Sector 10 Metro Station Land Delay: What It Means for Property Prices in Gurgaon

The Sector 10 metro station is waiting on forest land, and the hold-up is now with GMDA, not the forest department. The corridor is moving, but the station's timeline is still open.

What happened?

Hindustan Times reported that Gurugram Metro Rail Limited (GMRL) has written to the Gurugram Metropolitan Development Authority (GMDA), asking it to speed up the handover of 0.92 hectares of forest land. The land is needed for the Sector 10 station on the stretch between Hero Honda Chowk and Sector 9. According to the paper, the forest department has agreed in principle, but wants twice the area set aside elsewhere for compensatory afforestation.

The newspaper said GMDA has not yet found that replacement land. A GMDA official told it the authority owns no suitable plot and has asked the deputy commissioner to find about two hectares. GMRL's letter, dated October 10, said the diversion proposal was filed on the PARIVESH portal in August 2026 and that approval is stuck until the land is named.

HT also reported that work along the carriageway has begun and that the station itself is expected to start soon. Separately, GMDA has asked for timelines on shifting power feeders and an existing substation, and the state has said it can use the Land Acquisition Act, 2013, if private owners refuse to sell. The first phase is described as a 15.2km line from Millennium City Centre to Sector 9, with a spur towards Sector 101.

Which sectors are affected?

  • Sector 10, Gurgaon
  • Sector 9, Gurgaon
  • Hero Honda Chowk
  • Gurugram Metro first phase (Millennium City Centre to Sector 9)
  • Sector 101 spur on Dwarka Expressway

Distance from the projects

Distances as sourced on our research pages.

Project To Distance
DLF Downtown Rapid Metro station 0.5 km
Three Sixty North Nearest metro station (not named by Oberoi Realty) 1 km
DLF Cyber City DLF Skywalks (intermodal connectivity) 1 km
DLF The Dahlias Sector 42-43 Rapid Metro 1.2 km
Signature Global Titanium SPR Proposed SPR metro 1.5 km
Godrej Vrikshya Proposed corridor metro 2 km

Potential impact

For now this is a clearance step, not an opening date. The station still needs the replacement land to be identified, the forest approval to follow, and the power infrastructure to be shifted. Any gain in demand around Sector 10 and nearby sectors will depend on how smoothly those steps close, and a slip would push the benefit further out.

If the station is built, homes within easy reach of it could see steadier demand from commuters, and some buyers may accept a premium for that. Prices already reflect a city average of 16,500 per sq ft and a rental yield of 3.2%, so much of the metro story may be priced in already. Treat this as a reason to track progress, not a promise of appreciation.
