Best Emerging Property Markets in NCR: What Our 2026 Data Shows

On our data, the NCR markets that pair a lower price base with the fastest growth are the Yamuna Expressway (up 170.8% from 2020 to 2025) and the Dwarka Expressway (up 159.6%), with New Gurgaon and Sohna behind them. 'Best' here means strongest on stated measures, not a recommendation, and each market carries its own risks.

What are the best emerging property markets in NCR?

On our data, the Yamuna Expressway and the Dwarka Expressway come out strongest, with New Gurgaon and Sohna behind them. They pass three tests. Prices are below the Gurgaon average, growth from 2020 to 2025 was fast, and big infrastructure has opened or is under way. That's a ranking on stated measures, not a recommendation to buy.

By "emerging" we mean a market that's still cheaper than NCR's premium core but has been re-rated quickly. We also look at new supply, which cuts both ways: it shows developer interest, but it gives buyers more choice. Golf Course Road, at ₹32,000 per sq ft in 2025, is the opposite: an established market. Our benchmark is the six-locality Gurgaon average of ₹16,620 per sq ft in 2025.

Our tracker figures are average asking prices per sq ft across the projects and listings we track, mostly flats. Plots are priced per gaj (1 gaj is 9 sq ft), so read flat prices as a direction guide for land.

How did NCR's tracked localities perform from 2020 to 2025?

The Yamuna Expressway rose fastest, by 170.8%, from ₹2,400 to ₹6,500 per sq ft. The Dwarka Expressway was next at 159.6%. Every tracked area slowed in 2025, to between 6.5% and 9.2%.

Average yearly change in average asking price per sq ft from 2020 to 2025 on our tracker. Past change, not a forecast.

The chart shows the average yearly change from 2020 to 2025 for each NCR locality we track.

The 2030 column is our base case. Growth starts at each area's 2025 change and eases in equal steps to 6.1% a year by year five. That 6.1% comes from NHB press releases. It's the average yearly rise in the National Housing Bank's RESIDEX 50-city index over the eight quarters from Q3 2024 to Q2 2026. The low case is half the base-case growth, and the high case holds the faster of the two paces for five years. It's a projection, not investment advice.

Why does the Yamuna Expressway rank first on our data?

Lowest starting price, fastest growth and the biggest new piece of infrastructure in NCR: the airport at Jewar. Our base case takes the Yamuna Expressway from ₹6,500 per sq ft in 2025 to ₹9,100 in 2030. The range runs from ₹7,700 to ₹9,700.

Yamuna Expressway: yearly average asking price per sq ft from our tracker, and our base-case forecast. A projection, not advice.

The chart shows the Yamuna Expressway's yearly average from 2020 to 2025 and our base case to 2030.

  • Airport. Noida International Airport began commercial flights on 15 June 2026. Phase I has one runway and one terminal, for 12 million passengers a year. Flights are domestic only so far, and there's no official date for international flights.
  • Road link. A six-lane link from the Delhi-Mumbai Expressway's Faridabad spur to the airport is under construction. The Union Cabinet's economic affairs committee approved its revised cost on 10 March 2026, but we found no official completion date.
  • Jobs. The Hindustan Times reported on 29 September 2026 that the Yamuna Expressway authority approved a logistics park. It's also planning an industrial node of about 8,000 hectares near the airport, still at the master-plan stage.

Others see the same run. ANAROCK's Yamuna Expressway Micro Market Report put the average base selling price at ₹8,900 per sq ft in H1 2026, on super built-up area. It said prices rose 53% from 2024 to H1 2026 and counted 4,580 unsold homes. The risk is builders who don't deliver. The Hindustan Times reported an NCDRC order for one builder to refund buyers in Sector 22D of Yamuna City. Our guide to areas near Jewar airport for property investment goes sector by sector.

Why are the Dwarka Expressway and New Gurgaon on the list?

Both were re-rated by a new expressway, and both are still below the Gurgaon average. The Dwarka Expressway went from ₹5,200 to ₹13,500 per sq ft between 2020 and 2025, and New Gurgaon from ₹4,800 to ₹11,000.

The Haryana section of the Dwarka Expressway was inaugurated on 11 March 2024, and the Delhi section is open too. Next in line is Global City in Sectors 36B and 37B, which the state says will be finished by December 2026. The Gurugram Metro's spur to the Dwarka Expressway at Sector 101 is under construction. A separate metro link from Rezangla Chowk to Dwarka Sector 21 is only proposed.

ANAROCK's Dwarka Expressway Micro Market Report put the average base selling price at ₹14,180 per sq ft in H1 2026, up 135% from 2021. It counted 10,770 unsold homes, about 18 months of sales. Our Dwarka Expressway investment guide and New Gurgaon price prediction for 2030 cover each in depth.

The catch is supply. HRERA, the Haryana Real Estate Regulatory Authority, lists 198 registered projects in Sectors 99 to 115 and 313 in Sectors 76 to 95. More choice for buyers can mean slower price rises.

Where do Sohna and SPR fit among NCR's emerging markets?

Sohna fits the "cheaper and growing" test, but with the slowest growth of the group. SPR has grown fast but is now priced close to the Gurgaon average, so it's less of an emerging market than it was.

Sohna's tracker average rose from ₹3,900 to ₹8,200 per sq ft between 2020 and 2025, up 110.3%. Its 2025 rise of 6.5% was the smallest of all seven areas. The Sohna-Dausa-Lalsot section of the Delhi-Mumbai Expressway is open. On 20 October 2026 the Times of India reported an MP's announcement that the final stretch of the Delhi-Jaitpur-Faridabad corridor was complete. HRERA registered six Sohna projects in 2026, up to 14 September.

