What does a 300 mtr plot on the Yamuna Expressway mean?
A 300 mtr plot is a 300 sq m plot, which is 359 gaj or about 3,229 sq ft. On the Yamuna Expressway, most of them are YEIDA plots in Sectors 18 and 20. Our 2026 figures put one at about ₹1.78 crore in Sector 20 and ₹1.84 crore in Sector 18, which is ₹59,300 to ₹61,400 per sq m.
"Mtr" is listing shorthand. Sellers write "300m", "300 mtr" or "300 meter", and all of them mean 300 square metres (sq m), an area, not a length. YEIDA, the Yamuna Expressway Industrial Development Authority, allots its plots in sq m, so that's the unit on the papers. Allotment means YEIDA hands a plot out through one of its own schemes. Most buyers, though, think in gaj, the common name for a square yard (sq yd). One sq m is 1.196 gaj, so 300 sq m works out to 359 gaj (300 times 1.196).
So a 300 mtr plot isn't a 300 gaj plot. 300 gaj is smaller, at 250.8 sq m, and our 300 gaj plot price in YEIDA guide covers that size and YEIDA's lease steps. This post stays with the full 300 sq m plot: its rate in both units, what sellers ask, and the full cost of a resale purchase.
What is the 300 mtr plot price per sq m and per gaj in Yamuna Expressway sectors?
Our 2026 figures put a 300 sq m (359 gaj) YEIDA plot at ₹49,600 per gaj in Sector 20 and ₹51,300 in Sector 18. Multiply by 1.196 and that's ₹59,300 and ₹61,400 per sq m. Developer township plots in Sector 22D cost more than twice as much.
All three rows are Property Nivesh research figures, built from asking prices, so a registered sale can close above or below them.
| Sector | What the figure covers | ₹ per gaj, 2026 | ₹ per sq m (gaj figure x 1.196) | 300 sq m (359 gaj) at that figure |
|---|---|---|---|---|
| Sector 20 | General 300 sq m YEIDA plots, resale | ₹49,600 (range ₹44,600 to ₹57,700) | ₹59,300 | ₹1.78 crore (₹1.60 crore to ₹2.07 crore) |
| Sector 18 | General 300 sq m YEIDA plots, resale | ₹51,300 (range ₹50,700 to ₹59,900) | ₹61,400 | ₹1.84 crore (₹1.82 crore to ₹2.15 crore) |
| Sector 22D | Developer township plots, sizes vary | ₹1,17,500 (range ₹95,000 to ₹1,35,000) | ₹1,40,500 | ₹4.22 crore |
Sectors 18 and 20 are the cheapest YEIDA land per sq m in our data, because these are big plots from YEIDA's 2009 scheme. Smaller plots ask more per unit: a 120 sq m (144 gaj) plot in Sector 16 or 17 is about ₹95,800 per sq m. Our 120 sq meter plot rates guide has those figures.
Developers price in sq yd, and few sell this exact size. The closest in our data is Greenbay Golf Village. It lists plots from 350 sq yd (292.6 sq m) up to 750 sq yd (627.1 sq m), at ₹2.83 crore to ₹6.08 crore. If ₹2.83 crore is the 350 sq yd plot, that's about ₹80,900 per gaj, or ₹96,700 per sq m. In August 2025, The Realty Today reported a High Court interim order stopping YEIDA from cancelling Greenbay's Sector 22D township over unpaid dues. Check the project on UP RERA, the state's Real Estate Regulatory Authority, before you go further.
What are sellers asking for 300 sq m plots on the Yamuna Expressway in 2026?
The dated asks we logged from January to October 2026 run from ₹1.60 crore to ₹2.85 crore for a 300 sq m (359 gaj) plot. Where a plot lands depends on three things. They are its sector, whether its lease deed is registered, and whether it faces a corner, a park or a wide road.
| Plot type | Sector | Asks we logged for 300 sq m (359 gaj), 2026 | Works out to, ₹ per sq m |
|---|---|---|---|
| General plot, mostly unregistered | Sector 20 | ₹1.60 crore to ₹2.07 crore | ₹53,300 to ₹69,000 |
| General plot, mostly unregistered | Sector 18 | ₹1.82 crore to ₹2.15 crore | ₹60,700 to ₹71,700 |
| Registered plot | Sector 18 | ₹2.10 crore to ₹2.25 crore | ₹70,000 to ₹75,000 |
| Corner, park-facing or wide-road plot | Sectors 18 and 20 | ₹1.90 crore to ₹2.85 crore | ₹63,300 to ₹95,000 |
Every YEIDA plot is leasehold: YEIDA stays the owner and you hold the land for 90 years under a lease deed. Most 300 sq m plots on sale are still unregistered, meaning that deed hasn't been signed. That fits what's happening on the ground. The Hindi daily Hindustan wrote on 14 September 2026 that internal works were almost complete for 1,700 plots in Sector 18 and 2,800 in Sector 20. Lease plans were being drawn up for about 6,000 allottees in two phases.
