Gaurs The Islands

The Islands by Gaurs is a nine-tower apartment project by Gaursons India Pvt Ltd, a Gaurs Group company, on Plot B-11 inside the Jaypee Greens golf township near Pari Chowk, Greater Noida, Uttar Pradesh. UP RERA registered it as UPRERAPRJ734569 on 9 June 2022; it's under construction, with completion declared for 3 April 2030. Buyers also search for it as 'Gaurs The Islands' or 'Gaur Islands Jaypee Greens'.

The project has 4 BHK and 5 BHK flats only. Gaurs gives the total as 506 units in nine blocks, and its RERA filings also call the scheme 'Condominium Apartments-B11'.

Plot B-11 sits in G Block of Jaypee Greens, in Sectors 19 and 25 off the Surajpur-Kasna Road, in Dadri tehsil of Gautam Buddha Nagar district. The Greater Noida Industrial Development Authority (GNIDA) is the planning authority, and the developer's address gives the PIN as 201306.

Jaypee Greens is a 452.26-acre township that GNIDA leased in 2000 and 2001 to Mussoorie Hotels Ltd, later renamed Jaypee Greens Ltd and merged into Jaiprakash Associates Ltd (JAL). Under the approved development plan for one part of it, 193.86 acres are set aside for the golf course and club and 43.02 acres for homes and shops, according to a title report filed with UP RERA. Gaurs' site describes the township's 18-hole course as a Greg Norman design. It doesn't give distances to stations, schools or hospitals, so we haven't listed any.

The plot measures just 9,018 sq m, or about 2.23 acres, but carries a sanctioned built-up area of 1,23,095 sq m counted towards FAR. That's why the towers are tall. The provisional fire NOC filed with UP RERA lists nine blocks with two basements each: Block A at 38 floors (149.10 m), Blocks E and F at 37 floors (136 m), D and G at 32 floors (119.40 m), and B, C, H and I at 24 floors (90.60 m).

UP RERA's unit table shows Block A as 5 BHK apartments of 297 sq m carpet, about 3,197 sq ft, two to a floor. Blocks B to I hold 4 BHK flats, most with carpet areas between 188 and 244 sq m (about 2,024 to 2,626 sq ft).

Gaurs lists floor-to-floor heights of 3.9 m in Block A and 3.6 m in the rest. Its specifications include imported marble in the drawing and dining rooms, laminated wooden flooring in bedrooms, VRV or split air-conditioners and a modular kitchen with hob and chimney.

Gaurs splits the facilities into three zones. 'The Ivory Coast' at ground level has an open gym, walking track, water bodies, a pet play area, a climbing wall and a senior citizens' zone. 'The Gold Coast' is a clubhouse of about 2,787 sq m (30,000 sq ft) with an indoor heated pool, kids', lap and family pools, a bowling alley, gym, guest rooms, library, salon, mini theatre and a cigar lounge.

The third zone, 'The Orbit', is a skywalk that Gaurs says sits just above the 23rd floor, about 90 metres up, linking eight towers. It's planned with an observatory deck, open-air theatre, paddle court, jogging track and workstation pods. These are the developer's descriptions of facilities that aren't built yet.

Yes. UP RERA lists The Islands under UPRERAPRJ734569, registered on 9 June 2022, with a proposed start of 4 April 2022, a 96-month period and a declared completion date of 3 April 2030. GNIDA sanctioned the building plans on 31 March 2022; the RERA permit record shows that sanction valid to 30 March 2027, extendable to 29 March 2032.

A chartered accountant's certificate filed at registration puts the total project cost at Rs 1,071.82 crore: Rs 210.5 crore for land, Rs 756.4 crore for construction and Rs 96.47 crore in interest. Gaurs' construction page, dated 5 September 2026, marks Blocks A, B and C 'completed' and shows the other six towers with roof slabs done from the 22nd floor (Block I) to the 26th floor (Blocks F and G).

No occupancy certificate has been published. UP RERA records four complaints against this project, and 105 against Gaursons India across its four registered projects.

Gaursons India is the RERA promoter, but it isn't the leaseholder. The title report it filed says JAL holds the land on lease from GNIDA, and in June 2017 assigned the plot's development rights for 1,23,095 sq m of FAR to IndusInd Bank for Rs 331 crore, of which Rs 226.08 crore was set off against JAL's dues to the bank.

IndusInd invited bids in August 2021, accepted Gaursons' offer and signed a memorandum of understanding with it on 25 October 2021. The rights were to pass to Gaursons through an assignment deed and power of attorney. GNIDA's sanction letter is addressed to Jaypee Greens, a division of JAL.

JAL itself went through insolvency. The NCLT's Allahabad bench approved Adani Enterprises' resolution plan for JAL on 17 March 2026, Business Standard reported, and the Supreme Court declined to halt it on 6 April 2026. Elsewhere in Jaypee Greens, Gaurs is building Legacy by Gaurs, about 250 flats in four towers.

Gaurs doesn't publish prices on its website, and we found no price for The Islands in reputable news; broker quotes are left out. The project site lists SBI, ICICI Bank, IDFC FIRST Bank and Bank of Baroda for home loans, and RERA names a Kotak Mahindra Bank collection account for buyer payments.

Ask Gaurs for the registered assignment deed and power of attorney from IndusInd Bank, because the title report on RERA reviewed only the 2021 MoU. Ask, too, how the lease and any GNIDA dues on the Jaypee Greens land are handled under Adani's resolution plan for JAL.

GNIDA's sanction says it can be cancelled if the golf course and green area is reduced, and it runs to March 2027 against a 2030 completion date, so check its revalidation.
