Upcoming Industrial Corridors Near Gurgaon: DMIC, DFC, Global City
The industrial projects near Gurgaon in our records are the Delhi-Mumbai Industrial Corridor, whose Haryana node is the Manesar-Bawal Investment Region, the Western Dedicated Freight Corridor, open from New Rewari to New Dadri since March 2023, and HSIIDC's Global City, under construction. None is brand new, and we hold no timeline for the Manesar-Bawal region.

What industrial corridors are coming up near Gurgaon?
Our records hold three industrial and freight projects near Gurgaon. They are the Delhi-Mumbai Industrial Corridor (DMIC), the Western Dedicated Freight Corridor (WDFC) and HSIIDC's Global City. The DMIC is partly operational nationally, the freight corridor's NCR stretch has been open since 31 March 2023, and Global City is under construction.
So "upcoming" needs care. The big programmes were approved years ago and are being filled in node by node. What's genuinely still to come near Gurgaon is the DMIC's Haryana node, the Manesar-Bawal Investment Region. We hold no plan, land figure or timeline for it.
We also cover IMT Manesar, the existing HSIIDC industrial township, because its housing shows up in the register of HRERA, the Haryana Real Estate Regulatory Authority. Every status below is as of 9 October 2026. Our records carry no distances or travel times for any of these.
What is the status of each industrial corridor near Gurgaon?
Two of the five are operational, one is under construction, one is a partly built national programme and one has no infrastructure record at all.
| Project | What it is | Status on 9 Oct 2026 | Key dates on record | Not in our records |
|---|---|---|---|---|
| Delhi-Mumbai Industrial Corridor (DMIC) | National programme of industrial cities along the freight corridor, run by NICDC under DPIIT | Partly operational | Cabinet approval 2007; funding structure approved 15 Sep 2011; trust renamed NICDIT 7 Dec 2016 | Exact 2007 approval date; any plan or timeline for the Manesar-Bawal node |
| Western Dedicated Freight Corridor (WDFC) | Freight-only railway from Dadri to JNPT | Operational | Cost of ₹81,459 crore approved Jun 2015; Rewari to Madar opened Jan 2021; trial runs on the last stretch 31 Mar 2026 | Commercial start date of the last stretch |
| WDFC, New Rewari to New Dadri | 127 km NCR stretch of the WDFC | Operational | First goods train, ICD Dadri to New Rewari, 31 Mar 2023 | Section cost and construction start |
| Global City Gurugram | HSIIDC mixed land use township in Sectors 36, 36B, 37 and 37B | Under construction | First phase ₹940 crore on 587 acres (11 Apr 2025); 80% of physical work done (12 Aug 2026) | Construction start date; plot auction results |
| IMT Manesar | Existing HSIIDC industrial model township | No infrastructure record | 4 HRERA housing projects, all registered since 2022 | Industrial plot data; any new phase |

What is the Delhi-Mumbai Industrial Corridor?
The DMIC is a national programme to build industrial cities along the Western Dedicated Freight Corridor, which serves as its backbone. The Union Cabinet approved it in 2007 as a "global manufacturing and investment destination". The government approved the funding and structure for its industrial cities on 15 September 2011.
Its Haryana piece is the Manesar-Bawal Investment Region. Other regions in the record include Dadri-Noida-Ghaziabad in Uttar Pradesh and Khushkhera-Bhiwadi-Neemrana in Rajasthan. On 7 December 2016 the DMIC trust was renamed the National Industrial Corridor Development and Implementation Trust (NICDIT), with a wider remit.
Here's the gap. Our record lists the Manesar-Bawal region by name only. It holds no boundary, land area, project list or timeline, and NICDC's status report dated 31 May 2026 couldn't be downloaded. Before you buy anything sold as "near the DMIC", ask which DMIC project, on which land, at what stage.
The nearest DMIC nodes with dated records are in Greater Noida, across Delhi. The Integrated Industrial Township there is operational and the Multi Modal Logistics Hub at Dadri is under construction. The Multi Modal Transport Hub at Boraki is approved.
What is the Western Dedicated Freight Corridor and where does it run?
The WDFC is a freight-only railway built by DFCCIL, running from Dadri in Uttar Pradesh to JNPT near Mumbai. It's open. DFCCIL recorded trial runs on the last stretch, JNPT to New Saphale, on 31 March 2026, marking completion of the whole corridor. The commercial start date of that stretch isn't confirmed.
Near Gurgaon, the stretch that matters is New Rewari to New Dadri, 127 km through Haryana and Uttar Pradesh. It became operational when a goods train ran from ICD Dadri to New Rewari on 31 March 2023. A 1.22 km chord line at New Rewari was commissioned in July 2024, and DFCCIL has run Trucks-on-Trains from New Rewari since August 2021.
Official lengths for the whole corridor differ: 1,504 km in NICDC's timeline and 1,483 km in a 2015 PIB release. Its cost of ₹81,459 crore was approved in June 2015 by the CCEA, the Cabinet Committee on Economic Affairs. Our record notes that its relevance to property is logistics and warehousing, not commuting. We hold no distances from Gurgaon sectors to New Rewari or any other station.

