Oasis Grandstand

Oasis Grandstand is a two-phase group-housing project on plot GH-01/TS-01B in Sector 22D, Yamuna Expressway, Gautam Buddha Nagar, Uttar Pradesh, built by Oasis Group through Oasis Realtech Pvt Ltd. Phase 1 (UP RERA UPRERAPRJ6908) has eight towers and 1,233 homes and got a partial occupancy certificate from the Yamuna Expressway Industrial Development Authority (YEIDA) on 5 February 2024. Phase 2 (UPRERAPRJ585804/01/2025) is registered with completion due by 23 January 2029.

The plot lies in the revenue village of Roneja in Jewar tehsil. A September 2024 engineer's certificate filed with UP RERA describes the Phase 2 land as bounded by a 24-metre road to the north, plot GH-02 to the south, a 30-metre road to the east and an 18-metre road to the west, and Oasis's site plan shows the Yamuna Expressway running along one edge of the scheme.

Oasis says the project is close to the Formula 1 circuit and to Noida's new airport at Jewar, but it publishes no distances, and we found none in km from an allowed source. The name also appears as Oasis GrandStand and Oasis Grand Stand. Some listings call the developer Oasis Venture; that name appears on neither the RERA register nor the developer's website.

YEIDA's records put the whole plot at 37,500 sq m, about 9.27 acres, with a sanctioned FAR of 117,998.18 sq m. UP RERA splits it into Phase 1 on 28,950 sq m and Phase 2 on 8,550 sq m.

Phase 1's eight towers carry the names of motor-racing venues: Aintree, Caesars, Detroit, Monza, Phoenix, Sepang, Silverstone and Valencia. Oasis lists 18 floors and 1,233 units. Its floor plans show a 2 BHK with one toilet and a study at 790 sq ft, 2 BHK layouts of 920 and 1,045 sq ft, and 3 BHK layouts of 1,405 and 1,495 sq ft. The 1,495 sq ft figure is the super area; the same plan gives a carpet area of 1,003 sq ft.

The RERA unit table differs. It lists 1,262 units in Phase 1, with two-bedroom carpet areas of 48, 58 and 65 sq m, three-bedroom units of 87 and 93 sq m, and 19 four-bedroom units of 116 and 130 sq m, a type Oasis doesn't advertise.

Oasis names a clubhouse, gardens, a swimming pool and a gymnasium among the facilities, and its site plan shows a second club and pool for Phase II. Its specifications list UPVC external doors and windows, vitrified tiles in bedrooms, copper wiring and an earthquake-resistant RCC frame.

Both phases are registered, and Phase 1 has a partial OC. Phase 1 was registered on 12 August 2017 as an ongoing project, with an original start date of 1 January 2015 and YEIDA building permit PLG/BP-53/1129 of 24 December 2014. Its declared completion date of 31 December 2019 was extended four times, finally to 30 March 2023.

Oasis applied for occupancy on 30 March 2023. After a site inspection on 1 February 2024, YEIDA's planning department issued letter 317/2024 on 5 February 2024: a partial occupancy certificate for 1,233 homes in towers 3, 4, 5, 7, 8, 9, 10 and 11, with 83,576.483 sq m of FAR built. One condition says no completion is being issued for any land affected by a High Court stay; another requires a time extension under the lease deed to finish the project on the whole plot. Oasis uploaded the letter to UP RERA on 7 February 2024.

UP RERA's register marks both Grandstand registrations "Default on QPR", its flag for missed quarterly progress reports.

Phase 2 is a smaller block of bigger homes. UP RERA registered it as UPRERAPRJ585804/01/2025 on 25 January 2025, valid until 23 January 2029, with a project cost of ₹175.11 crore.

Other filings use different names. A provisional fire NOC issued on 2 January 2024 lists three 28-storey blocks, Karthikeyan T01, Karthikeyan T02 and Premio T06, each 93.55 metres high over one basement. Oasis's website lists Phase 2 as upcoming and shows only a teaser.

Work hadn't started when the project engineer certified the phase on 25 September 2024. The certificate records no construction, describes Phase II as still at a conceptual stage, and estimates the cost of completion at ₹163.26 crore. Confluence Consultancy Services is the architect and SSB Group the contractor.

The promoter is Oasis Realtech Pvt Ltd of A-77, Sector 2, Noida, part of Oasis Group. Oasis says the group began in 2002, first managing projects for others in Noida and Greater Noida before building Oasis Homes in Greater Noida; its founder promoter and CMD is Sanjay Singh. Its other completed project is Oasis Venetia Heights in Greater Noida, registered to a sister company, Oasis Buildmart India Pvt Ltd.

On UP RERA, Oasis Realtech has three registered projects and 136 complaints against it, 128 of them about Grandstand Phase 1 and one about Phase 2. Buyer payments for Phase 1 were routed to a collection escrow account with HDFC Bank, according to the registration.

Oasis doesn't publish prices for either phase, and neither RERA registration lists unit costs. We haven't used prices quoted by brokers or listing portals, so there's no per-sq-ft figure here.

The filings give project-level numbers only: ₹276.60 crore for Phase 1 and ₹175.11 crore for Phase 2 on UP RERA. For a Phase 1 resale, ask the seller and the maintenance agency about transfer charges, maintenance dues and whether the flat's sub-lease deed has been registered; Oasis publishes none of these.

Confirm the phase and the tower. Phase 1's occupancy certificate covers towers 3, 4, 5, 7, 8, 9, 10 and 11 and 1,233 homes; ask to see your tower on that list and the registered deed for the flat.

Reconcile the counts and areas. Oasis advertises 1,233 units and super areas, while the RERA table shows 1,262 units with carpet areas in square metres, including 19 four-bedroom flats. The carpet area written into your agreement is the figure RERA protects.

For Phase 2, ask for the latest quarterly progress report, since the register flags a QPR default and the last engineer's certificate we saw recorded no construction. Ask too how YEIDA's condition on completing the whole plot within the lease-deed timeline affects the phase, and read some of the 128 complaint orders on Phase 1 before buying a resale there.