Asks drifted down through the year. One general Sector 20 plot we tracked was cut from ₹1.85 crore in January to ₹1.72 crore in October. Another went from ₹1.65 crore in June to ₹1.60 crore by August. Our yearly figure for Sector 20 is about 14% below 2025's.
A few asks also wanted most of the price paid outside the cheque. Pay through the bank, and register the deal at the full price you pay.
Why do per sq m and per gaj prices get mixed up for 300 mtr plots?
Because one plot carries two honest rates. Sellers of YEIDA plots often quote per sq m, sometimes written "psm", while developers and most buyers think per gaj. For the same price, the per sq m number is always 1.196 times the per gaj one.
On a plot this size, mixing them up costs real money. Take our Sector 18 figure of ₹51,300 per gaj, which is ₹61,400 per sq m:
- Right: 359 gaj x ₹51,300, or 300 sq m x ₹61,400. Both come to about ₹1.84 crore.
- Wrong one way: 300 x ₹51,300, a per-gaj rate times the count in sq m, gives ₹1.54 crore. That's about ₹30 lakh too low.
- Wrong the other way: 359 x ₹61,400, a per-sq-m rate times the count in gaj, gives ₹2.20 crore. That's about ₹36 lakh too high.
Three habits keep it straight. Ask the seller to give the size and the rate in the same unit. Check the size on the allotment letter, which will read 300 sq m. And when you compare plots of different sizes, compare price per sq m.
One last mix-up: 300 mtr isn't 300 sq ft either. 300 sq m is 3,229 sq ft (300 x 10.764). A listing that says "300 yards" is the smaller 250.8 sq m plot.
What is the full cost of buying a 300 sq m YEIDA plot on resale?
On a registered resale, add about 8% for stamp duty and registration, then YEIDA's transfer charge. YEIDA sets it at 5% of its own rate for the plot, which is below the market price, so it comes to less than 5% of what you pay. A Sector 20 plot at our ₹1.78 crore figure therefore costs about ₹1.92 crore before the transfer charge, and less than ₹2.01 crore with it.
| Cost item | Sector 20, at our figure | Sector 18, at our figure | Registered plot asked at ₹2.25 crore |
|---|---|---|---|
| Price of 300 sq m (359 gaj) | ₹1.78 crore | ₹1.84 crore | ₹2.25 crore |
| Stamp duty, 7% | ₹12.46 lakh | ₹12.89 lakh | ₹15.75 lakh |
| Registration fee, 1% | ₹1.78 lakh | ₹1.84 lakh | ₹2.25 lakh |
| YEIDA processing fee | ₹1,000 | ₹1,000 | ₹1,000 |
| Total before transfer charge | ₹1.92 crore | ₹2 crore | ₹2.43 crore |
| YEIDA transfer charge | under ₹8.90 lakh | under ₹9.21 lakh | under ₹11.25 lakh |
| All in, at most | ₹2.01 crore | ₹2.09 crore | ₹2.54 crore |
The transfer charge is YEIDA's fee for moving the lease from seller to buyer. YEIDA's office order of 30 December 2015, made after its 54th board meeting, sets it at 5% of the prevailing rate for a residential plot. Its transfer checklist, still on its website, repeats the 5%. So the charge is worked out on YEIDA's own rate for 300 sq m, not on your deal price. YEIDA's rate sits below every resale figure we track, which is why the table shows the charge as a ceiling of 5% of the price.
We can't print the exact rupee charge, since that would reveal YEIDA's rate. Some 2026 sale lists we track quote a lower charge. We found no YEIDA order behind it, so get the figure from YEIDA in writing. No charge applies when the plot passes between parents, children or spouses. For a plot with a finished house, the 2015 order set a flat fee per sq m instead.
A few more rules. Stamp duty is charged on the higher of two numbers: your deal price, or the plot's value at the circle rate. The circle rate, also called the collector rate, is the floor the district sets for land. Our guide to the circle rate of YEIDA plots explains it. A woman buyer pays 1% less duty, up to a cap we don't state. On an unregistered plot the lease deed is still to come, so ask the sub-registrar how duty will be worked out then. And after a transfer, YEIDA's checklist gives the new owner 90 days to apply for the agreement to lease.
