and a plot with no location charges costs about 1.18 times its premium before any GST, if stamp duty is worked out on the plot cost. With the full 15% in location charges it comes to about 1.36 times. Duty is charged on the deed value or the circle rate value, whichever is higher, and our stamp duty calculator works it out for any figure. For a wider look at budgets, see the minimum budget for a YEIDA plot.
Who can apply, and how does the YEIDA draw work?
The rules below come from YEIDA's 2025 and 2026 brochures. A 2027 brochure could change any of them, so read the new one in full before you apply.
- One plot per family. A family can hold only one plot from the scheme.
- Earlier YEIDA allottees can't apply. If you already hold a YEIDA plot, you're out of this round.
- Registration money comes first. It was 10% of the premium with the application, or 5% for SC and ST applicants.
- A draw decides. Plots go to applicants by draw, not first come, first served. No one can promise you a plot.
- Quota plots have a lock-in. Plots allotted under a reserved quota couldn't be transferred for 5 years.
We don't hold the full eligibility list, the reservation shares or the refund rules for applicants who don't win. Those sit in each brochure, so check them there. And if anyone says they can "fix" the draw for a fee, walk away.
What happens after you get a YEIDA scheme plot?
Winning the draw is the start of a long process. YEIDA plots are leasehold for 90 years, which means YEIDA stays the owner of the land and you hold it for that term.
The 2025 and 2026 brochures set out the steps. You pay the rest of the premium within 60 days of the allotment letter. Then you pay the one-time lease rent of 10% of the plot cost, and the lease deed is registered. Possession follows the development of the sector, which the brochure puts at about five years.
After the lease deed, you get 3 years to build a house and obtain its occupancy certificate (OC), the document that says a building is fit to live in. Miss that and extension charges apply: 4%, 5% and 6% of the premium for the first three extension years, then 4% of the sector rate a year.
So a scheme plot isn't a quick flip. Plan for about five years to possession and up to three more to build, and keep money aside for construction. Our guide to 300 gaj (250.8 sq m) plot prices in YEIDA covers the lease and transfer steps when you buy on resale instead.
Should you wait for a 2027 scheme or buy a resale plot?
It comes down to how much certainty you need. A scheme gives you YEIDA's rate but no guarantee of a plot. Resale gives you a known plot now, at a market price you agree with the seller.
Resale prices have cooled while YEIDA's rate climbed. In our figures, Sector 18 fell from ₹57,800 per gaj in 2024 to ₹51,300 in 2026, a drop of 11.2%. Sector 20 fell 18%, from ₹60,500 to ₹49,600. Over the same two years, YEIDA's own rate rose about 40%. Our figures are based on asking prices, so final deals can close lower.
At our 2026 figures, a 200 sq m (239 gaj) resale plot in Sector 18 works out to about ₹1.23 crore, which is 239 times ₹51,300. In Sector 20 it's about ₹1.19 crore. Stamp duty, registration and YEIDA's transfer charges come on top. We don't hold the current transfer charge, so ask YEIDA for it in writing.
| Question | Scheme plot | Resale plot |
|---|---|---|
| Price basis | YEIDA's rate for the year, plus location charges | Market price agreed with the seller |
| Chance of getting one | A draw, so no guarantee | Certain once terms are agreed |
| Choice of plot | Whatever the draw gives you | You pick the plot and its facing |
| Timing | About five years to possession | Now, if the sector is developed |
| Main risks | Rate rises before allotment, delays | Overpaying, unpaid dues, quota lock-ins |

How should you prepare for a 2027 YEIDA scheme, and spot a fake one?
You can get ready now without paying anyone a rupee. Here's what to check before you buy or apply.
- Watch YEIDA's own notices. A real scheme comes with a numbered brochure, like RPS-10/2026, on YEIDA's official website.
- Keep registration money ready. In recent schemes it was 10% of the premium, with the balance due within about two months of an allotment letter.
- Decide your size in sq m. Choose between sizes like 162 sq m (194 gaj) and 200 sq m (239 gaj), and think about what you'll build.
- Check your eligibility early. One plot per family, and no earlier YEIDA allotment, were the rules in 2025 and 2026.
- Never pay an agent to "book" a scheme plot. Pay registration money only through the channel the official brochure names.
- Be careful with "quota" resale plots. Reserved-quota plots couldn't be transferred for 5 years in recent schemes.
If you're also weighing builder projects on the Yamuna Expressway, check their UP RERA status and the developer's record. Our report on YEIDA taking Suraksha's dues to the NCLT shows how developer disputes can drag on for years.
For the numbers, use our stamp duty calculator and the Yamuna Expressway price tracker, which follows average asking prices, mostly for flats, per sq ft.
Questions
Frequently Asked Questions
Is YEIDA launching a plot scheme in 2027? +
As of 26 October 2026, YEIDA hasn't announced a 2027 residential plot scheme in any notice or report we track. It opened schemes every year from 2021 to 2026, and the last two opened in April after a rate decision in March. So a 2027 scheme is possible, but there's no date or brochure yet.
What plot sizes could a YEIDA 2027 scheme offer? +
We can only go by past schemes. The 2026 scheme offered 162 to 290 sq m (194 to 347 gaj), the 2025 scheme only 200 sq m (239 gaj), and the 2022 scheme 60 to 2,000 sq m (72 to 2,392 gaj). Reported plans for Sector 5A included 40 sq m (48 gaj) plots for lower-income buyers.
How much money do I need to apply for a YEIDA plot scheme? +
In the 2025 and 2026 schemes, registration money was 10% of the plot premium, or 5% for SC and ST applicants, paid with the application. If you win the draw, the rest is due within 60 days of the allotment letter. After that come a 10% lease rent, 7% stamp duty and a 1% registration fee.
Will the YEIDA plot rate go up in 2027? +
YEIDA hasn't set the FY2027-28 rate yet. Its rate rose 3.6% for FY2026-27, after a 35.1% jump the year before. In October 2026 its board considered raising farmers' land compensation by about 6%, and past compensation rises fed into higher plot rates, so a rise looks more likely than a cut.
Are YEIDA scheme plots freehold? +
No. YEIDA allots residential plots on a 90-year lease, so YEIDA stays the owner of the land. In recent schemes you paid a one-time lease rent of 10% of the plot cost before the lease deed, and you had 3 years from the deed to build and get an occupancy certificate.
