CMDA Expansion: What It Means for Property Prices in Arakkonam
DT Next reported that Arakkonam taluk is being brought into the Chennai Metropolitan Area as CMDA's limits grow. If it goes through, land and plot deals there would fall under metropolitan planning rules, though price effects are still unproven.

Illustrative What happened?
DT Next reported that the Tamil Nadu government has started steps to enlarge the area under the Chennai Metropolitan Development Authority (CMDA) from 1,189 sq km to 5,904 sq km. Arakkonam taluk in Ranipet district is one of the additions.
According to the same report, which cites Daily Thanthi, the state cleared the wider boundary in 2024. Parts of Chengalpattu, Kancheepuram and Tiruvallur districts are also included. Work on the third Master Plan, meant to steer growth for 20 years, began in 2022, and the paper says over 40,000 people sent in feedback. Draft reports on 26 subjects are being put together.
DT Next says the third plan was first meant only for the older, smaller area. CMDA has now decided to cover the added areas too, officials have been told to coordinate, and more money is to be set aside. Arakkonam will therefore come under the planned development framework of the metropolitan region.
Which sectors are affected?
- Arakkonam taluk, Ranipet district
- Chennai Metropolitan Area
- Plot and land layouts
- Chengalpattu, Kancheepuram and Tiruvallur districts
Potential impact
Being inside a metropolitan planning area usually means layouts and building plans need CMDA clearance, with land use set by a master plan. For Arakkonam, that could give buyers a clearer idea of what can be built where, and could reduce the share of unapproved plots in circulation. Chennai city's average of Rs 9,200 per sq ft is not a guide for Arakkonam; the town is a different market and our data holds no local price trend for it.
Investor interest may rise as the boundary change becomes known, and some sellers may raise asking prices early. That is speculation, not a result. The source describes a planning step, and the master plan is still being drafted, so zoning, road proposals and timelines can change. Anyone buying should check approval status plot by plot instead of paying for the headline.