SPR rose 150% to ₹15,500 per sq ft. It had the fastest 2025 rise of any area we track, at 9.2%. Its elevated road from NH-48 to Vatika Chowk was re-tendered in October 2026 and hasn't been awarded yet.

What about Noida, Greater Noida and Ghaziabad?

We hold only a city average and a five-year change for Noida and Greater Noida, and no tracker figure yet for Ghaziabad. On those rows, both grew more slowly than the corridors above.

CityCurrent city average (₹ per sq ft)Five-year change
Noida11,200+95%
Greater Noida7,800+88%
GhaziabadNot yet in our dataNot yet in our data

These city rows use a different basis from the locality series, so don't line them up exactly with the table above. See our Noida property rates and Greater Noida property rates pages for the detail.

Third-party figures fill some gaps. Knight Frank India published weighted average prices for H1 2026. It put Noida at ₹15,109 per sq ft (up 8% on the year), Greater Noida at ₹9,734 (up 6%) and Ghaziabad at ₹9,668 (up 15%). ANAROCK quoted ₹10,150 per sq ft for Greater Noida West and ₹6,950 for Raj Nagar Extension in Q2 2026, on super built-up area.

On transit, the Delhi-Ghaziabad-Meerut Namo Bharat line became fully operational in February 2026. Namo Bharat is the name of the RRTS, the regional rapid rail network run by NCRTC. Its stations include Sahibabad, Ghaziabad, Guldhar and Duhai. Two Aqua Line metro extensions in Noida and Greater Noida are approved, and a third, to Knowledge Park V, is still awaiting central approval.

The risks here are often legal. Our news has covered the CBI probe into Sports City projects in Noida's Sector 150 and a registry dispute in Greater Noida West. Our Noida infrastructure impact report lists the projects under way.

What could go wrong in NCR's emerging markets?

Dates slip, approvals stall and supply piles up. Emerging markets carry more of all three than established ones.

  • Delays are normal. In June 2024, commercial flights at Jewar were expected by the end of April 2025. They began on 15 June 2026. The Delhi-Meerut Namo Bharat line was targeted for June 2025 and became fully operational in February 2026.
  • Some projects aren't sanctioned. The Delhi-Gurugram-SNB Namo Bharat corridor has state approvals but no Union government sanction in our records.
  • Momentum fades. The Yamuna Expressway's yearly rise slowed from 31% in 2022 to 8.3% in 2025.
  • Loans cost more. The RBI raised its repo rate to 5.50% in October 2026, ET Realty reported.

For a side-by-side of two Noida-side options, see our comparison of the Yamuna Expressway and Noida Extension. For the Gurgaon side, our guide to which areas near Gurgaon may appreciate most sets the signals out area by area.

What should you check before buying in an emerging NCR market?

  1. The right regulator. In Haryana, check the project on HRERA Gurugram. In Uttar Pradesh, check it with UP RERA, and check the allotment or lease papers from the local authority.
  2. The licence or allotment. In Haryana, ask for the DTCP licence, issued by the Town and Country Planning Department. In Noida, Greater Noida or the Yamuna Expressway area, ask whether the land was allotted by the authority and whether dues are clear.
  3. The infrastructure status. Check whether a road or rail line is sanctioned, tendered, under construction or open. Don't pay extra for a plan.
  4. The builder's record. Look for refund, delay or insolvency cases against the promoter.
  5. Stamp duty. Haryana charges 7% for men and 5% for women. We don't hold Uttar Pradesh rates here, so check them with the state's stamp and registration department.

For Haryana purchases, try our stamp duty calculator, and check current averages on the Noida and Greater Noida property rates pages.

Questions

Frequently Asked Questions

Which is the fastest-growing property market in NCR? +

On our tracker, the Yamuna Expressway. Its average asking price rose 170.8% from 2020 to 2025, from ₹2,400 to ₹6,500 per sq ft, or about 22.1% a year. The Dwarka Expressway was next at 159.6%. Both slowed sharply in 2025, to 8.3% and 8%, so past growth is no promise of future gains.

Is the Jewar airport open? +

Yes. Noida International Airport at Jewar began commercial flights on 15 June 2026. Phase I has one runway and one terminal, for 12 million passengers a year. As of October 2026, flights are domestic only, and our records hold no official date for international flights to start.

What does 'emerging property market' mean in this guide? +

We use three tests: prices below the Gurgaon six-locality average of ₹16,620 per sq ft, fast growth from 2020 to 2025, and major infrastructure recently opened or under way. The Yamuna Expressway and Dwarka Expressway pass all three most clearly on our data. It's a ranking on stated measures, not advice.

Do you have price data for Ghaziabad? +

Not in our tracker yet. Third-party figures exist: Knight Frank India put Ghaziabad's weighted average price at ₹9,668 per sq ft in H1 2026, up 15% on the year. ANAROCK quoted ₹6,950 per sq ft for Raj Nagar Extension in Q2 2026. These use their own bases, so compare each with its own history.

What is the 2030 price forecast for the Yamuna Expressway? +

Our base case puts it at about ₹9,100 per sq ft in 2030, up from ₹6,500 in 2025, with a low case of ₹7,700 and a high case of ₹9,700. The formula starts from the 2025 rise of 8.3% and eases to 6.1% a year by year five. It's a projection, not investment advice.
