Is it better to buy at launch or buy a ready-to-move home? ＋
Launch prices are usually the lowest in a project's life and you get the widest choice of units, but you take on construction and delay risk, pay GST and may pay rent and EMI together until possession. A ready home costs more but you can inspect it, move in straight away and pay no GST. Choose by how soon you need the home and how much you trust the developer.
How much do I pay when I book a new launch? ＋
Under RERA a developer cannot take more than 10% of the price before a written agreement for sale is registered. After that, most launches follow a construction-linked plan where you pay in stages as the building rises, with GST on each instalment.
How do I check if a new launch is RERA registered? ＋
Search the project on the state RERA portal using its name or registration number, which must appear on every advertisement. Check the declared completion date, the approvals uploaded and the quarterly progress reports.
Do new launches always appreciate? ＋
No. Launch prices can rise by possession in a strong market, but heavy supply nearby, delays or a weak developer can leave prices flat. Judge each launch on its price against comparable projects, the developer's delivery record and the corridor's growth drivers.
