Oasis Group: a Noida developer that started in 2002
Oasis Group dates its start to 2002. By its own account it spent its early years managing residential and commercial projects for others across Noida and Greater Noida, then began building on its own with Oasis Homes in Greater Noida. Its founder promoter, chairman and managing director is Sanjay Singh, who the company says handles finance, land allotments and liaison with government departments.
It's privately held. Oasis says it has delivered more than 2.2 million sq ft of homes and has more than 2 million sq ft under development, all of it at Oasis Grandstand.
Three housing projects and a retail plan
The portfolio is small and concentrated in Gautam Buddha Nagar. Oasis Homes, in Beta 2, Greater Noida, has two towers of 13 floors and 132 units around what the developer calls a 4,050 sq m green, and Oasis says 130 families live there. Oasis Venetia Heights, on the 130-metre road in Greater Noida, has four 18-floor towers and 485 units, with a podium park, open gym, swimming pool and library among the listed facilities.
Phase 1 has eight towers named after motor-racing venues, from Aintree to Valencia, and 1,233 homes; Phase 2, registered in January 2025, moves to 4 BHK flats and penthouses in blocks that a 2024 fire NOC describes as 28 storeys tall. The developer uses the same specification sheet across its projects, with UPVC windows, vitrified bedroom floors and copper wiring.
Oasis Arcade, a high-street retail project on a 40-metre road in Sector 1, Greater Noida West, is listed as upcoming. The developer's page gives no RERA number for it, and we didn't find it on UP RERA's register of projects.
Delivery record and RERA
Grandstand shows how long delivery has taken. UP RERA records Phase 1's original start as 1 January 2015 against a declared completion date of 31 December 2019, and a building permit from December 2014 that YEIDA revalidated in September 2020. Four RERA extensions carried completion to 30 March 2023, and YEIDA issued a partial occupancy certificate for 1,233 homes on 5 February 2024, ten months after Oasis applied.
Venetia Heights was registered with UP RERA in August 2017 as an ongoing project, with an original start in May 2013 and a declared completion date of 30 June 2018. Its RERA page shows no extension and no uploaded completion or occupancy certificate, though Oasis markets it as ready to move with more than 350 families living there.
The register flags Venetia Heights and both Grandstand registrations for default on quarterly progress reports. Grandstand Phase 2 is registered to 23 January 2029, and its project engineer certified in September 2024 that construction hadn't begun.
Financial position
Oasis's companies are unlisted, and we found no credit rating, annual report or exchange filing for them. The developer doesn't publish sales, revenue or debt figures.
The only financial numbers in the public domain are project-level estimates filed with UP RERA: ₹276.60 crore for Grandstand Phase 1 and ₹175.11 crore for Phase 2, whose engineer put the cost of completion at ₹163.26 crore in September 2024. Phase 1's collection escrow account is with HDFC Bank, according to the registration.
Oasis's website has a home-loan page, but it offers general advice and names no partner banks, and we found no published list of lenders that have approved Grandstand or Venetia Heights.
Legal and regulatory record
The public record is mostly UP RERA's complaint counters. In October 2026 they showed 136 complaints against Oasis Realtech Pvt Ltd, 128 of them on Grandstand Phase 1, and 34 against Oasis Buildmart India Pvt Ltd, 28 of them on Venetia Heights.
YEIDA's 2024 occupancy letter for Grandstand states that completion isn't being issued for any land affected by a High Court stay, without naming a case, and requires a time extension under the lease deed to finish the whole plot. We found no reported insolvency proceedings against either company as of October 2026.
What to check before booking with Oasis
For a Grandstand Phase 1 resale, check that the tower appears in YEIDA's 5 February 2024 occupancy letter, which lists towers 3, 4, 5, 7, 8, 9, 10 and 11, and ask for the registered deed. The orders on the 128 complaints about Phase 1 show what buyers disputed and how UP RERA ruled.
For Phase 2, ask Oasis for its latest quarterly progress report and the actual construction start date before paying beyond the booking amount; the QPR-default flag and the 2024 certificate of no construction are the two facts to reconcile. For Venetia Heights, ask the seller for the completion or occupancy certificate itself, since none is uploaded on UP RERA. And for shops at Oasis Arcade, ask Oasis for the project's UP RERA registration number before paying anything.
