Eldeco 7 Peaks Residences

Eldeco 7 Peaks Residences is a seven-tower apartment project by the Eldeco Group on Plots GH-01 and GH-01A in Sector Omicron 1A, Greater Noida, Uttar Pradesh, developed through its project company Eldeco Homes Developers Ltd. It's registered with UP RERA as UPRERAPRJ106523/01/2026, was launched on 28 January 2026, and RERA shows completion due on 14 November 2030.

Eldeco markets the homes as 3 and 4 bedroom residences. UP RERA's unit table lists 820 apartments, most of them 3 BHK, plus 16 shops. The project is also searched for as 'Eldeco Seven Peaks' and 'Eldeco Omicron 1A'.

Omicron 1A is a sector planned by the Greater Noida Industrial Development Authority (GNIDA). The site plan in Eldeco's brochure marks a 130-metre-wide main road, a 100-metre-wide green belt and 18-metre and 12-metre roads around the plot. Eldeco says low-rise plotted housing on one side keeps the outlook open.

Eldeco's project page lists Fortis Hospital 4 km away, Delta 1 metro station 6 km, the Yamuna Expressway and the Noida-Greater Noida Expressway 7 km each, Pari Chowk metro station 7.7 km and the Buddh International Circuit 17.5 km. Its brochure adds Scholars Home International School at 2.3 km, Bennett University at 6 km, GIMS Hospital at 7 km, the Kasna industrial area at 8.5 km and Noida International Airport at 40 km.

The land measures 30,470.52 sq m, about 7.5 acres, held on a 90-year lease from GNIDA. Its seven towers carry mountain names: Asgard, Blanc, Crestone, Denali, Everest, Kili West and Kili East. The provisional fire NOC lists 31 floors for most towers and 32 for the two Kili towers, at heights of 103.10 to 106.90 metres, each over two basements, plus a four-storey club block.

Eldeco says each tower has four flats a floor, three passenger lifts and a service lift, and that every apartment is open on three sides. UP RERA's unit table counts 686 three-bedroom flats of 92.01 to 123.72 sq m carpet (about 990 to 1,332 sq ft), 81 four-bedroom flats of 144.27 sq m (about 1,553 sq ft), 28 penthouses with private terraces and 25 two-bedroom units of 73.49 to 85.36 sq m. Kili West has 16 shops at ground level.

The brochure credits the design to Aedas of Hong Kong with DFI, and the landscaping to Coopers Hill. Listed specifications include VRV air-conditioning in all rooms, imported stone flooring in living areas, laminated wooden flooring in bedrooms and a digital lock on the main door.

The brochure promises four swimming pools: a lap pool, a tropical pool, an all-weather heated pool and a kids' pool with a sand beach. The clubhouse list includes a spa and salon, two badminton courts, two pickleball courts, a multipurpose sports court, gym, banquet hall, mini theatre, crèche, library, restaurant, music room, and dance and aerobics studios.

Outdoors, the project page lists a courtyard garden, orchard garden, rain garden, reflexology path, skating circuit, cycling and jogging tracks, a pavilion stage and lawn, a senior citizens' garden, an outdoor gym, a bonfire pit and a yoga zone. Eldeco says car movement is kept off the surface, with 28 cut-outs bringing daylight into the basement. It doesn't state the clubhouse's size.

Yes. UP RERA registered the project on 28 January 2026 as UPRERAPRJ106523/01/2026, with a start date of 1 January 2026, a 59-month period and a declared completion date of 14 November 2030. The declared project cost is Rs 1,418.82 crore.

The filings on the RERA page trace the approvals. GNIDA issued the allotment letter on 23 September 2024 and allowed the lease deed on 6 March 2025; the lease was registered on 2 April 2025. GNIDA sanctioned the building plans on 15 November 2025, valid for five years to 14 November 2030, and the state fire service issued a provisional NOC on 16 October 2025.

In October 2026 the RERA page showed no complaints against the project or its promoter. We didn't find construction progress published by Eldeco.

The land came through GNIDA's builder-plot scheme BRS-1/2024-25. A consortium of Eldeco Infrastructure and Properties Ltd (EIPL) and Subhagyam Constructions Ltd won the bid and named Eldeco Homes Developers Ltd as the project company, which signed the lease. A chartered accountant's certificate filed with RERA puts the land cost at Rs 280.51 crore, plus Rs 19.36 crore in stamp duty and charges.

Business Standard has described the group's structure: the listed Eldeco Housing & Industries operates in Lucknow, while the privately held EIPL runs projects elsewhere. For this project, a 12 December 2025 letter from Vistra ITCL, debenture trustee for HDFC Capital funds, says a Rs 360 crore credit facility was taken against 7 Peaks, Rs 342 crore of it already used, secured on the land and receivables.

Eldeco's brochure repeats that mortgage. Its project web page now says the project is 'funded by and mortgaged with Tata Capital Housing Finance Limited'.

Eldeco hasn't published prices on its website, and we found no price in reputable news; broker figures are left out. Buyer payments go to an HDFC Bank collection account named on the project page and the brochure.

Ask which lender holds the mortgage today, HDFC Capital's trustee or Tata Capital Housing Finance, and get its no-objection letter for your unit. Check the tower: the Kili towers are a floor taller and Kili West has shops at its base. Penthouse carpet areas on RERA leave out the terraces, so ask for both figures.

The CA certificate also describes six residential towers, a club block and a commercial block on 29,833.105 sq m, while the brochure says seven towers on 30,470.52 sq m. Ask Eldeco to explain the difference before signing.
