Saswad Substation Plan: What It Means for Property Prices in Purandar
Hindustan Times reports that Mahatransco has planned a ₹740-crore power transmission project near Saswad to serve the proposed Purandar airport. It is a supporting step for the airport area, not proof that the airport or nearby housing will arrive on schedule.

Illustrative What happened?
Hindustan Times reported that the Maharashtra State Electricity Transmission Company Limited, known as Mahatransco, has planned a ₹740-crore transmission project in the Saswad-Kodit area. The aim is to meet the power demand expected from the proposed Purandar airport.
According to the newspaper, the centrepiece is a 400/220 kV substation at Saswad with 1,000 MVA of transformation capacity, built from two transformers of 500 MVA each. The project also includes a 125 MVAr bus reactor and other equipment, with room left for adding capacity later. The completion target is January 2028.
Hindustan Times said the company wants the grid in place ahead of the airport and the development around it, including a proposed IT park and new industrial units. It added that Mahatransco will use tariff-based competitive bidding, and that Saswad Transmission Limited, the special-purpose company set up for the project, was later transferred to Mahatransco. A company spokesperson told the paper the plan reflects the region's expected industrial and urban growth.

Potential impact
Reliable power is a basic requirement for an airport, offices, factories, hospitals and large housing projects. A planned substation with room to expand suggests the utility expects sizeable demand in the Purandar belt. That can make the wider airport story look more credible to buyers and developers, and it may support land and housing interest around Purandar over time.
The effect on prices is likely to be modest and slow. A substation is an enabling project, not a demand driver by itself. The project is still at the planning and bidding stage, the airport and IT park are described as proposed, and a January 2028 target can slip. For comparison, Pune's average price in our data is ₹10,500 per sq ft, and nothing here shows how Purandar land will price against that. Buyers should treat this as one supportive signal and not as a guarantee of appreciation.
