Samsara Arya

Samsara Arya is a group of 24 independent floors, 3 and 4 BHK homes in six stilt-plus-four-storey buildings, built by Adani Realty with Brahma Group in the Samsara colony in Sector 60, off Golf Course Extension Road, Gurugram, Haryana. It is registered with HRERA Gurugram as RC/REP/HARERA/GGM/647/379/2022/122, dated 20 December 2022, a registration it shares with Samsara Vilasa 2.0. Occupation certificates for all six Arya plots are dated 6 October 2025, and Adani lists the project as sold out.

The paperwork doesn't quite agree. Adani's project page still describes Samsara Arya as under construction, with possession in December 2026, which is the completion date HRERA holds for the combined registration. The occupation certificates, uploaded to the HRERA portal on 5 February 2026, are the more recent record.

The six buildings stand on plots M-24, M-25, M-26, M-35, M-50 and M-81 in Sector 60, the numbers used in both Adani's brochure and the occupation certificates. They sit inside a plotted residential colony licensed under DTCP licence 64 of 2010, dated 21 August 2010, which covers 141.66875 acres across Sectors 60, 61, 62, 63 and 65 of the Gurugram Manesar Urban Complex.

Adani markets the wider Samsara neighbourhood as a 75-acre township and runs its sales gallery from Sector 63 on Golf Course Extension Road. Sector labels drift between documents: Adani and the occupation certificates say Sector 60, while HRERA's 2022 hearing notes describe the joint Vilasa and Arya application as situated in Sector 63. The address on the registration itself is Adani's corporate office at Plot 83, Sector 32, not the site.

The brochure lists nearby schools, among them Heritage Experiential Learning School, Lotus Valley School and DPS International, and hospitals including W Pratiksha, Artemis and Medanta. It gives drive times rather than distances, so none are repeated here. The colony's site plan also marks plots for a nursing home, a primary school and a religious building.

Each building has stilt parking and four floors with one home per floor, and Adani says the top-floor home comes with the right to use a private terrace. Six buildings at four homes apiece makes 24. HRERA's registration form lists the same six carpet-area types, each with four apartments in a single tower.

RERA carpet areas run from 1,109.33 sq ft for the 3 BHK on plot M-50, a 191.48 sq m plot, to 2,104.26 sq ft for the 4 BHK with utility and powder rooms on the 395.78 sq m plot M-25. In between sit a 3 BHK with a guard room (1,309.12 sq ft), a plain 4 BHK (1,587.25 sq ft) and a 4 BHK with puja and powder rooms (1,734.82 sq ft). Balconies are counted separately, from 310.43 sq ft to 651.11 sq ft.

The brochure's specification sheet lists imported marble in the living and dining rooms, VRV/VRF air-conditioning, a modular kitchen with hob and chimney, electric-vehicle charging sockets and DG back-up of 7 KVA for 3 BHK and 9 to 11 KVA for 4 BHK homes. On-site amenities are modest: a badminton court, a jogging track, an outdoor gym and a play area for children. Adani also ties the project to the Belvedere Club, which it calls an affiliated clubhouse and, on its Samsara Vilasa page, puts at more than 1,00,000 sq ft.

Yes. Adani Brahma Synergy applied to HRERA Gurugram on 18 January 2022, and after a run of hearings over missing documents the authority approved registration on 20 December 2022. The certificate was uploaded on 2 January 2023 under project ID RERA-GRG-985-2021, with a completion date of 31 December 2026.

The registration is wider than Arya. Filed as Samsara Vilasa & Samsara Arya, it covers 21 plots bought from Brahma City Pvt Ltd, 84 units and 1.8256 acres; the other 15 plots are what Adani now sells as Samsara Vilasa 2.0, with possession listed for 31 October 2026. The filing put the combined project cost at Rs 19,590.54 lakh, about Rs 195.9 crore, of which land was Rs 3,581.61 lakh.

The six Arya occupation certificates were each issued on 6 October 2025 by architect Vaibhav Vashisht under the DTCP self-certification policy. Each one limits its building to four dwelling units.

The promoter is Adani Brahma Synergy Private Limited, CIN U45200DL2017PTC317052, registered in New Delhi, with its corporate office at Adani House in Sector 32, Gurugram. The brochure describes the partner, Brahma, as an asset management company headquartered in New York.

The colony licence belongs to a different company. HRERA recorded in October 2022 that the licence for the entire colony is in the name of Brahma City Pvt Ltd, and the promoter's counsel told the authority that Adani Brahma Synergy is a third-party holder whose plots were bought through conveyance deeds.

Samsara has been built in stages. HRERA's list shows Samsara Part I registered in September 2017, and later phases, Samsara Avasa, Samsara Ivana and Samsara Ivana 2.0, carrying completion dates from December 2026 to September 2030.

Adani hasn't published a price list for Samsara Arya, and its project page marks the floors as sold out. We found no price for the project in the HRERA filings or in reputable news, so no figure is given here. Maintenance charges and Belvedere Club fees aren't published either.

The only money figures on record are costs. The 2022 filing estimated construction of the apartments across the combined registration at Rs 9,878.7 lakh. That is the developer's budget, not a selling price.

Ask for the occupation certificate for the specific plot, and confirm the floor sits on M-24, M-25, M-26, M-35, M-50 or M-81. The certificates name the colony as Samsara Vilasa, because Arya was registered with it. Each also notes that the fourth floor was approved as an independent unit, so check how the floor and any terrace right are conveyed.

Check the colony's own completion status. In March 2022 HRERA recorded that no completion or part-completion certificate had yet been granted for the plotted colony, for which Brahma City is responsible. In May 2022 it also flagged a Rs 250 crore term loan secured against project land and receivables; a seller should be able to show that no lender's charge sits on the unit.

HRERA's 2022 hearings also asked the promoter to explain how a Supreme Court status-quo order in SLP No. 6013 of 2022, which concerned allotted plots in the licensed colony, applied here. Registration followed in December, but a buyer's lawyer should confirm the plot isn't touched by that dispute. Finally, carpet areas for the two largest homes differ slightly between the 2022 filing and the brochure.
