What counts as a luxury apartment in Chennai?

In our research, a Chennai flat starts to price as luxury at about ₹15,000 per sq ft of super built-up area. For a 2,000 sq ft home, that's ₹3 crore before taxes. Around Boat Club and Poes Garden, asking prices run to ₹35,000 to ₹40,000 per sq ft.

There's no official line, so we drew ours from the numbers. Our tracker puts the city average at ₹9,200 per sq ft. Knight Frank India put the average at ₹7,715 for July to September 2026. Anna Nagar, the costliest of the six localities we track year by year, was at ₹15,000 in 2025.

Super built-up area is the carpet area inside your walls plus a share of lobbies, lifts and the clubhouse. It's the basis for most Chennai asking prices, so every rate in this guide uses it unless we say otherwise.

Ticket size alone can mislead. Homes above ₹1 crore made up 42% of Chennai's sales from January to September 2026, up from 34% a year earlier, Knight Frank India reported. And a big flat outside the central belt can cross ₹4 crore at a mid-market rate. Casagrand Mercury in Perambur lists homes from ₹1.19 crore to ₹4.01 crore, at a rate of about ₹7,749 per sq ft, on our project page.

At the very top, a May 2026 report by data firm CRE Matrix said ₹10 crore buys about 4,290 sq ft in Chennai, Outlook Business reported. That's roughly ₹23,300 per sq ft, and 58 homes of ₹10 crore or more sold in the city in FY26.

How much do luxury flats cost in Chennai's top localities?

Our research gathered asking prices for flats in each area through 2026. They're Property Nivesh estimates on super built-up area, and deals can close lower. The last column prices a 2,500 sq ft home, about the size of a big 3BHK in a new central tower.

Ranges are wide because age, floor, view and the number of homes in a building all move the rate. Our ECR row mixes flats and villas and rests on few prices, so treat it as rough.

Where are Chennai's luxury localities?

Boat Club, RA Puram and Poes Garden

Boat Club is a set of avenues in Raja Annamalaipuram, beside the Adyar river. Land there rarely trades, and when it does, it's usually a whole bungalow plot sold privately, so there's no reliable public price per ground (2,400 sq ft) to quote.

Poes Garden, in Teynampet, is another small pocket. Its recent TN RERA registrations are small buildings of 5 to 10 homes each.

Nungambakkam, Alwarpet and Gopalapuram

These central neighbourhoods sit close to Anna Salai, the city's main road. Four of the five projects we list below are here or on Anna Salai itself. Brigade Icon, on Anna Salai near Thousand Lights, is the tallest of the five, with homes up to the 38th floor.

Adyar, Kotturpuram and Besant Nagar

South of the river, private projects on the TN RERA register are mostly small, about 9 to 27 homes each. Our Adyar range sits a step below Boat Club.

Anna Nagar

Anna Nagar is a planned area in north-west Chennai with its own metro station, Anna Nagar Tower. Our estimate there rose from ₹10,400 per sq ft in 2020 to ₹15,000 in 2025. Residents report traffic on 2nd Avenue and 13th Main Road, and patchy summer water in Anna Nagar West.

ECR

Neelankarai and Injambakkam, at the city end of East Coast Road, are the sea-side choice. Many listings there are independent villas rather than flats, which is why our row is rough.

Which luxury projects in Chennai are registered with TN RERA?

Here are five recent central projects from the TN RERA register, the state regulator's public list, in alphabetical order. They show what the top end looks like on paper: few homes, deep basements and long build times. This isn't a ranking or a recommendation.

Project and promoterLocationTN RERA numberHomes and heightRERA completion date

Upper House, Ceebros HotelsSathyanarayana Avenue, Boat ClubTN/29/Building/0501/20249 homes, basement and 4 floors31 December 2027

Developer sites add a little. Brigade lists 3, 4 and 5 bedroom homes at Brigade Icon from ₹8.5 crore, before government charges and taxes. Navins lists Aum Griha's 18 homes as 3BHKs of 2,330 and 2,485 sq ft, two to a floor. It doesn't say whether that's carpet or super built-up area.

Read the completion dates closely. Three of the five aren't due before 2030, so a buyer today could wait four to seven years. Upper House was first registered in 2023 and registered again in 2024 after a revised planning permission, so check which record is current.

Upper House and The Edge also note premium FSI with a TOD benefit. FSI is the floor area a builder may put on a plot. Premium FSI is extra area bought for a fee, and TOD, or transit oriented development, allows more near metro lines.

What are luxury buyers in Chennai paying for?

Mostly land. Our plot research found land in Besant Nagar asking about ₹23,250 to ₹28,300 per sq ft. Our 100 gaj (83.6 sq m) plot guide puts Urapakkam at ₹3,800 to ₹6,750. That land cost carries into every sq ft of the flat above it.

Then privacy. The five projects above hold 9 to 200 homes, and four of them hold 30 or fewer. Aum Griha has two homes a floor, while Block 1 of Casagrand Mercury has 392 homes over about 35 floors on its RERA record.

Then services. The RERA records describe double basements, stacked parking and pools on terraces or at ground level. Those cost money to build and to run, so expect higher upkeep.

