What is a 100 gaj plot in Chennai, in sq ft, cents and grounds?

A 100 gaj plot is 900 sq ft of land, which is 83.6 sq m, about 2.07 cents or 0.375 of a ground. At our October 2026 figures, that much land costs about ₹13.5 lakh to ₹21.6 lakh around Sriperumbudur. In most suburbs nearer the city it's ₹25 lakh to ₹80 lakh, and on ECR's city end it can pass ₹1 crore.

Gaj is the north Indian word for a square yard (sq yd), and one gaj is 9 sq ft. Chennai doesn't use it. Sellers here quote land per sq ft and describe size in grounds and cents.

A ground is 2,400 sq ft, an old Tamil Nadu unit you'll still see in deeds and ads. A cent is 435.6 sq ft, one hundredth of an acre. So a half ground plot is 1,200 sq ft, about 133 gaj (111.5 sq m).

In the layouts we checked, the smallest plots started at about 600 to 1,000 sq ft. So use 100 gaj (83.6 sq m) as a budget yardstick, then price the real plot by its own area.

Our guides to 100 gaj (83.6 sq m) in Gurgaon and Noida cover the same size up north.

How much does a 100 gaj plot cost in Chennai?

The figures below are Property Nivesh estimates, built from asking prices we gathered from late 2024 to October 2026 in listings, developer price lists and a city rate table. A final deal can close lower, and rows marked approximate rest on only a few prices.

Each cost is 900 sq ft times the rate. The per gaj column is simply the per sq ft rate times 9.

Two averages give a steadier read than the ranges. Our research puts the mid-2026 average asking price at about ₹26,185 per gaj in Guduvanchery and ₹34,197 per gaj in Urapakkam. That works out to about ₹26.2 lakh and ₹34.2 lakh for 100 gaj (83.6 sq m).

Ranges are wide because price moves with the road, the facing and whether the plot is in a newer gated layout. Check the approval before you chase the lowest price in any row.

Where can you find plots near 100 gaj in Chennai?

GST Road, from Tambaram to Singaperumal Koil

Along GST Road, the Chennai-Trichy highway, layouts run from Tambaram out past Guduvanchery. In Tambaram, plots outnumber flats. The MEPZ special economic zone is in the locality, and the airport is within about 10 km. Urapakkam, Guduvanchery and Potheri cost less, and the Singaperumal Koil side less again.

OMR and the Kelambakkam side

OMR, also called Rajiv Gandhi Salai, is Chennai's IT corridor and runs about 45 km towards Mahabalipuram. Navalur and Siruseri sit near the SIPCOT IT Park, while Kelambakkam, at the southern end, is a little cheaper. Residents along OMR report traffic, sewage problems and a reliance on water tankers, so ask about water before you buy.

Medavakkam and Perumbakkam lie between OMR and GST Road, close to the Pallikaranai marsh. The marsh's protected zone is still being argued in court, as our report on the buffer zone explains.

ECR

East Coast Road runs along the sea. At the city end, in Neelankarai and Injambakkam, plots are usually a ground or more. So 100 gaj (83.6 sq m) rarely comes up there on its own. From Uthandi south to Kovalam, prices drop, but we found few listings, so treat that row as rough.

West: Porur to Sriperumbudur

Porur has the highest rates in our western rows. The Poonamallee to Vadapalani metro through Porur opened on 11 October 2026, as covered in our metro report. Poonamallee, Thirumazhisai and Avadi come next, and Sriperumbudur, in the industrial belt, is the cheapest of our western areas.

How have land and home prices moved in Chennai?

We don't hold a year-by-year plot price series for Chennai. We do track flat prices in six localities, which show the market's direction around the plot belts.

How much our per sq ft estimate rose in each locality from 2020 to 2025.

The chart shows how our per sq ft estimates for flats changed from 2020 to 2025. In Tambaram, a plot-heavy GST Road suburb, our flat figure rose from ₹4,950 to ₹6,450, up 30%. On OMR it went from ₹5,100 to ₹7,050, up 38%, and in Porur from ₹5,800 to ₹8,500, up 47%.

The climb wasn't smooth. Our OMR and Tambaram figures dipped in 2021, and RBI's house price index for Chennai fell 4.1% and 5.1% year on year in two 2021 readings. These are flat prices on super built-up area, so use them as direction only.

The state's own land values move too. Tamil Nadu's guideline values, explained below, were last revised statewide on 1 July 2024, in every district except Villupuram, DT Next reported. The state's valuation rules call for a yearly revision, so check whether a newer set is in force when you register.

What do builder plot layouts in Chennai charge?

Developers' gated layouts publish list prices, so they're the cleanest prices you'll find. They also tend to sit near the top of each area's range. Here are three, with prices from the developers' own sites in October 2026 and registration details from TN RERA, the state's real estate regulator.

The smallest plots are below 100 gaj. Kings Haven's start at 710 sq ft, which is 79 gaj (66 sq m) and about ₹12.4 lakh at the list rate. Magica's price table starts at 674 sq ft, or 75 gaj (62.6 sq m).

SOBHA Conserve's smallest plot is 769 sq ft, or 85 gaj (71.4 sq m). Its page gives two starting prices, ₹54 lakh and ₹51.86 lakh. At ₹54 lakh, that's about ₹7,022 per sq ft. We couldn't find its number on the TN RERA lists we downloaded, so check it there yourself.

All three are 'onwards' prices, and corner or wide-road plots usually cost more.

DTCP, CMDA or unapproved: what is the difference in Chennai?