Where are 300 sq m plots on the Yamuna Expressway, and can you still get one from YEIDA?
Almost all of them sit in Sectors 18 and 20, laid out in YEIDA's first plot scheme of 2009. Sector 20's 300 sq m (359 gaj) plots fill pockets F, G and H and pockets K through P. In Sector 18 they're spread over pockets 1A to 7E and pockets I and J, which were shifted from Sector 20. YEIDA data reported by the Times of India puts the 2009 allotments at 9,865 plots in Sector 18 and 10,541 in Sector 20, across all sizes.
That scheme took years to deliver. Registry of lease deeds in Sectors 18 and 20 only began in 2021, 12 years after launch. That's why so many plots still trade unregistered. Our guide to YEIDA Sector 20 plot rates goes pocket by pocket.
Newer schemes have kept the size scarce. RPS-06/2022 had 56 plots of 300 sq m, RPS-07/2023 had 208 and RPS-08/2024 had 131. In 2024 those 131 plots drew 59,613 applications, about 455 for each. Since then the size has dropped out: every 2025 plot measured 200 sq m (239 gaj), and the largest in 2026 was 290 sq m (347 gaj). No 2027 scheme had been announced by 26 October 2026; our YEIDA plot scheme 2027 guide follows it.
A scheme plot is priced at YEIDA's own rate, which we give only as changes. It's up 132.1% since 2016, and the two latest revisions added 35.1% and then 3.6%. Scheme plots also carry loadings of 5% each for a park, a corner or an 18 m road, up to 15% in all.
What should you check before buying a 300 mtr plot on the Yamuna Expressway?
- The size and the unit. The allotment letter should read 300 sq m. Agree the total price, then test it against both rates, per sq m and per gaj.
- Registered or not. Ask for the lease deed. If the plot is unregistered, ask YEIDA when that pocket's lease plan is due and what the seller still owes.
- Transfer charge and dues. Get YEIDA's transfer charge in writing, with a no-dues certificate. Ask about pending farmer compensation, which YEIDA passes on to allottees.
- Build limits. YEIDA's Building Regulations, 2010 give a 300 sq m plot 75% ground coverage, a floor area ratio (FAR) of 1.8 and a 15 m height cap. FAR is total floor area divided by plot area, so that's up to 540 sq m (about 5,813 sq ft) of floors and three homes. YEIDA decided in 2025 to redraw height rules near the airport, so confirm with YEIDA.
- The money trail. Pay by bank transfer or cheque and register at the full price.
Then run duty and fees through our stamp duty calculator. For the airport angle, see our guide to 300 gaj plots near Jewar airport, which covers 300 gaj (250.8 sq m). The Noida and Greater Noida property rates pages put these prices in context. This page is for information and isn't investment advice.
Questions
Frequently Asked Questions
What does 300 mtr mean in a Yamuna Expressway plot ad? +
It means 300 sq m (square metres), the unit YEIDA uses on its allotment papers. That's 359 gaj, or about 3,229 sq ft. It isn't 300 gaj, which is a smaller plot of 250.8 sq m. Most 300 sq m plots on the Yamuna Expressway are YEIDA plots in Sectors 18 and 20, from its 2009 scheme.
What is the price of a 300 sq m plot on the Yamuna Expressway in 2026? +
At our 2026 figures, about ₹1.78 crore in Sector 20 and ₹1.84 crore in Sector 18. Dated asks we logged in 2026 ranged from ₹1.60 crore for a plain unregistered plot to ₹2.85 crore for a corner plot on a green belt and a 45 m road. Stamp duty and registration add about 8%.
What is the rate per sq m for YEIDA plots in Sectors 18 and 20? +
Our 2026 figures are about ₹59,300 per sq m in Sector 20 and ₹61,400 in Sector 18. They come from our per-gaj figures of ₹49,600 and ₹51,300, times 1.196. Both are based on asking prices for general 300 sq m plots, so corner, park-facing and registered plots ask more.
How much is YEIDA's transfer charge on a resale plot? +
Under YEIDA's office order of December 2015, the charge on a residential plot is 5% of YEIDA's prevailing rate, and its checklist repeats the 5%. It's worked out on YEIDA's rate, not on your deal price, so it comes to less than 5% of what you pay. Some sale lists quote less, so get the figure from YEIDA in writing.
How big a house can I build on a 300 sq m YEIDA plot? +
Under YEIDA's Building Regulations, 2010, a 300 sq m plot gets 75% ground coverage, FAR 1.8 and a 15 m height limit. That allows up to 540 sq m of floors and three homes. YEIDA decided in 2025 to redraw height rules near the airport, so confirm your plot's limits first.