What luxury rarely buys is rent. Our gross rental yield for Anna Nagar is 3%, and 3.3% for the city as a whole. At 3%, a ₹5 crore flat would earn about ₹15 lakh a year, or ₹1.25 lakh a month, before tax and upkeep.

How is Chennai's luxury market moving in 2026?

The bigger tickets are gaining share. Knight Frank India counted 13,871 home sales in Chennai from January to September 2026, up 2%. Sales of ₹2 crore to ₹5 crore homes rose 54% to 1,709 units, and ₹1 crore to ₹2 crore homes rose 17% to 3,808.

The very top stays small. The 58 homes of ₹10 crore or more sold in FY26 add up to ₹727 crore, according to the CRE Matrix report. That's a thin market to sell into, so a resale at that level can take time.

Our Anna Nagar series climbed too, after a dip. It fell from ₹10,400 to ₹9,950 per sq ft in 2021, then rose every year to ₹15,000 in 2025.

What does it cost to register a luxury flat in Chennai?

Since 1 December 2023, a builder's first sale of a flat goes through one sale deed. It's charged on the composite value, the land share and the flat together. The combined stamp and transfer duty is 4% up to ₹50 lakh and 5% from ₹50 lakh to ₹3 crore, DT Next reported. Above ₹3 crore, the full 7% applies.

The registration fee is 2% on a sale, as the Registration Department's duty and fees table showed on 27 October 2026. So a flat above ₹3 crore pays 9% in all, new or resale.

The composite value is a per sq ft figure the department fixes for each street, on super built-up area. Duty is charged on it if it's higher than your price. We don't print it, because the department's site doesn't allow reuse without permission. Look it up on TNREGINET, the department's portal, before you agree a price.

A home still under construction also carries 5% GST, while a completed flat sold after its completion certificate carries none. On a new ₹6 crore flat bought under construction, that's ₹42 lakh in duty, ₹12 lakh in fees and ₹30 lakh in GST, ₹84 lakh in all. Our guide to under construction vs ready to move weighs that trade-off.

What should you check before you buy a luxury flat in Chennai?

  1. Read the TN RERA page. Note the completion date, any extensions and the quarterly progress reports. Our RERA checklist shows what to look for.
  2. Price the carpet area. Ask for the carpet area on the RERA record and divide the price by it. If a 2,400 sq ft home has 1,800 sq ft of carpet, ₹30,000 per sq ft on super built-up is ₹40,000 per sq ft of carpet.
  3. Match the approvals. The RERA record lists CMDA's planning permission and the Greater Chennai Corporation's building permission. Check that the plans you're shown match them. The state's high-rise rules also changed in October 2026, as our building rules report explains.
  4. Know whose share you're buying. Some central projects are joint developments, where the landowner keeps some flats. TN RERA sometimes registers the owner's share and the builder's share separately, so check who signs your deed.
  5. Plan the exit and the upkeep. Resale buyers at ₹10 crore and above are few, and upkeep on pools and basements can be high. Ask for the maintenance estimate and corpus fund in writing.

To run your numbers, use our stamp duty calculator and compare areas on Chennai property rates. If a big family flat fits better than a trophy home, see our 3BHK price guide for Chennai. Buyers abroad can read our NRI buying guide.

Questions

Frequently Asked Questions

What is the price of a luxury apartment in Chennai? +

At our 2026 figures, luxury flats in Chennai ask about ₹15,000 to ₹25,000 per sq ft of super built-up area, and ₹25,000 to ₹40,000 at the top end in Boat Club and Poes Garden. A 2,500 sq ft home at those rates costs about ₹3.75 crore to ₹10 crore, before 9% duty and fees.

Which are the luxury localities in Chennai? +

The central belt of Boat Club and RA Puram, Poes Garden, Nungambakkam, Alwarpet and Gopalapuram has the highest rates in our research. Adyar and Anna Nagar sit a step lower, at about ₹14,500 to ₹19,850 and about ₹15,000 per sq ft. Neelankarai and Injambakkam on ECR are the sea-side choice, mostly villas.

Is ₹1 crore a luxury flat in Chennai? +

Not any more. Homes above ₹1 crore made up 42% of Chennai's sales from January to September 2026, Knight Frank India reported. A large suburban flat can cost ₹1 crore to ₹4 crore at under ₹8,000 per sq ft. In our reading, luxury depends on the rate, about ₹15,000 per sq ft and up, more than the ticket.

How much stamp duty is paid on a luxury flat in Chennai? +

A flat above ₹3 crore pays the full 7% stamp duty plus a 2% registration fee, whether you buy it new or resale. The duty is charged on the street's composite value if that's higher than your price. A flat bought under construction also carries 5% GST, which a completed one sold after its completion certificate doesn't.

How do I check a luxury project in Chennai before booking? +

Find it on the TN RERA register and read the completion date, extensions, approvals and carpet area. Match CMDA's planning permission and the corporation's building permission with the plans you're shown. In a joint development, check whether you're buying the landowner's share or the builder's, and who signs your sale deed.