Every legal layout in Tamil Nadu needs a planning approval before its plots are sold. Two bodies give it. CMDA, the Chennai Metropolitan Development Authority, plans the Chennai Metropolitan Area and approves layouts there.

DTCP, the Directorate of Town and Country Planning, approves layouts in the rest of the state through its district offices. The Urapakkam and Sriperumbudur layouts above both carry DTCP district sanctions on their TN RERA records.

Neither stamp is better than the other. What matters is that the approval is real, covers your plot's survey number and came from the office in charge of that village. The metropolitan area is being enlarged from 1,189 sq km to 5,904 sq km, as our CMDA expansion report explains. So check which office covers the village when you buy.

TN RERA adds a second layer. Layouts above the RERA limits of 500 sq m of land or eight units must register before sale. Its public register names the approving office and layout number. Our RERA checklist covers what else to read there.

Unapproved layouts

An unapproved layout is land cut into plots and sold without CMDA or DTCP approval. In September 2016, the Madras High Court barred registration of plots in such layouts, a ban it later eased for plots already sold. The state then framed the Regularisation of Unapproved Plots and Layouts Rules, 2017.

Those rules only cover plots sold and registered on or before 20 October 2016. An unapproved plot that hasn't been regularised can't get planning or building permission, and banks rarely lend on it.

What do stamp duty, registration and guideline value add in Chennai?

Tamil Nadu charges 7% stamp duty and a 2% registration fee on a sale deed, 9% in all. That's the rate on the Registration Department's duty and fees table as we checked it on 27 October 2026. Some guides still show a 4% registration fee, which is an older rate.

Both are charged on the higher of two numbers: the price in your deed or the guideline value. The guideline value is the minimum value the Registration Department sets for each street or survey number. It's a floor for duty, not a market price.

We don't print guideline values, because the department's site doesn't allow reuse without permission. You can look up your plot's value on TNREGINET, the department's portal, by picking the district, sub-registrar office, village and survey number.

Here is a worked example. 100 gaj (83.6 sq m) in Urapakkam at our average of ₹34,197 per gaj comes to about ₹34.2 lakh. Stamp duty at 7% adds about ₹2.39 lakh, and the 2% fee about ₹68,400. That's about ₹37.3 lakh before legal checks and layout charges.

Women buyers may pay a little less. The 2025-26 state budget cut the registration fee by one percentage point on property worth up to ₹10 lakh bought in a woman's name. Ask the sub-registrar's office whether your deal qualifies.

What should you check before you buy a plot in Chennai?

  1. Get the approval number. Ask for the CMDA or DTCP layout approval letter and the approved plan. Make sure your plot number is on it, and match the layout number with the TN RERA register.
  2. Rule out unapproved land. If there's no approval, ask for the regularisation order under the 2017 rules. Without one, walk away, however low the price.
  3. Read the land records. The patta is the revenue record that names the owner, and the encumbrance certificate (EC) lists past sales and loans on the land. Get the EC from TNREGINET for 30 years or more, and check the oldest revenue records too. In October 2026 the Supreme Court upheld cancelling a patta on land recorded as a tank, as our report on that case explains.
  4. Check flood and wetland risk. Low-lying plots near lakes and marshes can flood. During Cyclone Michaung in December 2023, the areas around Velachery were heavily waterlogged, so ask how the street fared.
  5. Look up the guideline value. Find the value for your survey number on TNREGINET, so you know the minimum your duty will be charged on.

To run your own numbers, use our stamp duty calculator, and see flat prices by area on Chennai property rates. If a flat suits your budget better than land, our 2BHK price guide for Chennai covers that route.

Questions

Frequently Asked Questions

How many sq ft, cents and grounds is 100 gaj? +

100 gaj is 100 sq yd, which is 900 sq ft or 83.6 sq m. In Chennai's units, that's about 2.07 cents, since a cent is 435.6 sq ft, and 0.375 of a ground, since a ground is 2,400 sq ft. A half ground plot of 1,200 sq ft is about 133 gaj (111.5 sq m).

What is the price of a 100 gaj plot in Chennai? +

At our October 2026 figures, which are based on asking prices, 100 gaj (83.6 sq m) costs about ₹13.5 lakh to ₹21.6 lakh around Sriperumbudur, ₹34.2 lakh to ₹60.8 lakh in Urapakkam and Vandalur, and ₹51.3 lakh to ₹79.7 lakh in Porur. On ECR's city end it can pass ₹1 crore. Stamp duty and registration add 9%.

Is a DTCP approved plot as good as a CMDA approved plot? +

Yes, if the approval is genuine and comes from the right office. CMDA approves layouts inside the Chennai Metropolitan Area, and DTCP approves them in the rest of Tamil Nadu through district offices. Check the approval letter, the layout number and your plot number on the approved plan, and match them with the TN RERA register.

Can I buy a plot in an unapproved layout in Chennai? +

It's risky. Tamil Nadu's 2017 regularisation rules only cover plots sold and registered on or before 20 October 2016. A plot that isn't approved or regularised can't get planning or building permission, and banks rarely lend on it. Ask for the regularisation order first, and walk away if the seller can't show one.

How much stamp duty is payable on a 100 gaj plot in Chennai? +

Tamil Nadu charges 7% stamp duty plus a 2% registration fee, 9% in all, on the higher of the deed price and the guideline value. On a ₹34.2 lakh plot, that's about ₹2.39 lakh in duty and ₹68,400 in fees. Women buyers may get a one point cut in the fee on property worth up to ₹10 lakh.