Is Global City Gurugram an industrial corridor?
Not in the usual sense. Global City is a mixed land use township, a planned business district, built by HSIIDC, the Haryana State Industrial and Infrastructure Development Corporation. It sits in Sectors 36, 36B, 37 and 37B, with direct access from the Dwarka Expressway and Pataudi Road.
A planning record explains its status. GMDA released a consultation on revising the final development plan on 13 November 2018. It said Sectors 36, 36B and 37B were re-designated a "Special Zone" for mixed land use at 300% FAR. FAR, the floor area ratio, is the built area allowed as a multiple of the plot area. The land, 1,002.45 acres, was acquired by the Industries Department. It lies in the villages of Khandsa, Narsinghpur, Mohammadpur Jharsa, Garauli Khurd and Garhi Harsaru.
The first phase was ₹940 crore on 587 acres, with a 10.7 km utility tunnel and a 350 ML balancing reservoir. The latest official word came from the chief minister on 12 August 2026: 80% of physical work complete, with the rest due by December 2026. HSIIDC advertised its first plot e-auction for December 2023, but the results aren't on official sites.
Collector rates are Haryana's official minimum values for registering a sale, not market prices. In the 2026-27 Harsaru list, the residential-plot line for Garhi Harsaru rose 75% over 2025-26. In the Kadipur list, Khandsa rose 30% and Mohammadpur Jharsa didn't change. These are single lines, and we can't say Global City caused them.
Next to Global City are Sectors 36A to 37D, where the Dwarka Expressway crosses Pataudi Road near Harsaru. They have 45 HRERA registrations, 27 of them since 2021, and Sector 37D alone has 17 of those recent ones. They include Krisumi's The Forest Reserve in Sector 36A, registered in May 2025. Our Pataudi Road development plan post covers the wider area.
What do the records say about IMT Manesar?
IMT Manesar is an existing HSIIDC industrial model township, not a new corridor, and we hold no infrastructure record of its industrial side. What we do hold is its housing. HRERA records place 4 projects in IMT Manesar, all registered since 2022, with 2,138 homes on 41.78 acres and no plotted colonies.
Two are HSIIDC's own Express Greens projects in Sectors M1 and M1A, registered on 19 September 2022. The other two are Ashiana Aaroham phases on HSIIDC plot GH-04 in Sector 80, IMT Manesar, registered on 25 November 2025 and 27 January 2026. In the Harsaru collector list, the line for floors and flats in the IMT area rose 7.7% in 2026-27.
Next door, the Manesar M-sectors have 14 HRERA registrations, 13 of them from 2022 onward. A tehsil is a revenue sub-division of the district. In the Manesar tehsil, agricultural-land collector rates rose by a median of 45% across 84 lines in 2026-27. Commercial rates rose by a median of 0.6% across 60 lines.
Keep the names apart: IMT Manesar, Manesar town, Manesar tehsil and the M-sectors are different places. Our posts on plots near IMT Manesar and investing in Manesar go further.
How could an industrial corridor affect property near Gurgaon?
Slowly, and unevenly. Industrial corridors mainly bring jobs, trucks and warehouses, and housing demand follows only if factories and offices actually open. Our records hold no job numbers, rents or yields for these corridors, so we can't measure that effect.
A few things are safe to say. Land near a planned industrial node may be marked for industrial use or for acquisition, so ownership and land-use checks matter more there. In Haryana, using farmland for a warehouse, factory or colony needs a change of land use (CLU) permission or a licence. Both come from DTCP, Haryana's Town and Country Planning Department.
And a corridor on paper isn't a corridor on the ground. The Manesar-Bawal node has no dated milestone of its own in our record. The same caution applies across NCR. Our news on YEIDA's airport-side industrial push describes a large node whose master plan a consultant has yet to prepare.
What should you check before buying near an industrial corridor?
Pin down the project, its stage and the status of your own plot.
- Which project, exactly? Ask for the official name: DMIC node, freight station, HSIIDC estate or private industrial park.
- What stage is it at, and on what date? Use the table above as a starting point.
- What does the development plan show for your plot: residential, industrial, agricultural or green belt?
- Is the land licensed or does it have CLU, and is the project on the HRERA register?
- Is any land around it notified for acquisition? Check with the tehsil and the district revenue office.
- What will you pay on top? Haryana stamp duty is 7% for men and 5% for women, on the price or the collector-rate value, whichever is higher.

Questions
Frequently Asked Questions
What is the Manesar-Bawal Investment Region? +
It's the Haryana node of the Delhi-Mumbai Industrial Corridor, listed in the DMIC programme record alongside regions in Uttar Pradesh, Rajasthan, Madhya Pradesh, Gujarat and Maharashtra. Our record names it but holds no boundary, land area, project list or timeline. Ask for an official document before trusting any claim that a property is near it.
Is the Western Dedicated Freight Corridor open near Gurgaon? +
Yes. The 127 km New Rewari to New Dadri stretch became operational on 31 March 2023, when a goods train ran from ICD Dadri to New Rewari. The line carries freight only, so it matters for logistics and warehousing rather than commuting. We hold no distances from Gurgaon sectors to its stations.
Is Global City Gurugram an industrial area? +
No. It's a mixed land use township and business district built by HSIIDC in Sectors 36, 36B, 37 and 37B. A 2018 GMDA consultation said Sectors 36, 36B and 37B were re-designated a Special Zone for mixed use at 300% FAR. The state said in August 2026 that 80% of physical work was complete.
Are new homes being built in IMT Manesar? +
Yes, a few. HRERA records place 4 housing projects in IMT Manesar, all registered since 2022, with 2,138 homes on 41.78 acres. They are HSIIDC's Express Greens in Sectors M1 and M1A, and two Ashiana Aaroham phases on an HSIIDC plot in Sector 80, registered in November 2025 and January 2026.
Will industrial corridors raise property prices near Gurgaon? +
We can't say. Corridors bring jobs and warehouses over many years, and housing demand follows only if they actually open. Our records hold no jobs, rents or yields for these corridors. Collector rates near Global City rose on some lines in 2026-27, but those are official minimums, and we can't link the rise to the project.
