Which Gurgaon Sectors Will Develop in the Next 5 Years? The Evidence

No one can promise which Gurgaon sectors will develop, but HRERA records show where building is committed: Sectors 89, 88A and 93 on the Pataudi Road side of New Gurgaon lead with 18 to 22 registrations each since 2021, followed by 37D, 95 and 63A. Newer sectors such as 79B and 105 only joined the register in 2022 and 2024.

Which Gurgaon sectors will develop in the next five years?

No one can say for sure which Gurgaon sectors will develop, but the HRERA register shows where developers have already committed to build. Since 2021, the most registrations have gone to Sectors 89, 88A and 93 on the Pataudi Road side of New Gurgaon. Sector 37D comes fourth; it sits in the Sectors 36A to 37D belt, where the Dwarka Expressway crosses Pataudi Road near Harsaru. Next come Sector 95, Sector 63A on Golf Course Extension Road and Sectors 104 and 106 on the Dwarka Expressway. These are the sectors where construction is most likely to keep going over the next five years.

HRERA is the Haryana Real Estate Regulatory Authority. A project has to register with it before the developer can sell, so a registration is a strong sign that building is planned. It isn't a quality rating or a promise of on-time delivery.

This guide reads our copy of the HRERA Gurugram register. It runs from 14 June 2017 to 14 September 2026, so 2026 is a part year. We then set the busiest sectors against the roads, metro lines and civic works actually under way near them, each with its status and date.

How do we judge where a Gurgaon sector is developing?

We use three kinds of evidence, all from our own records. None of them is a forecast.

  1. The pipeline. How many projects each sector has registered since 2021, and how many were filed in 2025 and 2026.
  2. New entrants. Sectors whose first registration in our records is recent. Land has to be licensed and laid out before anything can register. So a first registration is often the first visible sign of a sector opening up.
  3. Infrastructure nearby. Roads, metro and civic projects with a recorded status and date, not just an announcement.

Two cautions apply. First, "lapsed" in HRERA means the registration period ran out without an extension on record, so we count those separately. Second, a project registered today often finishes well after five years. HRERA lists a completion date of 30 September 2033 for Estate 361 in Sector 36A, registered on 21 November 2025. Krisumi's The Forest Reserve, registered on 2 May 2025, lists 30 June 2031.

So "develop in five years" really means "be under construction" for most of these sectors, not "be finished and lived in".

Which Gurgaon corridors have the most new registrations?

The New Gurgaon sectors on the Pataudi Road side and the Dwarka Expressway belt lead. Sectors 88 to 95 have 120 registrations since 2021 and Sectors 99 to 115 have 101. Central Gurugram (Sectors 1 to 57) has 95. New Gurgaon Sectors 76 to 87 has 81, and Golf Course Extension Road (Sectors 58 to 67) has 79.

HRERA-registered projects since 2021, grouped by the sector or town named in the record (corridor sector ranges from our market pages).

The chart shows projects registered since 2021 in each corridor group in our HRERA data. The Pataudi Road side also had the busiest single year of any group since 2021: 27 registrations with 8,960 units filed in 2023. The Dwarka Expressway belt came close in 2025, with 26 registrations and 8,873 units. In 2026 so far, Golf Course Extension Road leads with 12, ahead of the Dwarka Expressway and the Pataudi Road side with 8 each.

Smaller groups are moving too. Sohna has 51 registrations since 2021 and the SPR belt (Sectors 68 to 75A) has 42. Sectors 36A to 37D, where the Dwarka Expressway crosses Pataudi Road near Harsaru, have 27, and 17 of those are in Sector 37D alone.

Which individual Gurgaon sectors lead the pipeline?

Sector 89 has the most registrations since 2021, with 22. Sector 88A follows with 19, Sector 93 with 18, Sector 37D with 17 and Sector 95 with 16.

Source: HRERA Gurugram register in our research store, 14 June 2017 to 14 September 2026. Plotted means plots were filed and no flats were. The plotted and lapsed columns cover all years.

Three patterns stand out. Sector 88A is the busiest right now, with 10 filings in 2025 and 2026, though three are phases of one project, Cocoa County. Sector 104 had 8 in 2025 alone, but six of those are phases of two projects, The Palatial and Delphine Central Park Estates. Sector 91 looks like the opposite case: 9 of its 10 registrations since 2021 came in 2021 itself, with one more in 2024.

Sector 37D is worth a closer look. Its 2025 filings include Signature Global's Sarvam at DXP Estate, registered on 7 November 2025 with 2,159 units.

Sector 95 has the most plotted projects here, 9 of its 22. Plotted colonies fill up as owners build one house at a time, so they usually take longer to look finished than tower projects. For sector-by-sector detail, see our guides to the best sectors in New Gurgaon and investment sectors near the Dwarka Expressway.

Which Gurgaon sectors only recently joined the register?

A few sectors had their first registration in our records only in the last five years. These are the newest parts of the map to start filling up.

  • Sector 105 (Dwarka Expressway): first record on 28 August 2024, Sanctuary 105 by 1000 Trees Housing, near the Daulatabad flyover. Two more registrations by the same developer followed in March 2025 and February 2026.
  • Sector 79B (New Gurgaon): Signature Global City 79B, a plotted colony, in December 2022. A homes phase and Rajvik Greens followed in January 2023.
  • Sector 102A (Dwarka Expressway): Oyster Greens by Adani M2K Projects, a plotted colony of 290 plots, in December 2021.

Not every new entrant moves fast. The only Sector 95B record, Zara Roma from June 2022, has lapsed.

