Auto Parts Unit Approved: What It Means for Buyers in Yeida Sectors 6 and 7

Yeida has cleared a large automotive components plant near Noida International Airport, with about 20,000 jobs promised over five years. It is a demand signal for the Yamuna Expressway belt, but the formal allotment is still pending and the jobs will arrive slowly.

What happened?

The Hindustan Times reported that Yeida has issued a letter of intent to Samvardhana Motherson International Limited, part of the Motherson Group, for a manufacturing facility on 150 acres across Sectors 6 and 7 near Noida International Airport. Officials told the paper the company plans to invest ₹3,491 crore and that the project is expected to create around 20,000 jobs over five years.

Both the Hindustan Times and The Times of India noted that a letter of intent is only a preliminary document. According to officials, the Uttar Pradesh government is expected to issue the formal allotment letter in the coming days. The Hindustan Times said it could not get a comment from the company.

According to the reports, the plant would make wiring harnesses, mirror systems, lighting and exhaust systems, along with cutting tools, aerospace parts and injection-moulded products. The Times of India added that the authority has been seeing more industrial interest in the Yamuna Expressway region since commercial flights began at the airport in June.

Potential impact

A factory of this size can add a steady base of workers, suppliers and contractors to the area, and that tends to lift demand for rented rooms, small flats and nearby plots first. Our data puts the Yamuna Expressway average at ₹6,500 per sq ft, with a rise of 8.3% between 2024 and 2025. A project like this could support that trend, though it is one factor among many, and we cannot attribute any future price move to it.

There are real limits. The letter of intent is not an allotment, and construction, hiring and ramp-up will take years. Many of the 20,000 jobs may also be shop-floor roles, which usually create demand for affordable rentals rather than premium homes. Buyers should treat this as a supportive development, not a guarantee of appreciation, and should check delivery record and approvals before paying for any project.
