Mohali-Sirhind Expressway: What It Means for Property Prices in Mohali

The Times of India reported that a new access-controlled corridor from Mohali towards Bathinda is taking shape, with its first stretch nearly 80% complete. If it opens on schedule, it could shift demand towards Mohali's edge and the villages along the route, though the full corridor is still only a plan.

What happened?

The Times of India reported that NHAI is building a greenfield highway under Bharatmala, meant to be an alternative to the crowded Chandigarh-Zirakpur-Patiala route. The full corridor is described as 135km long. It would cut the Chandigarh-Mohali-Bathinda road distance from 231km to about 135km, and travel time from four to five hours down to two to three hours.

According to the report, the first phase is a 27.37km Mohali-Sirhind stretch, which is nearly 80% complete. Authorities are targeting an opening by the end of 2026. The road starts near Sectors 109 and 110 in Mohali and passes through 28 villages, including Bhago Majra, Raipur Kalan and Maujpur, before heading to Sirhind.

The paper put the project cost at Rs 5,200 crore. It cited NHAI sources saying NH-7 carries over 40,000 passenger car units a day against a capacity of around 25,000, and that widening it further is hard because of urbanisation. Officials quoted in the report said the corridor would link with several other highways, including the proposed Ambala-Kurali greenfield corridor. Stretches beyond Sirhind towards Malerkotla and Sehna are described as an extension, not as work already done.

Which sectors are affected?

  • Mohali
  • Sectors 109 and 110, Mohali
  • Mohali-Sirhind corridor villages
  • Sirhind
  • Malerkotla
  • Sehna near Barnala
  • Bathinda
  • Chandigarh-Zirakpur-Patiala highway (NH-7)

Potential impact

Better road access tends to draw buyer interest to areas that were hard to reach. Land and housing near the Mohali end, and near the interchanges that eventually get built, could see more enquiries once the first stretch opens. Mohali's average price in our data is Rs 6,900 per sq ft, and that is the baseline against which any corridor premium would show up. The report does not say where the exits will be, so it is too early to say which villages gain most.

Price effects are not guaranteed. Only the first 27.37km is close to done, and the rest of the corridor towards Bathinda has not been reported as finished or dated. Opening targets for Indian highway projects often slip. Some of the gain may also already be reflected in asking prices near the route. Agricultural land along a new alignment can see speculative pricing, so buyers should check land-use status and approvals before paying a premium.