Beyond the city's numbered sectors, the Manesar M-sectors are the clearest new area. Of their 14 registrations, 13 date from November 2022 onward, starting with The Golden City, and 10 were filed in 2025 and 2026. The other is a lapsed 2017 commercial project in Sector M1D. The records name Sectors M9, M10, M11, M13 and M14, and several describe them as part of the Gurugram Manesar Urban Complex. Our guide to the best sectors near Manesar covers them, and new sectors planned around Gurgaon explains how sectors get planned in the first place.

What infrastructure is under way near the busiest sectors?

The Dwarka Expressway is the one big project already open. Its Haryana section, 19 km from the Delhi border to Kherki Daula, was inaugurated on 11 March 2024. Our record lists Sectors 83, 84, 88, 99 and 113 among the places it serves. Most other projects near these sectors are still being built, tendered or proposed. Status below is as of 9 October 2026.

  • Gurugram Metro, Millennium City Centre to Cyber City, with a spur to the Dwarka Expressway at Sector 101: under construction. Physical progress was about 11% up to June 2026. A 2029 finish is only our reading of the chief minister's "within the next four years" on 5 September 2025, not an official date.
  • Global City, Sectors 36, 36B, 37 and 37B: under construction. The state said on 12 August 2026 that 80% of physical work was done and the rest would finish by December 2026.
  • SPR elevated corridor, NH-48 to Vatika Chowk: approved, but GMDA re-tendered it on 1 October 2026. Bids open on 19 November 2026, and no contract has been awarded. Hindustan Times reported GMDA expects it to ease junctions across Sectors 69 to 75A.
  • Rezangla Chowk to Dwarka Sector 21 metro: proposed. Haryana approved its project report on 19 October 2022, but we found no central sanction. It would serve Sectors 110 and 111.
  • Sector 56 to Panchgaon metro: proposed, with state funding approved and the final project report submitted, per a 30 December 2025 release. Our Panchgaon metro post covers it.
  • Delhi-Gurugram-SNB Namo Bharat RRTS: proposed, with no Union Cabinet sanction found as of October 2026. RRTS is the regional rapid rail network now branded Namo Bharat.

Civic works matter as much as roads. Hindustan Times reported on 21 October 2026 that Haryana approved another 100 MLD unit at the Chandu Budhera water plant. The Times of India reported a GMDA drain plan for Sectors 37C, 37D and 9B. Neither is built yet. Every project with its full status is in our list of upcoming infrastructure near Gurgaon.

What could slow a Gurgaon sector down?

Lapsed registrations, missing civic basics and transit that isn't sanctioned are the three risks the records show. A busy register doesn't guarantee a finished sector.

Some sectors carry a high share of lapsed or cancelled entries. Sector 82A has 8 of its 10 and Sector 99A has 7 of 19. Sectors 92 and 63A have 7 each, out of 25 and 23. Check those projects one by one before you count on them. Our guide to what buyers must check on RERA explains how.

Social infrastructure can lag too. The Tribune reported on 18 October 2026 that the Dwarka Expressway's public hospital still had no date for services. Its construction deadline has been pushed to 31 December 2026. And a rail line that is only proposed, like the RRTS, isn't something to pay extra for until it is sanctioned and being built.

Finally, plotted sectors such as 95 and 99A fill slowly by nature. A sector with many plots can look half-empty for years even when every plot is sold.

What should you check before choosing a Gurgaon sector?

Check the project, the paperwork and the ground, in that order.

  • Look up each project on the HRERA Gurugram register: certificate number, status and declared completion date.
  • Ask for the DTCP licence number. DTCP is Haryana's Town and Country Planning Department, and its licence is the permission to develop a colony on that land.
  • Count lapsed or cancelled entries in the sector, not just new ones.
  • For each road or metro line you're relying on, find its current stage: proposed, approved, tendered, awarded, under construction or open.
  • Visit at peak hour and check water, power, drains and sector roads on the ground.
  • Budget for stamp duty: 7% for men and 5% for women in Haryana, on the price or the collector-rate value, whichever is higher. The collector rate is the state's official minimum value for registration, not a market price.

To compare asking prices across the city, see our Gurgaon property rates page, and work out the duty with the stamp duty calculator.

Questions

Frequently Asked Questions

Which sector in Gurgaon has the most new projects? +

In our HRERA data, Sector 89 has the most registrations since 2021, with 22, followed by Sector 88A with 19 and Sector 93 with 18. All three are New Gurgaon sectors on the Pataudi Road side. On the Dwarka Expressway, Sector 104 leads with 14. The records run to 14 September 2026, so 2026 is a part year.

Does an HRERA registration mean a sector will be developed? +

It means a developer has registered a project and can legally sell it, which is a strong sign building is planned. It isn't a quality rating or a delivery promise. Some registrations lapse, meaning the period ran out with no extension on record. Sector 92, for example, has 7 lapsed or cancelled entries out of 25.

Which new sectors have started on the Dwarka Expressway? +

Sector 105 had its first registration in our records on 28 August 2024, with Sanctuary 105, and two more registrations followed in 2025 and 2026. Sector 102A first appeared in December 2021 with Oyster Greens, a plotted colony of 290 plots. Both are still small next to Sector 104, which has 20 registrations in all.

Will the Gurugram Metro reach the new sectors within five years? +

The Millennium City Centre to Cyber City line, with a spur to the Dwarka Expressway at Sector 101, was under construction as of 9 October 2026, at about 11% physical progress up to June 2026. A 2029 finish is only inferred from the chief minister's words. Other links, such as Sector 56 to Panchgaon, are still proposed.

Are the Manesar M-sectors developing? +

Our records show 14 HRERA registrations in the Manesar M-sectors, 13 of them from November 2022 onward, with 10 filed in 2025 and 2026. The records name Sectors M9, M10, M11, M13 and M14, several of them within the Gurugram Manesar Urban Complex, and include plotted colonies and group housing. These sectors are separate from IMT Manesar and Manesar town.
